Recent, Be Igloo, compania ce se ocup\u0103 de v\u00e2nzarea locuin\u0163elor din portofoliul fondului de investi\u0163ii Rom\u00e2nia Invest, a f\u0103cut un anun\u0163 ce ar da motive de optimism juc\u0103torilor de pe aceast\u0103 pia\u0163\u0103. \u201e\u00cen primele \u015fase luni ale anului trecut am v\u00e2ndut 30 apartamente, \u00een timp ce \u00een primul semestru 2011 am dublat num\u0103rul tranzac\u0163iilor fa\u0163\u0103 de 2010\u201d, a declarat Nimrod Zvik, managing partner al Be Igloo. Alexandru Pricop, managing partner \u00een cadrul companiei Coldwell Banker Affiliates of Romania, recunoa\u015fte c\u0103 pe acest segment se simte o cre\u015ftere u\u015foar\u0103 a volumului de tranzac\u0163ii comparativ cu perioada similar\u0103 din 2010. \u201eMajorarea poate fi explicat\u0103, ca \u015fi \u00een cazul segmentului de locuin\u0163e vechi, prin evolu\u0163ia pozitiv\u0103 a indicatorilor economici\u201d, spune el.<\/p>\n<p>O precizare se impune \u00eens\u0103. Chiar dac\u0103 num\u0103rul de solicit\u0103ri pe acest segment este cu circa 20% mai ridicat fa\u0163\u0103 de 2010, totu\u015fi num\u0103rul de tranzac\u0163ii nu este semnificativ mai mare fa\u0163\u0103 de anul trecut. \u00cen momentul de fa\u0163\u0103, potrivit datelor Coldwell Banker, la nivel de pia\u0163\u0103, ponderea v\u00e2nz\u0103rilor de locuin\u0163e noi (din totalul tranzac\u0163iilor cu locuin\u0163e) este de aproximativ 15%. Datele Be Igloo arat\u0103 c\u0103 cei mai mul\u0163i poten\u0163iali cump\u0103r\u0103tori de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente-noi-bucuresti-5241588\">unit\u0103\u0163i locative noi<\/a> (90%) sunt interesa\u0163i de apartamentele cu dou\u0103 camere. Pricop spune c\u0103, pentru o astfel de locuin\u0163\u0103, clien\u0163ii activi acum pe pia\u0163\u0103 <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente\/creste-bugetul-romanilor-pentru-achizitia-unei-case-revine-increderea-in-piata-2_db\/\">ar fi dispu\u015fi s\u0103 pl\u0103teasc\u0103 \u00eentre 70.000 \u015fi 80.000 de euro<\/a>. \u201eAcest buget difer\u0103, desigur, \u00een func\u0163ie de segmentul de pia\u0163\u0103 \u2013 exist\u0103 cump\u0103r\u0103tori care se plaseaz\u0103 \u00een zona superioar\u0103 a segmentului nou \u015fi care au un buget de peste 100.000 de euro\u201d, completeaz\u0103 el.<\/p>\n<p><strong>Cererea \u00een cre\u015ftere, premisa pentru dezvoltarea de noi proiecte<\/strong><br \/>\nChiar dac\u0103 volumul de tranzac\u0163ii cu apartamente noi nu este semnificativ mai mare dec\u00e2t anul trecut la nivelul \u00eentregii pie\u0163e, este important \u00eens\u0103 faptul c\u0103 interesul cump\u0103r\u0103torilor pentru acest gen de locuin\u0163e este \u00een cre\u015ftere. \u201e\u00cen lipsa unor evenimente macroeconomice negative \u015fi \u00een contextul sus\u0163inerii cre\u015fterii economice, aceast\u0103 cre\u015ftere a interesului se va transforma \u00een viitor \u00eentr-o majorare a cererii\u201d, crede Pricop.<\/p>\n<p>\u00cen acest context, reprezentantul Coldwell Banker crede c\u0103 \u00een momentul de fa\u0163\u0103 exist\u0103 suficiente motive pentru ca dezvoltatorii s\u0103 \u00eenceap\u0103 proiecte noi \u2013 unii juc\u0103tori au \u00eenceput deja construc\u0163ia unor faze noi pentru ni\u015fte proiecte deja existente sau au demarat chiar lucr\u0103rile la ansambluri noi. \u201cAv\u00e2nd \u00een vedere c\u0103 \u00een ultimii doi ani nu s-au mai demarat noi proiecte, stocul de locuin\u0163e vandabile a sc\u0103zut, timp \u00een care oamenii caut\u0103 \u00een continuare locuin\u0163e noi, potrivite nevoilor fiec\u0103ruia. Ne a\u015ftept\u0103m ca p\u00e2n\u0103 la sf\u00e2r\u015fitul acestui an, \u00eenceputul anului 2012, s\u0103 se lanseze noi proiecte imobiliare, iar ca ansamblurile nefinalizate s\u0103 porneasc\u0103 urm\u0103toarele faze de construc\u0163ie.
