Potrivit unui studiu realizat de Banca Comercial\u0103 Rom\u00e2n\u0103 (BCR), 45,54% dintre rom\u00e2ni \u015fi 41,51% dintre bucure\u015fteni vor s\u0103 achizi\u0163ioneze o proprietate cu ajutorul programului Prima Cas\u0103. Pe de alt\u0103 parte, 35,85% dintre locuitorii \u0163\u0103rii vor un credit imobiliar de la b\u0103nci, \u00een vreme ce \u00een Capital\u0103 ponderea se ridic\u0103 la 33,71%. De surse proprii integrale pentru achizi\u0163ionarea locuin\u0163ei dispun doar 22,64% dintre cump\u0103r\u0103torii din Capital\u0103 \u015fi 20,76% dintre cei din \u00eentreaga \u0163ar\u0103. <\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente\/sapte-din-zece-romani-vor-sa-cumpere-nu-sa-inchirieze-o-casa-cat-pot-plati-pentru-aceasta-3_db\/\">Puterea redus\u0103 de cump\u0103rare a celor care \u00ee\u015fi doresc o locuin\u0163\u0103 <\/a>este reflectat\u0103 \u015fi de avansul redus de care dispun ace\u015ftia. Astfel, majoritatea cump\u0103r\u0103torilor (47,50% dintre rom\u00e2ni \u015fi 42,86% dintre bucure\u015fteni) ar putea s\u0103 sus\u0163in\u0103 un avans de 5-10%. De o sum\u0103 mai mic\u0103 de 5% din pre\u0163ul total al locuin\u0163ei dispun 27,38% dintre locuitorii Capitalei \u015fi 26,11% dintre cei ai \u0163\u0103rii. Pe de alt\u0103 parte, un avans mai mare de 10% \u015fi-ar permite doar 29,76% dintre bucure\u015fteni \u015fi 26,39% dintre rom\u00e2ni. <\/p>\n<p>Aceste tendin\u0163e actuale sunt perfect ilustrate de rezultatele b\u0103ncii pe anul trecut. Astfel, \u00een 2010, BCR a acordat peste 1.100 de credite pentru achizi\u0163ia de imobile, dintre care aproximativ 940 au fost \u00eemprumuturi prin Prima Cas\u0103, valoarea acestora din urm\u0103 ridic\u00e2ndu-se la peste 41 milioane de euro. <\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente\/buget-de-criza-cum-arata-apartamentul-si-casa-%e2%80%9eideale%e2%80%9d-pentru-romani_db\/apartamentgol-5\/\" rel=\"attachment wp-att-12280\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/info.imobiliare.ro\/wp-content\/uploads\/2011\/06\/apartamentgol-300x200.jpg\" alt=\"\" title=\"apartamentgol\" width=\"300\" height=\"200\" class=\"alignleft size-medium wp-image-12280\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/06\/apartamentgol-300x200.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/06\/apartamentgol-87x57.jpg 87w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/06\/apartamentgol-65x43.jpg 65w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/06\/apartamentgol.jpg 480w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><strong>Locuin\u0163\u0103 la bloc cu dou\u0103 camere, de 55 de metri p\u0103tra\u0163i utili<\/strong><br \/>\nCum arat\u0103, prin prisma situa\u0163iei economice actuale, locuin\u0163a ideal\u0103 pentru majoritatea rom\u00e2nilor? Potrivit datelor b\u0103ncii, cei mai mul\u0163i dintre cump\u0103r\u0103torii la nivel na\u0163ional (43,78%) ar vrea un <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-apartamente-bucuresti-2349835\">apartament<\/a> cu dou\u0103 camere, pe locul al doilea \u00een preferin\u0163e se situeaz\u0103 apartamentele cu trei camere (25,33%), urmate de garsoniere (13,78%), case sau vile (11,11%) \u015fi apartamente cu patru camere sau mai mult (6%). \u00cen Bucure\u015fti, datele arat\u0103 pu\u0163in diferit. Astfel, 38,89% dintre cump\u0103r\u0103tori vor un apartament cu dou\u0103 camere, 29,63% ar alege unul cu trei camere, 12,96% ar opta pentru o garsonier\u0103, 10,19% \u015fi-ar dori un apartament cu patru camere \u015fi mai mult, \u00een vreme ce 7,41% ar cump\u0103ra o <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-case-vile-bucuresti-ilfov-2349604\">cas\u0103 sau vil\u0103<\/a>. Potrivit studiul BCR, la nivel na\u0163ional, apartamentul \u201eideal\u201d al rom\u00e2nilor are dou\u0103 camere, este amplasat \u00eentr-un bloc cu patru etaje, la un etaj intermediar, are o suprafa\u0163\u0103 de 55 de metri p\u0103tra\u0163i utili \u015fi dispune de loc de parcare. Pe de alt\u0103 parte, casa sau vila \u201eideal\u0103\u201d este format\u0103 dintr-un living \u015fi alte trei camere, are pod sau mansard\u0103, buc\u0103t\u0103rie, dou\u0103 grupuri sanitare \u015fi garaj.<\/p>\n<p><strong>Unul din patru bucure\u015fteni ar cump\u0103ra o cas\u0103 \u00eentr-un ansamblu reziden\u0163ial<\/strong><br \/>\nLa capitolul criterii de achizi\u0163ie a unei locuin\u0163e, factorii cataloga\u0163i ca foarte importan\u0163i de c\u0103tre majoritatea cump\u0103r\u0103torilor au fost apropierea de mijloacele de transport \u00een comun (58,49% dintre bucure\u015fteni, 32,37% dintre rom\u00e2ni), localizarea \u00eentr-o zon\u0103 verde (31,73% \u00een Bucure\u015fti, 26,62% \u00een \u0163ar\u0103) \u015fi apropierea fa\u0163\u0103 de unit\u0103\u0163ile de \u00eenv\u0103\u0163\u0103m\u00e2nt (29,52% \u00een Capital\u0103, 25,73% la nivel na\u0163ional).<\/p>\n<p>C\u00e2t despre localizarea exact\u0103 a locuin\u0163ei pe care inten\u0163ioneaz\u0103 s\u0103 o cumpere,  majoritatea clien\u0163ilor vor ca aceasta s\u0103 fie situat\u0103 \u00eentr-o zon\u0103 semicentral\u0103: 56,98% dintre rom\u00e2ni \u015fi 52,34% dintre bucure\u015fteni. Pe de alt\u0103 parte, mai pu\u0163in de 6% dintre ambele categorii de cump\u0103r\u0103tori ar fi dispu\u015fi s\u0103 locuiasc\u0103 \u00een afara ora\u015fului. <\/p>\n<p>\u00cen ceea ce prive\u015fte vechimea imobilului, majoritatea cov\u00e2r\u015fitoare a poten\u0163ialilor cump\u0103r\u0103tori (88,89% dintre bucure\u015fteni \u015fi 93,38% dintre locuitorii \u0163\u0103rii) caut\u0103 un imobil construit dup\u0103 anul 1977. Astfel, \u00een Capital\u0103, 33% dintre clien\u0163i vor un imobil finalizat p\u00e2n\u0103 \u00een 1990, 29,63% caut\u0103 unul construit dup\u0103 1991, \u00een vreme ce 25,93% ar opta pentru o locuin\u0163\u0103 construit\u0103 \u00eentr-un proiect reziden\u0163ial nou.
