Asta at\u00e2t din punctul de vedere al stocului existent de spa\u0163ii comerciale moderne, c\u00e2t \u015fi din cel al retailerilor prezen\u0163i pe pia\u0163\u0103. \u00cen primul caz, lu\u00e2nd doar exemplul Bucure\u015ftiului, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/hipermarketuri\/de-cate-malluri-mai-e-loc-in-romania_db\/\">acesta mai are \u00eenc\u0103 suficient loc de crescut<\/a>, volumul de spa\u0163ii comerciale raportat la mia de locuitori situ\u00e2ndu-se \u00eenc\u0103 sub media european\u0103. <\/p>\n<p>\u015ei din punctul de vedere al retailerilor, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/spatii-comerciale\/romania-pe-locul-3-in-topul-tarilor-cu-cele-mai-multe-branduri-noi-in-2010_db\/\">capitala autohton\u0103 se num\u0103r\u0103 printre primele vizate pentru expansiune<\/a>. Andrew Hardy, managing partner al companiei Red Development, ofer\u0103 exemplul brandurilor britanice, care se afl\u0103 \u00een c\u0103utarea unor pie\u0163e emergente pe care s\u0103 se extind\u0103, dat find c\u0103 \u0163ara lor de origine este deja saturat\u0103 la acest capitol. Rom\u00e2nia ofer\u0103 avantajul c\u0103, de\u015fi veniturile sunt sensibil mai mici dec\u00e2t \u00een alte \u0163\u0103ri mai dezvoltate, o bun\u0103 parte din acestea sunt cheltuite pe articole de fashion. Totu\u015fi, pentru ca pia\u0163a s\u0103 creasc\u0103 cu adev\u0103rat, este nevoie \u00een primul r\u00e2nd ca finan\u0163area s\u0103 redevin\u0103 accesibil\u0103, iar activitatea de construc\u0163ii s\u0103 ia din nou av\u00e2nt, spune Georgiana Andrei. <\/p>\n<p><strong>Stocul sucevean de retail, mai mare dec\u00e2t \u00een Var\u015fovia<\/strong><br \/>\n\u00cen ciuda poten\u0163ialului de cre\u015ftere oferit de retailul autohton, acesta are totu\u015fi \u015fi probleme importante. Este vorba nu doar de exemplele de centre comerciale intrate \u00een insolven\u0163\u0103, ci \u015fi de mallurile care au au un grad mare de neocupare sau se confrunt\u0103 cu un nivel de sc\u0103zut de v\u00e2nz\u0103ri \u00een r\u00e2ndul retailerilor. Cum se explic\u0103 toate acestea \u00eentr-o \u0163ar\u0103 care nu are destule <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-spatii-comerciale-bucuresti-2350993\">spa\u0163ii comerciale <\/a>moderne? Andrew Hardy estimeaz\u0103 c\u0103, \u00een momentul de fa\u0163\u0103, 75% din stocul de retail din Rom\u00e2nia nu este adecvat cerin\u0163elor pie\u0163ei \u015fi standardelor interna\u0163ionale \u2013 din punctul de vedere al localiz\u0103rii, structurii sau mixului de chiria\u015fi. <\/p>\n<p>La aceasta reprezentanta Colliers adaug\u0103 c\u0103, de\u015fi pia\u0163a per ansamblu mai are loc de cre\u015ftere, exist\u0103 \u015fi ora\u015fe supraaglomerate la acest capitol. \u00centr-un ora\u015f de m\u0103rimea a treia ca Suceava, exemplific\u0103 aceasta, fiec\u0103rui locuitor \u00eei corespune un metru p\u0103trat de spa\u0163ii moderne de retail. Spre compara\u0163ie, \u00een Var\u015fovia, unui locuitor \u00eei revine 0,6 metri p\u0103tra\u0163i. <\/p>\n<p>O alt\u0103 explica\u0163ie pentru dificult\u0103\u0163ile \u00eent\u00e2mpinate de centrele comerciale din afara Capitalei const\u0103 \u00een puterea mai redus\u0103 de cump\u0103rare a popula\u0163iei. Potrivit Georgianei Andrei, \u00een Bucure\u015fti nivelul v\u00e2nz\u0103rilor este aproape dublu comparativ cu celelalte mari ora\u015fe ale \u0163\u0103rii, efectele recesiunii fiind mai reduse.
