Contractul, trebuie s\u0103 \u0219tii, nu are un model fix, prestabilit, ci este deschis negocierii i\u0302ntre cele dou\u0103 p\u0103r\u021bi.<\/p>\n<p>Expertul Imobiliare.ro i\u0302\u021bi prezint\u0103 trei clauze ce nu ar trebui s\u0103 lipseasc\u0103 din acest document:<\/p>\n<h2>1. Condi\u021biile restituirii garan\u021biei<\/h2>\n<p>Achitarea unei garan\u021bii la i\u0302nchirierea unei locuin\u021be este o practic\u0103 obi\u0219nuit\u0103 i\u0302n Roma\u0302nia (cel pu\u021bin i\u0302n marile ora\u0219e), inclusiv pentru cele mai ieftine propriet\u0103\u021bi. Aceasta este echivalent\u0103, de regul\u0103, cu valoarea chiriei pe o lun\u0103 de zile (dar poate ajunge la mai mult) \u0219i are scopul de a acoperi plata eventualelor pierderi provocate de c\u0103tre chiria\u0219 (fie prin stric\u0103ciuni aduse imobilului, fie prin neplata cheltuielilor curente). Pentru a te asigura c\u0103 la momentul plec\u0103rii vei primi banii i\u0302napoi, valoarea garan\u021biei achitate la i\u0302nceput \u0219i condi\u021biile restituirii acesteia trebuie stipulate i\u0302n contract. (La modul ideal, aici ar trebui precizat ca\u0302t mai clar ce cheltuieli pot fi acoperite cu ace\u0219ti bani.)<\/p>\n<h2>2. Condi\u021biile modific\u0103rii chiriei<\/h2>\n<p>Un avantaj important al existen\u021bei unui acord scris i\u0302ntre tine \u0219i proprietar este faptul c\u0103 acesta nu va putea s\u0103 i\u0302\u021bi majoreze chiria f\u0103r\u0103 drept de apel, de pe o zi pe alta. Astfel, dac\u0103 acesta dore\u0219te s\u0103 ob\u021bin\u0103 o sum\u0103 mai mare pentru proprietatea sa, este necesar s\u0103 c\u0103de\u021bi de acord i\u0302n aceast\u0103 privin\u021b\u0103 \u2013 ceea ce i\u0302nseamn\u0103 c\u0103 ai \u0219i dreptul de a te opune. Ulterior, modificarea chiriei va putea intra i\u0302n vigoare prin semnarea unui act adi\u021bional la contract.<\/p>\n<h2>3. Condi\u021biile rezilierii contractului<\/h2>\n<p>O alt\u0103 clauz\u0103 important\u0103, ce ar trebui inclus\u0103 i\u0302ntr-un contract de i\u0302nchiriere, \u021bine de condi\u021biile de reziliere a acordului dintre cele dou\u0103 p\u0103r\u021bi.
