Apartament sau cas\u0103?<\/h2>\n<p>Cele dou\u0103 mari categorii de propriet\u0103\u021bi \u00eentre care ai de ales sunt apartamentul \u0219i casa la curte (sau vil\u0103); exist\u0103, desigur, \u0219i variante intermediare, cum ar fi apartamentele \u00een vile sau casele vechi, de mici dimensiuni, a c\u0103ror suprafa\u021b\u0103 este similar\u0103 cu a unui apartament la bloc, iar terenul disponibil este foarte mic. \u00cen general, alegerea \u00eentre aceste dou\u0103 variante este mult influen\u021bat\u0103 de factorul buget, \u00eentruc\u00e2t, din pricina costului terenului, casele sunt mai scumpe dec\u00e2t apartamentele cu o localizare (relativ) comparabil\u0103. Suprafa\u021ba \u0219i num\u0103rul de camere<\/h2>\n<p>\u0218i acest aspect este \u00een primul r\u00e2nd influen\u021bat de factorul buget \u0219i abia apoi de nevoile \u0219i dorin\u021bele tale (\u0219i ale familiei). Asta cu at\u00e2t mai mult cu c\u00e2t, \u00een cazul blocurilor vechi, acest tip de unit\u0103\u021bi locative sunt semnificativ mai ieftine dec\u00e2t garsonierele (raportat la suprafa\u021ba util\u0103). Potrivit Indicelui Imobiliare.ro, pre\u021bul mediu pe metru p\u0103trat util solicitat pentru o locuin\u021b\u0103 monocameral\u0103 din Bucure\u0219ti este cu peste 20% mai mare dec\u00e2t cel al unui apartament cu patru camere, cu 10% dec\u00e2t al unuia cu trei camere \u0219i, respectiv, cu 6,5% dec\u00e2t al unuia cu dou\u0103 camere. \u00cen cazul apartamentelor nou-construite, aceast\u0103 discrepan\u021b\u0103 nu se aplic\u0103, pre\u021burile pe metru p\u0103trat util cresc\u00e2nd odat\u0103 cu num\u0103rul de camere (\u0219i, implicit, odat\u0103 cu suprafa\u021ba disponibil\u0103).<\/p>\n<h2>3. Nou sau vechi?<\/h2>\n<p>Alegerea \u00eentre un apartament nou sau unul vechi (\u0219i, \u00een mai mic\u0103 m\u0103sur\u0103, o cas\u0103 nou\u0103 \u0219i una veche) este caracteristic\u0103 \u00een mod preponderent marilor ora\u0219e ale \u021b\u0103rii, devenind posibil\u0103 \u00een ultimii ani datorit\u0103 noilor dezvolt\u0103ri reziden\u021biale. Potrivit Indicelui Imobiliare.ro, \u00een aceste centre regionale pre\u021burile locuin\u021belor din blocurile vechi sunt, \u00eenc\u0103, destul de apropiate de cele ale unit\u0103\u021bilor locative noi.<br \/>\nO diferen\u021b\u0103 notabil\u0103 \u00eentre cele dou\u0103 segmente de pia\u021b\u0103 este dat\u0103, \u00eens\u0103, adesea, de factorul localizare. Asta pentru c\u0103 multe ansambluri noi s-au dezvoltat mai ales spre marginile ora\u0219elor (cum este cazul Bucure\u0219tiului \u0219i al Clujului), unde erau disponibile (mai multe) terenuri pretabile pentru construc\u021bii, la pre\u021buri mai bune. Cu toate acestea, \u00een ultimii ani au \u00eenceput s\u0103 apar\u0103 mai multe proiecte noi ce beneficiaz\u0103 de un amplasament mai favorabil, \u00een cadrul \u201ecartierelor\u201d tradi\u021bionale.<\/p>\n<h2>4. Renovat sau nerenovat?<\/h2>\n<p>Dac\u0103 \u00eenclini spre blocurile vechi, aceasta este o alt\u0103 decizie pe care o vei avea de luat. Ambele variante au, desigur, avantajele lor. O locuin\u021b\u0103 aflat\u0103 \u00een bun\u0103 stare de func\u021bionare te va scuti de mult efort \u0219i timp pierdut odat\u0103 ce vei deveni proprietar. Nu uita \u00eens\u0103 de timpul \u0219i efortul pe care le presupune aceast\u0103 din urm\u0103 variant\u0103!<\/p>\n<h2>5.
