Ultimele v\u00e2nz\u0103ri ale <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-case-vile\/bucuresti\">vilelor<\/a> din cadrul complexului au fost realizate la un pre\u0163 de circa 800 de euro pe metru p\u0103trat, mai pu\u0163in dec\u00e2t pre\u0163ul efectiv de construc\u0163ie, ce s-a ridicat la circa 1.000 de euro pe metru p\u0103trat. Omul de afaceri spune \u00eens\u0103 c\u0103 nu vrea s\u0103 lichideze toate locuin\u0163ele la un asemenea pre\u0163, ci doar at\u00e2tea c\u00e2t e nevoie pentru a-\u015fi achita din datoria c\u0103tre banc\u0103. Restul inten\u0163ioneaz\u0103 s\u0103 le \u00eenchirieze p\u00e2n\u0103 c\u00e2nd pia\u0163a \u00ee\u015fi va reveni, iar anul trecut a reu\u015fit deja s\u0103 \u00eencheie astfel de contracte pentru 10-15 vile. \u201e\u00cenc\u0103 mai cred c\u0103, pe termen lung, dac\u0103 p\u0103strezi o proprietate acum, \u00een trei-cinci ani va ajunge la un nivel mai ridicat dec\u00e2t acum \u2013 nu la c\u00e2t era \u00een 2007, dar mai mult dec\u00e2t acum\u201d, explic\u0103 Prelea. Compania a achizi\u0163ionat anul trecut 122 de unit\u0103\u0163i locative \u00een ansamblul reziden\u0163ial Cosmopolis, iar p\u00e2n\u0103 \u00een 2013 inten\u0163ioneaz\u0103 s\u0103-\u015fi \u201erotunjeasc\u0103\u201d portofoliul cu \u00eenc\u0103 aproximativ 1.000 de apartamente noi. <\/p>\n<p><em><strong>De <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/spatii-comerciale\/vezi-ce-veche-fabrica-din-capitala-urmeaza-sa-se-transforme-intr-un-nou-parc-comercial_db\/\">aici<\/a> po\u0163i afla ce alte planuri mai are Benevo pentru pia\u0163a local\u0103.<\/strong><\/em><\/p>\n<p>Astfel de achizi\u0163ii sunt considerate o afacere \u015fi de c\u0103tre micii investitori str\u0103ini. Valoarea tranzac\u0163iei s-a ridicat la 420.000 de euro, iar plata s-a f\u0103cut cu bani ghea\u0163\u0103. \u201cEste un moment bun pentru investi\u0163ii, mai ales \u00een condi\u0163iile \u00een care randamentul oferit de \u00eenchirieri se situeaz\u0103 \u00een Rom\u00e2nia la 7%, comparativ cu Grecia, unde vorbim de 1-2%, iar pre\u0163urile au ajuns, din evalu\u0103rile noastre, la un minim istoric\u201d, subliniaz\u0103 investitorul grec. \u201cIndiferent dac\u0103 aceste apartamente vor fi sau nu \u00eenchiriate, valoarea lor va cre\u015fte semnificativ \u00een c\u00e2\u0163iva
