Cu ca\u0302t randamentul este mai mare, iar durata recuper\u0103rii investi\u021biei mai mic\u0103, cu ata\u0302t mai bine, i\u0302n mod evident \u2013 estim\u0103rile exagerat de pozitive ar trebui s\u0103 ridice i\u0302ntreb\u0103ri cu privire la riscurile implicate de respectiva investi\u021bie.<\/p>\n<p>Iat\u0103 cum po\u021bi calcula cei doi indicatori:<\/p>\n<h2>1. Perioada de amortizare<\/h2>\n<p>Multiplicatorul chiriei brute poten\u021biale este o metod\u0103 simpl\u0103 \u0219i frecvent folosit\u0103 de evaluare a rentabilit\u0103\u021bii unei propriet\u0103\u021bi, cel pu\u021bin pe pia\u021ba reziden\u021bial\u0103. Formula de la care se porne\u0219te este:<\/p>\n<p>MCB=Pre\u021b va\u0302nzare\/(Chirie brut\u0103 lunar\u0103 x12)<\/p>\n<p>Rezultatul acestui calcul va ar\u0103ta timpul necesar pentru amortizarea investi\u021biei (i\u0302n ani). Lua\u0302nd ca exemplu o proprietate achizi\u021bionat\u0103 la un pre\u021b de 90.000 de euro, ce ar putea genera o chirie lunar\u0103 de 650 de euro (adic\u0103 7.800 de euro pe an), prin formula de mai sus ob\u021binem un rezultat foarte bun, respectiv 11,53 de ani.<\/p>\n<h2>2. Randamentul<\/h2>\n<p>Cea mai facil\u0103 metod\u0103 de calcul a randamentului unei propriet\u0103\u021bi \u2013 i\u0302ns\u0103 nu neap\u0103rat \u0219i cea mai realist\u0103! \u2013 este prin raportarea chiriei brute anuale ca procent din pre\u021bul de achizi\u021bie. I\u0302n exemplul dat, rata anual\u0103 de capitalizare ar fi de 8,67%.<\/p>\n<p>O metod\u0103 mai avansat\u0103 i\u0302ns\u0103, ce ia i\u0302n calcul o serie de variabile ce pot afecta rentabilitatea unei investi\u021bii, este metoda capitaliz\u0103rii venitului net. Pentru aceasta, se porne\u0219te de la pre\u021bul de achizi\u021bie a propriet\u0103\u021bii, la care se adaug\u0103 i\u0302ns\u0103 \u0219i cheltuielile de repara\u021bie sau renovare\/amenajare. Asta i\u0302nseamn\u0103 c\u0103, i\u0302n exemplul de mai sus, ajungem la o valoare a investi\u021biei de 95.000 de euro.<\/p>\n<p>Apoi se calculeaz\u0103 venitul brut poten\u021bial, ce poate fi ob\u021binut la o utilizare maxim\u0103 a propriet\u0103\u021bii, respectiv 7.800 de euro pe an. Pentru a calcula venitul brut efectiv, aceast\u0103 valoare se ajusteaz\u0103 cu o marj\u0103 de 10% pe an, ce reprezint\u0103 riscul de neocupare \u0219i nei\u0302ncasare.<\/p>\n<p>Din suma rezultat\u0103, de 7.000 de euro pe an, se scad apoi cheltuielile anuale, i\u0302ns\u0103 doar cele aferente proprietarului (asigurare, impozit, repara\u021bii etc., dar nu \u0219i utilit\u0103\u021bi). Considera\u0302nd c\u0103 aceste costuri suplimentare ar ajunge la 800 de euro pe an, venitul net din exploatare se va ridica, la final de an, la 6.200 de euro \u2013 sum\u0103 care, raportat la 95.000 de euro, echivaleaz\u0103 cu o rat\u0103 de capitalizare de 6,5%.<\/p>\n","protected":false},"featured_media":51319,"template":"","guides_category":[1675],"class_list":{"0":"post-51315","1":"guides","2":"type-guides","3":"status-publish","4":"has-post-thumbnail","6":"guides_category-cumparator-cu-scop-investitional"},"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.6 -
