Potrivit unei analize realizate de www.imobiliare.ro, \u00eentre cei doi indicatori exist\u0103 \u00eenc\u0103 o discrepan\u0163\u0103 vizibil\u0103. \u201cAt\u00e2t timp c\u00e2t \u00eentre v\u00e2nz\u0103torul unei locuin\u0163e \u015fi cump\u0103r\u0103tor nu exist\u0103 contact vizual, perspectivele lor fiind diametral opuse, primul privind \u0163intit \u00een sus, iar cel din urm\u0103 uit\u00e2ndu-se doar \u00een jos, criza de pe segmentul reziden\u0163ial va persista. De\u015fi 43% din c\u0103ut\u0103ri se \u00eendreapt\u0103 spre unit\u0103\u0163i cu dou\u0103 camere, \u00een compara\u0163ie cu 32,9% c\u00e2t reprezint\u0103 cererea pentru trei camere, \u00een ceea ce prive\u015fte oferta, lucrurile stau invers: apartamentele cu trei camere reprezint\u0103 aproape 39% din ofert\u0103, mai mult dec\u00e2t unit\u0103\u0163ile cu dou\u0103 camere. <\/p>\n<p>Din punctul de vedere al pre\u0163urilor, cererea este distribuit\u0103 \u00een felul urm\u0103tor: 27,4% din c\u0103ut\u0103ri vizeaz\u0103 apartamente \u00eentre 20.000 \u015fi 40.000 de euro, 40,3% se \u00eendreapt\u0103 spre intervalul cuprins \u00eentre 40.000 \u015fi 60.000 euro, 15,7% din cump\u0103r\u0103tori iau \u00een considerare achizi\u0163ia unui apartament cu un pre\u0163 situat \u00een intervalul 60.000-80.000 euro, iar 16,6% urm\u0103resc apartamente al c\u0103ror pre\u0163 dep\u0103\u015fe\u015fte 80.000 de euro. Din perspectiva v\u00e2nz\u0103torilor, lucrurile stau semnificativ diferit: astfel, doar 6% din ofert\u0103 se situeaz\u0103 sub 40.000 de euro, 21,5% din apartamente au un pre\u0163 cuprins \u00eentre 40.000 \u015fi 60.000 de euro, 27,2% se \u00eencadreaz\u0103 \u00een intervalul 60.000-80.000 euro, iar 45,3% din oferte au valori de listare mai mari de 80.000 euro.<\/p>\n<p><strong>Locuin\u0163ele cu dou\u0103 camere, cele mai c\u0103utate \u00een Bra\u015fov<\/strong><br \/>\n\u00cen <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/brasov\">Bra\u015fov<\/a>, unit\u0103\u0163ile vechi reprezint\u0103 88,6% din oferta de apartamente. 47,7% din c\u0103ut\u0103ri se \u00eendreapt\u0103 spre unit\u0103\u0163i cu dou\u0103 camere, iar 31,1% din cump\u0103r\u0103tori \u00ee\u015fi \u00eendreapt\u0103 aten\u0163ia spre apartamentele cu trei camere, \u00een timp ce interesul pentru garsoniere \u015fi unit\u0103\u0163i cu patru camere este aproximativ egal, \u00een jur de 10-11%. Pe de alt\u0103 parte, doar 38% din totalul apartamentelor de pe pia\u0163\u0103 sunt unit\u0103\u0163i cu dou\u0103 camere.<\/p>\n<p>Diferen\u0163ele dintre cerere \u015fi ofert\u0103 se accentueaz\u0103 dac\u0103 lu\u0103m \u00een considerare pre\u0163ul. Astfel, cererea este distribuit\u0103 \u00een felul urm\u0103tor: 58% din c\u0103ut\u0103ri vizeaz\u0103 apartamente cu un pre\u0163 cuprins \u00eentre 20.000 \u015fi 40.000 de euro, 31,2% se \u00eendreapt\u0103 spre intervalul cuprins \u00eentre 40.000 \u015fi 60.000 euro, iar 10,8% urm\u0103resc apartamente al c\u0103ror pre\u0163 dep\u0103\u015fe\u015fte 60.000 de euro. Oferta este, iar\u0103\u015fi, structurat\u0103 diferit: doar 21,7% din locuin\u0163ele la bloc scoase la v\u00e2nzare au un pre\u0163 mai mic sau egal cu 40.000 de euro, 39,6% din oferte au un pre\u0163 cuprins \u00eentre 40.000 \u015fi 60.000 de euro, iar 38,7% din total se \u00eencadreaz\u0103 la un pre\u0163 mai mare de 60.000 euro.<\/p>\n<p><strong>Ora\u015ful cu cele mai multe apartamente noi<\/strong><br \/>\n\u00cen <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/cluj-napoca\">Cluj-Napoca<\/a>, ponderea unit\u0103\u0163ilor nou-construite dep\u0103\u015fe\u015fte 40%, situ\u00e2ndu-se astfel peste media pe \u0163ar\u0103 \u2013 acest lucru explic\u0103, \u00een mare parte, de ce \u00een acest ora\u015f pre\u0163urile practicate pe segmentul segmentul nou continu\u0103 s\u0103 se situeze, \u00een multe cazuri, sub cele de pe segmentul vechi. Din punct de vedere al num\u0103rului de camere, distribu\u0163ia cerere de pe pia\u0163a reziden\u0163ial\u0103 clujean\u0103 corespunde \u00een mare m\u0103sur\u0103 cu cea a ofertei. Astfel, procentului de 43% din c\u0103ut\u0103ri care se \u00eendreapt\u0103 spre unit\u0103\u0163i cu dou\u0103 camere, \u00eei r\u0103spunde o pondere de 41,2% din ofert\u0103. <\/p>\n<p>Totu\u015fi, un decalaj exist\u0103 \u015fi \u00een acest ora\u015f la nivel de pre\u0163. Pe de o parte, cererea este distribuit\u0103 \u00een felul urm\u0103tor: 50,3% dintre cump\u0103r\u0103tori vizeaz\u0103 apartamente cu un pre\u0163 maxim de 40.000 de euro, 31,3% se \u00eendreapt\u0103 spre intervalul cuprins \u00eentre 40.000 \u015fi 60.000 euro, \u00een vreme ce doar 18,4% dintre ace\u015ftia ar avea un buget mai mare de 60.000 euro. Pe de alt\u0103 parte, doar 19,3% din apartamentele scoase la v\u00e2nzare \u00een Cluj au un pre\u0163 de cel mult 40.000 de euro, majoritatea fiind \u00eens\u0103 garsoniere \u015fi nu apartamente cu dou\u0103 camere, a\u015fa cum \u015fi-ar dori cump\u0103r\u0103torii. \u00cen acela\u015fi timp, 39,8% dintre oferte au pre\u0163uri cuprinse \u00eentre 40.000 \u015fi 60.000 de euro, iar 40,9% din unit\u0103\u0163ile scoase la v\u00e2nzare afi\u015feaz\u0103 un pre\u0163 mai mare de 60.000 euro.<\/p>\n<p><strong>Cerere mare de locuin\u0163e cu trei camere la malul m\u0103rii<\/strong><br \/>\n\u015ei \u00een <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/constanta\">Constan\u0163a<\/a>, unit\u0103\u0163ile vechi sunt predominante \u00een pia\u0163\u0103, reprezent\u00e2nd 83,9% din ofert\u0103. La fel ca \u00een Cluj-Napoca, din punct de vedere al num\u0103rului de camere, distribu\u0163ia cererii corespunde \u00een mare m\u0103sur\u0103 cu cea a ofertei. Diferen\u0163a const\u0103 \u00een faptul c\u0103, \u00een ora\u015ful de la malul m\u0103rii, cererea de unit\u0103\u0163i cu trei camere dep\u0103\u015fe\u015fte oferta &#8211; 39,7% din cump\u0103r\u0103tori caut\u0103 unit\u0103\u0163i cu trei camere, acestora r\u0103spunz\u00e2ndu-le doar 34% din ofert\u0103.<\/p>\n<p>\u015ei aici exist\u0103 \u00eens\u0103 un decalaj evident la nivel de pre\u0163. Potrivit datelor www.imobiliare.ro, cererea arat\u0103 astfel: 41% din cump\u0103r\u0103tori vor locuin\u0163e cu un pre\u0163 maxim de 40.000 de euro, 33,6% se \u00eendreapt\u0103 spre unit\u0103\u0163ile cuprinse \u00eentre 40.000 \u015fi 60.000 de euro, \u00een vreme ce 25,4% dintre ace\u015ftia ar dispune de o sum\u0103 mai mare de 60.000 de euro. La polul opus, doar 22,7% din apartamentele scoase la v\u00e2nzare \u00een Constan\u0163a afi\u015feaz\u0103 un pre\u0163 de p\u00e2n\u0103 la 40.000 de euro, 39,9% dintre pferte se \u00eencadreaz\u0103 \u00eentre 40.000 \u015fi 60.000 de euro, iar \u00een 37,4% din cazuri pre\u0163ul solicitat dep\u0103\u015fe\u015fte pragul de 60.000 euro.<\/p>\n<p><strong>\u00cen Moldova, peste 80% din apartamente sunt vechi<\/strong><br \/>\n\u00cen <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/iasi\">Ia\u015fi<\/a>, 83,5% din oferta de apartamente este reprezentat\u0103 de unit\u0103\u0163ile vechi. 47,3% din c\u0103ut\u0103ri au ca obiect unit\u0103\u0163ile cu dou\u0103 camere, 29,8% din cump\u0103r\u0103tori \u00ee\u015fi \u00eendreapt\u0103 aten\u0163ia spre apartamentele cu trei camere, \u00een timp ce interesul pentru garsoniere este mult mai ridicat dec\u00e2t \u00een alte ora\u015fe, 17% din c\u0103ut\u0103ri viz\u00e2nd astfel de propriet\u0103\u0163i. \u00cen ceea ce prive\u015fte oferta, procentele sunt diferite, oferta de apartamente cu dou\u0103 \u015fi trei camere fiind aproape egal\u0103 &#8211; 39% versus 37%.<\/p>\n<p>Din punctul de vedere al pre\u0163ului, cererea este distribuit\u0103 astfel: 70,3% din c\u0103ut\u0103ri sunt pentru unit\u0103\u0163i cuprinse \u00eentre 20.000 \u015fi 40.000 de euro, 23,2% se \u00eendreapt\u0103 spre intervalul cuprins \u00eentre 40.000 \u015fi 60.000 euro, iar 6,5% din cump\u0103r\u0103tori urm\u0103resc apartamente al c\u0103ror pre\u0163 dep\u0103\u015fe\u015fte 60.000 de euro. V\u00e2nz\u0103torii au \u00eens\u0103 o perspectiv\u0103 diferit\u0103: doar pu\u0163in peste 30% din apartamentele scoase la v\u00e2nzare cost\u0103 p\u00e2n\u0103 la 40.000 de euro, 43,3% din oferte sunt cuprinse \u00eentre 40.000 \u015fi 60.000 de euro, iar 25,5% din ofert\u0103 afi\u015feaz\u0103 un pre\u0163 mai mare de 60.000 euro.<\/p>\n<p><strong>Timi\u015foara: doar 10% din ofert\u0103 cost\u0103 p\u00e2n\u0103 la 40.000 de euro<\/strong><br \/>\n\u00cen <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/timisoara\">Timi\u015foara<\/a>, 74% din oferta de apartamente este reprezentat\u0103 de segmentul vechi. Dac\u0103 \u00een ceea ce prive\u015fte distribu\u0163ia pe num\u0103r de camere a cererii \u015fi a ofertei nu se observ\u0103 decalaje la fel de mari ca \u00een celelalte ora\u015fe, constat\u00e2ndu-se diferen\u0163e semnificative doar \u00een cazul garsonierelor \u015fi al unit\u0103\u0163ilor cu patru camere, din punct de vedere al pre\u0163ului, lucrurile se prezint\u0103 diferit. Astfel, 45,3% dintre cump\u0103r\u0103tori vizeaz\u0103 apartamente al c\u0103ror pre\u0163 maxim s\u0103 nu dep\u0103\u015feasc\u0103 40.000 de euro, \u00een condi\u0163iile \u00een care doar 10,5% din ofert\u0103 r\u0103spunde acestei a\u015ftept\u0103ri. Mai mult, 40,5% dintre ofertele pe acest segment afi\u015feaz\u0103 un pre\u0163 mai mare de 60.000 de euro, \u00een timp ce doar 17,4% dintre poten\u0163ialii cump\u0103r\u0103tori iau \u00een calcul astfel de locuin\u0163e.<\/p>\n<p><em><strong>Cite\u015fte \u015fi <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente\/in-unele-orase-apartamentele-s-au-scumpit-la-inceput-de-an-vezi-unde_db\/\">\u00cen unele ora\u015fe, apartamentele s-au scumpit la \u00eenceput de an.
