Acest fapt este ca\u0302t se poate de firesc, dat fiind c\u0103 de aceasta depinde ata\u0302t pre\u021bul de achizi\u021bie, ca\u0302t \u0219i chiria poten\u021bial\u0103.<br \/>\nIat\u0103 alegerile majore pe care le ai de f\u0103cut i\u0302n aceast\u0103 etap\u0103:<\/p>\n<h2>1. Apartament sau cas\u0103?<\/h2>\n<p>I\u0302n general, alegerea uneia dintre cele dou\u0103 variante depinde mult de bugetul pe care i\u0302l ai la dispozi\u021bie \u2013 dat fiind c\u0103, vilele sunt, i\u0302n mod normal, mai scumpe deca\u0302t apartamentele cu o localizare (relativ) comparabil\u0103. Un aspect de care trebuie s\u0103 \u021bii cont, i\u0302n calitate de investitor, este c\u0103, datorit\u0103 chiriilor mai mici, cererea pentru apartamente de i\u0302nchiriat este mai mare deca\u0302t cea pentru case sau vile. Asta nu i\u0302nseamn\u0103 i\u0302ns\u0103 c\u0103 cele din urm\u0103 nu reprezint\u0103 o solu\u021bie atractiv\u0103 de investi\u021bie \u2013 trebuie doar s\u0103 te asiguri c\u0103, pe zona care te intereseaz\u0103, exist\u0103 i\u0302ntr-adev\u0103r cerere din partea poten\u021bialilor chiria\u0219i, precum \u0219i o disponibilitate de plat\u0103 pe m\u0103sura a\u0219tept\u0103rilor tale.<\/p>\n<h2>2. Suprafa\u021ba \u0219i num\u0103rul de camere<\/h2>\n<p>Pe segmentul apartamentelor, un aspect demn de luat i\u0302n calcul pentru un investitor \u2013 \u0219i caracteristic i\u0302n special marilor ora\u0219e, cu cerere mai mare pe i\u0302nchirieri \u2013 este c\u0103 cele mai mici unit\u0103\u021bi locative ofer\u0103, de regul\u0103, \u0219i cel mai bun raport i\u0302ntre pre\u021bul de achizi\u021bie \u0219i cel de i\u0302nchiriere. I\u0302n Bucure\u0219ti, spre exemplu, o garsonier\u0103 de tip confort 3, mobilat\u0103 \u0219i utilat\u0103, \u0219i situat\u0103 i\u0302ntr-o zon\u0103 ca\u0302t de ca\u0302t decent\u0103, cu greu ar putea fi g\u0103sit\u0103 cu mai pu\u021bin de 600 de lei pe lun\u0103 (adic\u0103 echivalentul a circa 130 de euro). I\u0302n condi\u021biile i\u0302n care o asemenea unitate locativ\u0103 ar putea fi achizi\u021bionat\u0103 \u0219i cu 15.000 de euro, rezult\u0103 c\u0103 randamentul (brut) al unei asemenea investi\u021bii ar ajunge la circa 10% pe an \u2013 ceea ce reprezint\u0103 un nivel foarte bun! Un factor important de care s\u0103 \u021bii seama este i\u0302ns\u0103 c\u0103 cererea pentru asemenea unit\u0103\u021bi locative nu este foarte mare i\u0302n ra\u0302ndul chiria\u0219ilor. Asta pentru c\u0103, din dorin\u021ba de a-\u0219i reduce costurile cu cazarea, mul\u021bi tineri (studen\u021bi, dar nu numai) opteaz\u0103 pentru varianta i\u0302nchirierii unei locuin\u021be \u201ela comun\u201d \u2013 din acest motiv, foarte c\u0103utate sunt, de regul\u0103, apartamentele cu dou\u0103 camere.<\/p>\n<p>I\u0302n cazul vilelor, trebuie s\u0103 \u021bii cont de faptul c\u0103, atunci ca\u0302nd un chiria\u0219 i\u0302\u0219i dore\u0219te o cas\u0103 \u0219i nu un apartament, acesta are, i\u0302n mod normal, preten\u021bii mai mari i\u0302n materie de confort. Astfel, o vil\u0103 pretabil\u0103 pentru i\u0302nchiriere ar trebui s\u0103 aib\u0103 cel pu\u021bin dou\u0103 dormitoare, o suprafa\u021b\u0103 mai mare deca\u0302t cea a unui apartament cu un num\u0103r similar de camere \u0219i, desigur, o curte de dimensiuni rezonabile, cu suficient loc de parcare \u0219i, de ce nu, chiar \u0219i o gr\u0103din\u0103.<\/p>\n<h2>3. Nou sau vechi?<\/h2>\n<p>Ata\u0302t un imobil vechi, ca\u0302t \u0219i unul nou pot fi atractive pentru i\u0302nchiriere \u2013 \u0219i, i\u0302n mod implicit, pentru o achizi\u021bie i\u0302n scop investi\u021bional. Asta pentru c\u0103, ata\u0302t timp ca\u0302t o proprietate este bine i\u0302ntre\u021binut\u0103 \u0219i beneficiaz\u0103 de o bun\u0103 localizare, ea va prezenta interes pentru un poten\u021bial chiria\u0219. La modul teoretic, i\u0302ns\u0103, valoarea unei locuin\u021be cu o vechime mai mic\u0103 se va men\u021bine mai bine i\u0302n timp \u2013 ceea ce reprezint\u0103 un aspect important i\u0302n cazul i\u0302n care vei lua i\u0302n calcul, la un moment dat, o reva\u0302nzare. Un factor de luat i\u0302n seam\u0103 este \u0219i cuantumul cheltuielilor cu utilit\u0103\u021bile; astfel, dac\u0103 un anumit imobil prezint\u0103, spre exemplu, pierderi masive de c\u0103ldur\u0103 sau ap\u0103, el va fi cu ata\u0302t mai greu de i\u0302nchiriat.<\/p>\n<h2>4. Renovat sau nerenovat?<\/h2>\n<p>Aceasta este o alegere pe care o vei avea de f\u0103cut dac\u0103 vei opta pentru un apartament vechi (sau o cas\u0103 veche). Fiecare dintre cele dou\u0103 variante are avantajele sale. O locuin\u021b\u0103 renovat\u0103 \u0219i cu toate i\u0302mbun\u0103t\u0103\u021birile necesare te va ajuta s\u0103 economise\u0219ti mult timp \u0219i efort i\u0302n momentul i\u0302n care vei dori s\u0103 i\u0302nchiriezi respectiva proprietate. Este adev\u0103rat, totu\u0219i, c\u0103, pentru aceasta, va trebui s\u0103 sco\u021bi ceva mai mult din buzunar. I\u0302n marile ora\u0219e, un apartament renovat poate costa cu 2.000-4.000 de euro mai mult deca\u0302t unul similar ca suprafa\u021b\u0103 \u0219i localizare, dar f\u0103r\u0103 i\u0302mbun\u0103t\u0103\u021biri \u2013 aceste diferen\u021be nu sunt, desigur, universal valabile, dat fiind c\u0103 pre\u021bul cerut pentru o proprietate implic\u0103 \u0219i o important\u0103 component\u0103 subiectiv\u0103.<\/p>\n<p>Astfel, dac\u0103 vei alege s\u0103 achizi\u021bionezi o locuin\u021b\u0103 nerenovat\u0103, pentru a (re)amenaja apoi pe cont propriu, vei putea, probabil, s\u0103 economise\u0219ti o parte din aceast\u0103 sum\u0103. Ca\u0302t anume depinde i\u0302ns\u0103, desigur, de ca\u0302t vei decide s\u0103 investe\u0219ti i\u0302n aceast\u0103 etap\u0103 ulterioar\u0103 \u2013 i\u0302n care va trebui s\u0103 \u021bii cont de cerin\u021bele \u0219i nevoile poten\u021bialilor chiria\u0219i.<\/p>\n<h2>5. Etajul<\/h2>\n<p>Fa\u021b\u0103 de un utilizator final, care face o alegere pe termen lung, un chiria\u0219 este mai pu\u021bin sensibil i\u0302n ceea ce prive\u0219te etajul la care este situat\u0103 o locuin\u021b\u0103 \u2013 ata\u0302t timp ca\u0302t acest fapt nu presupune o diminuare a confortului s\u0103u locativ, binei\u0302n\u021beles! Din punctul de vedere al poten\u021bialului de i\u0302nchiriere, a\u0219adar, \u0219i un apartament situat la parter sau la ultimul etaj poate fi atractiv din punct de vedere investi\u021bional. (Un avantaj al acestora este \u0219i pret\u0327ul, ce poate fi cu pa\u0302n\u0103 la 10% mai mic deca\u0302t al unei unit\u0103\u021bi locative similare, dar amplasate la un etaj intermediar.) Trebuie s\u0103 \u021bii cont i\u0302ns\u0103 de eventualele cheltuieli suplimentare pe care le-ar putea presupune, i\u0302n timp, o asemenea proprietate \u2013 costuri pentru repara\u021bia terasei blocului, spre exemplu, i\u0302n cazul apari\u021biei unor infiltra\u021bii de ap\u0103.<\/p>\n<p>I\u0302n cazul noilor ansambluri reziden\u021biale, o locuin\u021b\u0103 situat\u0103 la parter sau la ultimul etaj poate aduce o important\u0103 valoare ad\u0103ugat\u0103 pentru un chiria\u0219.
