{"id":51231,"date":"2018-03-14T09:40:57","date_gmt":"2018-03-14T07:40:57","guid":{"rendered":"https:\/\/staging.www.imobiliare.ro\/imoexpert\/?post_type=guides&#038;p=51231"},"modified":"2025-07-27T19:16:36","modified_gmt":"2025-07-27T16:16:36","slug":"creditele-ipotecare-standard","status":"publish","type":"guides","link":"https:\/\/www.imobiliare.ro\/imoexpert\/creditele-ipotecare-standard\/","title":{"rendered":"Creditele ipotecare standard"},"content":{"rendered":"<h2>\u00cemprumuturile standard reprezint\u0103 azi o alternativ\u0103 c\u00e2t se poate de viabil\u0103, mai ales \u00een contextul reducerii graduale a fondurilor alocate pentru Noua Cas\u0103.<\/h2>\n<p>De la lansarea programului Noua Cas\u0103, \u00een vara anului 2009, acesta a concurat serios ofertele standard ale b\u0103ncilor, datorit\u0103 costurilor sale mai reduse. \u00cen ultimii ani \u00eens\u0103, b\u0103ncile au lansat pe pia\u021b\u0103 produse mai accesibile, la costuri comparabile cu cele ale programului guvernamental.<\/p>\n<p>Ofertele de ipotecare standard variaz\u0103, \u00een mod evident, de la banc\u0103 la banc\u0103, \u00eens\u0103 iat\u0103 c\u00e2teva aspecte de care trebuie s\u0103 \u021bii cont:<\/p>\n<h2>1. Avansul:<\/h2>\n<p>\u00cen momentul de fa\u021b\u0103, cea mai important\u0103 diferen\u021b\u0103 \u00eentre un credit standard \u0219i unul de tip Noua Cas\u0103 o constituie avansul: astfel, dac\u0103 \u00een cazul unui \u00eemprumut ce beneficiaz\u0103 de garan\u021bia statutului cel mai mic avans acceptat a r\u0103mas la 5%, pentru celelalte oferte din pia\u021b\u0103 cerin\u021bele pornesc de la un minimum de 15%. Pentru o locuin\u021b\u0103 de 60.000 de euro, aceast\u0103 diferen\u021b\u0103 echivaleaz\u0103 cu un plus de (cel pu\u021bin) 6.000 de euro pe care ar trebui s\u0103-l sco\u021bi din buzunar. De\u0219i poate p\u0103rea destul de restrictiv\u0103, aceast\u0103 condi\u021bie impus\u0103 de c\u0103tre b\u0103nci are, de fapt, un avantaj pe termen lung: cu c\u00e2t \u00eemprumu\u021bi mai pu\u021bin, cu at\u00e2t vei avea mai pu\u021bin de rambursat, iar asta \u00eenseamn\u0103 c\u0103 vei pl\u0103ti mai pu\u021bine dob\u00e2nzi \u0219i c\u0103 vei putea lichida creditul mai repede.<\/p>\n<h2>2. Dob\u00e2nda:<\/h2>\n<p>\u00cencercarea b\u0103ncilor de a oferi alternative competitive la creditele de tip Noua Cas\u0103 face ca, \u00een momentul de fa\u021b\u0103, dob\u00e2nzile pentru \u00eemprumuturile standard s\u0103 fie comparabile cu cele practicate \u00een cazul creditelor co-garantate de c\u0103tre stat; astfel, cele mai bune oferte din pia\u021b\u0103 variaz\u0103 \u00een jurul unei DAE (Dob\u00e2nd\u0103 Anual\u0103 Efectiv\u0103) de 5%.<\/p>\n<p>De cele mai multe ori, dob\u00e2nda practicat\u0103 pe acest segment de pia\u021b\u0103 este variabil\u0103 \u00een func\u021bie de ROBOR (\u00een cazul creditelor \u00een lei) \u0219i, respectiv, EURIBOR (\u00een cazul celor \u00een euro); la ace\u0219ti indici se adaug\u0103 o marj\u0103 fix\u0103 de dob\u00e2nd\u0103 \u2013 aceasta variaz\u0103 de la banc\u0103 la banc\u0103 \u0219i de la produs la produs, dar porne\u0219te, \u00een general, de la circa dou\u0103 sau trei puncte procentuale pentru creditele standard \u00een lei, respectiv euro, accesate pe o perioad\u0103 de 30 de ani.<\/p>\n<p>Cei doi indicatori, ale c\u0103ror valori se schimb\u0103 zilnic, reprezint\u0103 nivelul mediu al dob\u00e2nzilor practicate pe pia\u021ba interbancar\u0103 la un anumit moment pentru moneda respectiv\u0103 (lei sau euro). De cele mai multe ori, b\u0103ncile iau ca reper pentru calcularea dob\u00e2nzii valorile ROBOR \u0219i EURIBOR la trei luni (mai rar la o lun\u0103 sau \u0219ase luni). De men\u021bionat este c\u0103, \u00een contextul \u00een care EURIBOR se situeaz\u0103, de ceva timp, la o valoare negativ\u0103 (ceea ce reprezint\u0103 un avantaj important pentru cei care au credite \u00een aceast\u0103 valut\u0103), nivelul ROBOR s-a majorat considerabil \u00een ultimul an, ajung\u00e2nd de la circa 0,7% \u00een toamna lui 2016, la aproximativ 2% \u00een prezent.<\/p>\n<p>Dat fiind impactul asupra ratei lunare pe care un debitor o va avea de pl\u0103tit, evolu\u021bia acestor doi indici ar trebui urm\u0103rit\u0103 periodic. Caracterul variabil al dob\u00e2nzii reprezint\u0103 un motiv \u00een plus pentru care ar trebui s\u0103 fii deosebit de atent la c\u00e2t decizi s\u0103 \u00eemprumu\u021bi de la banc\u0103, \u00eentruc\u00e2t este probabil ca ambii indicatori men\u021biona\u021bi, dup\u0103 ce au atins \u00een trecut valori minime istorice, s\u0103 consemneze cre\u0219teri.<\/p>\n<h2>3. Gradul de \u00eendatorare:<\/h2>\n<p>Gradul de \u00eendatorare se refer\u0103 la ponderea reprezentat\u0103 de rata lunar\u0103 \u00een venitul total al celui (sau celor) care contracteaz\u0103 un credit. Dac\u0103 \u00een trecut acest indicator putea dep\u0103\u0219i pragul de 60%, la 1 ianuarie 2019 au intrat \u00een vigoare noile reglement\u0103ri ale B\u0103ncii Na\u021bionale a Rom\u00e2niei (BNR), care stipuleaz\u0103 c\u0103 gradul maxim de \u00eendatorare pentru \u00eemprumuturile \u00een lei este de 40% din venitul net. Pe de alt\u0103 parte, plafonul aplicat pentru creditele \u00een valut\u0103 ajunge la doar 20%. Potrivit BNR, acest regulament se aplic\u0103 at\u00e2t institu\u0163iilor bancare, c\u00e2t \u015fi IFN.<\/p>\n<h2>4. Perioada de rambursare:<\/h2>\n<p>Perioada de rambursare a creditului este invers propor\u021bional\u0103 cu suma pe care o vei avea de achitat lunar c\u0103tre banc\u0103. De aceea, dorin\u021ba (de cele mai multe ori justificat\u0103) de a beneficia de o rat\u0103 c\u00e2t mai mic\u0103 \u00eei face pe cei mai mul\u021bi s\u0103 opteze pentru perioada maxim\u0103 de rambursare a unui credit, respectiv 30 sau 35 de ani. \u00cemprumuturile contractate pe o perioad\u0103 mai scurt\u0103 sunt \u00eens\u0103 mai avantajoase, totalul dob\u00e2nzii fiind considerabil mai mic.
