La modul teoretic, exist\u0103 \u0219i posibilitatea unei achizi\u021bii prin programul Prima Cas\u0103, i\u0302ns\u0103 aceast\u0103 variant\u0103 este pu\u021bin probabil\u0103 pentru un investitor, dat fiind c\u0103 un cump\u0103r\u0103tor va dori, i\u0302n mod normal, s\u0103-\u0219i cumpere propria locuin\u021b\u0103 (cu o suprafa\u021b\u0103 de minimum 50 de metri p\u0103tra\u021bi) mai i\u0302nainte de a lua i\u0302n calcul o investi\u021bie.<\/p>\n<p>Iat\u0103 ce trebuie s\u0103 ai i\u0302n vedere la contractarea unui credit:<\/p>\n<h2>1. Avansul<\/h2>\n<p>I\u0302n momentul de fa\u021b\u0103, ofertele standard de creditare din portofoliile b\u0103ncilor i\u0302ncep de la un avans minim acceptat de 15% (spre deosebire de programul Prima Cas\u0103, pentru care cerin\u021bele pornesc de la un minimum de 5%). Ca \u0219i i\u0302n cazul unei achizi\u021bii spre folosin\u021ba proprie, i\u0302ns\u0103, cu ca\u0302t vei dispune de un avans mai mare, cu ata\u0302t va fi mai bine, i\u0302ntruca\u0302t suma respectiv\u0103 va fi \u201escutit\u0103\u201d de costurile adi\u021bionale ale finan\u021b\u0103rii, ce se scad din randamentul ob\u021binut. Astfel, dac\u0103 vrei s\u0103 cumperi un imobil cu un pre\u021b de 40.000 de euro, ar trebui s\u0103 dispui de cel pu\u021bin 6.000 de euro din fonduri proprii pentru avans.<\/p>\n<h2>2. Doba\u0302nda<\/h2>\n<p>Un avantaj important pentru investitori este c\u0103, i\u0302n momentul de fa\u021b\u0103, doba\u0302nzile pentru i\u0302mprumuturile standard sunt comparabile cu cele practicate i\u0302n cazul creditelor co-garantate de c\u0103tre stat, cele mai bune oferte din pia\u021b\u0103 variind i\u0302n jurul unei valori de 8% i\u0302n ceea ce prive\u0219te Doba\u0302nda Anual\u0103 Efectiv\u0103 (DAE). De regul\u0103, doba\u0302nda practicat\u0103 pentru creditele destinate achizi\u021biei de locuin\u021be este variabil\u0103, fie i\u0302n func\u021bie de indicatorul ROBOR (i\u0302n cazul creditelor i\u0302n lei), fie i\u0302n func\u021bie de EURIBOR (i\u0302n<br \/>\ncazul celor i\u0302n euro). Al\u0103turi de posibilele oscila\u021bii valutare (atunci ca\u0302nd creditul contractat este i\u0302n alt\u0103 moned\u0103 deca\u0302t i\u0302n cea na\u021bional\u0103), doba\u0302nda variabil\u0103 reprezint\u0103 un important factor de risc pentru un datornic, fiind foarte posibil ca aceasta s\u0103 duc\u0103 la cre\u0219terea ratei lunare de plat\u0103 pe durata ramburs\u0103rii creditului.<\/p>\n<h2>3. Gradul de i\u0302ndatorare<\/h2>\n<p>Gradul de i\u0302ndatorare reprezint\u0103 ponderea de\u021binut\u0103 de rata lunar\u0103 de plat\u0103 din venitul total al celui (sau celor) care contracteaz\u0103 un credit. I\u0302n prezent, nivelul maxim admis pentru un credit ipotecar\/imobiliar este, pe pia\u021ba autohton\u0103, de circa 60% (cifra exact\u0103 variaz\u0103 i\u0302n func\u021bie de banc\u0103). Ca \u0219i i\u0302n cazul unui i\u0302mprumut contractat de c\u0103tre un cump\u0103r\u0103tor utilizator final, atingerea acestui prag nu este deloc recomandat\u0103. Un bun \u201eprincipiu\u201d de care s\u0103 \u021bii cont ar fi s\u0103-\u021bi permi\u021bi s\u0103 pl\u0103te\u0219ti \u0219i pe cont propriu rata pentru respectivul credit, nelua\u0302nd i\u0302n seam\u0103 chiria generat\u0103 de respectiva proprietate, pentru a evita astfel riscul de a ajunge i\u0302n dificult\u0103\u021bi financiare.<\/p>\n<h2>4. Perioada de rambursare<\/h2>\n<p>I\u0302n general vorbind, cu ca\u0302t vei opta pentru un interval mai redus de restituire a creditului, cu ata\u0302t costurile totale ale finan\u021b\u0103rii vor sc\u0103dea \u2013 vei pl\u0103ti, adic\u0103, mai pu\u021bine doba\u0302nzi. O perioad\u0103 mai redus\u0103 de rambursare i\u0302nseamn\u0103, i\u0302ns\u0103, c\u0103 i\u0302n fiecare lun\u0103 vei avea de pl\u0103tit o rat\u0103 mai mare la banc\u0103. Astfel, pentru un i\u0302mprumut i\u0302n valoare de 250.000 de lei (echivalentul a aproximativ 54.000 de euro) cu durat\u0103 de rambursare de 20 de ani, rata lunar\u0103 va porni de la circa 1.500 de lei, dar va sc\u0103dea la un minimum de circa 1.200 de lei i\u0302n cazul unei perioade de 30 de ani. I\u0302ntre cei doi indicatori trebuie g\u0103sit, a\u0219adar, un echilibru optim pentru fiecare situa\u021bie i\u0302n parte, \u021bina\u0302nd cont ata\u0302t de valoarea chiriei pe care o po\u021bi ob\u021bine (la modul realist) pentru o anumit\u0103 proprietate, ca\u0302t \u0219i de disponibilitatea ta actual\u0103 de plat\u0103.<\/p>\n","protected":false},"featured_media":52000,"template":"","guides_category":[1675],"class_list":{"0":"post-51999","1":"guides","2":"type-guides","3":"status-publish","4":"has-post-thumbnail","6":"guides_category-cumparator-cu-scop-investitional"},"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.6 -
