Fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut, pre\u0163urile actuale sunt cu 2,4% mai mici. \u00cen ciuda aparen\u0163ei de stagnare, pot fi observate \u00eens\u0103 diferen\u0163e majore \u00eentre segmentul reziden\u0163ial nou \u015fi cel vechi. \u201eMen\u0163inerea valorii \u00eenregistrate de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele imobiliare.ro <\/a>calculat la nivel na\u0163ional este datorat\u0103 evolu\u0163iei segmentului nou. Pe segmentul vechi, pre\u0163urile au evoluat \u00een sc\u0103dere \u00een absolut toate ora\u015fele analizate, conform a\u015ftept\u0103rilor pentru acest final de an. Cele mai evidente diferen\u0163e de pre\u0163 au fost \u00eenregistrate \u00een Bucure\u015fti (-1,5%), Constan\u0163a (-1,7%) \u015fi Timi\u015foara (-2%), procentele fiind destul de mari pentru o perioad\u0103 de 30 de zile\u201d, subliniaz\u0103 <a class=\"article-body-links\"href=\"http:\/\/comunitate.imobiliare.ro\/aerimescu\/\">Adrian Erimescu<\/a>, directorul general al www.imobiliare.ro.<\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente\/ce-se-ascunde-in-spatele-stagnarii-preturilor-la-apartamente-scaderi-pe-vechi-cresteri-pe-nou_db\/blocvechi2-4\/\" rel=\"attachment wp-att-16205\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/info.imobiliare.ro\/wp-content\/uploads\/2011\/12\/blocvechi2-300x199.jpg\" alt=\"\" title=\"blocvechi2\" width=\"300\" height=\"199\" class=\"alignleft size-medium wp-image-16205\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/12\/blocvechi2-300x199.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/12\/blocvechi2-87x57.jpg 87w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/12\/blocvechi2-65x43.jpg 65w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/12\/blocvechi2.jpg 480w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><strong>Minus pe linie \u00een Capital\u0103<\/strong><br \/>\n\u00cen Bucure\u015fti, Indicele imobiliare.ro arat\u0103, pentru luna noiembrie, o evolu\u0163ie general\u0103 descendent\u0103, at\u00e2t pe segmentul vechi, c\u00e2t \u015fi pe cel nou. \u00cen cel dint\u00e2i caz, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/bucuresti\">apartamentele <\/a>s-au ieftinit cu 1,5%, ajung\u00e2nd la o valoare medie de 1.084 euro pe metru p\u0103trat. Fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut, aceast\u0103 valoare este cu 1,8% mai mic\u0103. Pe segmentul reziden\u0163ial nou, pre\u0163ul mediu cerut de proprietari este de 1.371 de euro pe metru p\u0103trat util, \u00een sc\u0103dere cu 0,5% fa\u0163\u0103 de luna octombrie. Valoarea actual\u0103 este cu 3,2% peste cea consemnat\u0103 \u00een urm\u0103 cu un an.<\/p>\n<p>\u00cen Bra\u015fov, pre\u0163urile <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/brasov\">apartamentelor vechi \u015fi noi<\/a> au stagnat, dup\u0103 dou\u0103 luni de sc\u0103deri, ajung\u00e2nd la o valoare medie de 852 de euro pe metru p\u0103trat \u2013 cu 2,9% mai pu\u0163in fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut. Pe de o parte, locuin\u0163ele noi s-au scumpit u\u015for, p\u00e2n\u0103 la 868 de euro pe metru p\u0103trat, cu 6% mai pu\u0163in dec\u00e2t \u00een aceea\u015fi perioad\u0103 a anului trecut. Pe de alte parte, apartamentele din blocurile vechi s-au ieftinit \u00een ultima lun\u0103 cu 0,1%, diferen\u0163a fa\u0163\u0103 de noiembrie 2010 fiind de 3,3%. <\/p>\n<p><strong>Cluj, singurul ora\u015f pe plus<\/strong><br \/>\nCluj-Napoca este singurul ora\u015f unde, sub influen\u0163a evolu\u0163iei pre\u0163urilor solicitate pentru apartamentele noi, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele imobiliare.ro <\/a>a \u00eenregistrat o valoare \u00een cre\u015ftere \u00een luna noiembrie. Avansul de 2,8% compenseaz\u0103 astfel sc\u0103derea de 4% din luna precedent\u0103. Pre\u0163ul mediu pentru <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/cluj-napoca\">apartamentele scoase la v\u00e2nzare \u00een Cluj-Napoca <\/a>are \u00een prezent valoarea de 951 de euro pe metru p\u0103trat util, cu 3,9% mai pu\u0163in dec\u00e2t \u00een  urm\u0103 cu 12 luni. Locuin\u0163ele vechi s-au ieftinit \u00een ultimele treizeci de zile cu 0,3%, p\u00e2n\u0103 la 977 de euro pe metru p\u0103trat util. Declinul \u00eenregistrat fa\u0163\u0103 de aceea\u015fi perioad\u0103 din 2010 este de 4,2%.<\/p>\n<p>\u00cen Constan\u0163a, valoarea Indicelui imobiliare.ro se ridic\u0103 la 928 de euro pe metru p\u0103trat util, cu 0,9% mai pu\u0163in dec\u00e2t \u00een octombrie. Tendin\u0163a de sc\u0103dere s-a manifestat \u00een special pe segmentul <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/constanta\">apartamentelor<\/a> vechi. Pre\u0163ul mediu de strigare pe acest segment a \u00eenregistrat o sc\u0103dere de 1,7% \u00een luna noiembrie, ating\u00e2nd valoarea de 921 de euro pe metru p\u0103trat util. Pe de alt\u0103 parte, pre\u0163ul mediu solicitat pentru apartamentele noi se ridic\u0103 \u00een prezent la 960 de euro pe metru p\u0103trat util, valoare apropiat\u0103 de cea \u00eenregistrat\u0103 \u00een urm\u0103 cu 12 luni. <\/p>\n<p><strong>Timi\u015foara, ora\u015ful cu cele mai ieftine locuin\u0163e<\/strong><br \/>\n\u00cen Timi\u015foara, pre\u0163urile <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/timisoara\">apartamentelor<\/a> au \u00eenregistrat cea mai mare sc\u0103dere \u00een noiembrie, de 2%. Astfel, valoarea Indicelui imobiliare.ro se ridic\u0103 la 792 de euro pe metru p\u0103trat util, aceasta fiind \u00een continuare cea mai mic\u0103 valoare medie dintre toate ora\u015fele analizate. Fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut, \u00een prezent, apartamentele scoase la v\u00e2nzare \u00een ora\u015f sunt cu 0,3% mai scumpe. Apartamentele noi s-au ieftinit \u00een intervalul analizat cu 0,9%. Pre\u0163ul mediu pe acest segment este de 871 de euro pe metru p\u0103trat util, valoare cu 1,4% mai mare dec\u00e2t cea \u00eenregistrat\u0103 \u00een urm\u0103 cu un an. Pe de alt\u0103 parte, pre\u0163ul cerut de proprietari \u015fi intermediari pentru un metru p\u0103trat de suprafa\u0163\u0103 util\u0103 \u00een cazul apartamentelor vechi a fost de 780 euro, cu 2% mai pu\u0163in dec\u00e2t \u00een octombrie. <\/p>\n<p>\u00cen Ploie\u015fti, Indicele imobiliare.ro pentru luna noiembrie indic\u0103 o valoare medie de 866 de euro pe metru p\u0103trat util, cu 1% mai mici dec\u00e2t \u00een octombrie.
