Care e cheia unor pre\u0163uri mai mici?"},"content":{"rendered":"<p><strong>Pre\u0163urile locuin\u0163elor din ansamblurile reziden\u0163iale bucure\u015ftene s-au majorat u\u015for anul trecut, cu toate c\u0103 v\u00e2nz\u0103rile nu au cunoscut un avans notabil.<\/strong><\/p>\n<p>De\u015fi, per ansamblu, pre\u0163urile locuin\u0163elor au continuat s\u0103 se deprecieze anul trecut, pe pia\u0163a reziden\u0163ial\u0103 bucure\u015ftean\u0103 a avut loc o schimbare de direc\u0163ie. Mai exact, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/bucuresti?id=5241588\">apartamentele noi<\/a> din Capital\u0103 au \u00eenregistrat \u00een 2011 o u\u015foar\u0103 tendin\u0163\u0103 de scumpire. <a class=\"article-body-links\"href=\"'https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\/bucuresti\">Indicele calculat de www.imobiliare.ro<\/a> arat\u0103 c\u0103 pre\u0163ul mediu cerut pentru un apartament nou din Bucure\u015fti a crescut pe parcursul anului trecut cu 4,95%, de la 1.312 euro pe metru p\u0103trat util la finele lui decembrie 2010, p\u00e2n\u0103 la 1.377 de euro \u00een decembrie anul trecut. 2011 a fost, astfel, primul an de cre\u015ftere pentru pre\u0163urile locuin\u0163elor noi din Capital\u0103 de la declan\u015farea crizei \u00eencoace. Spre compara\u0163ie, \u00een 2010 pre\u0163urile pe acest segment au sc\u0103zut cu circa 10,2%, de la 1.461 de euro pe metru p\u0103trat, p\u00e2n\u0103 la 1.312 euro pe metru p\u0103trat. Cel mai mare declin a avut \u00eens\u0103 loc pe parcursul lui 2009, c\u00e2nd pre\u0163urile medii cerute de dezvoltatori s-au pr\u0103bu\u015fit cu aproape 30%, de la 2.081 de euro la 1.461 de euro pe metru p\u0103trat. <\/p>\n<p>Tendin\u0163a de scumpire a apartamentelor noi din Capital\u0103 este eviden\u0163iat\u0103 \u015fi de un raport realizat recent de companiile de consultan\u0163\u0103 REAS \u015fi Jones Lang LaSalle (JLL). Potrivit acestuia, \u00een trimestrul al patrulea din 2011 pre\u0163ul mediu \u00eenregistrat pe acest segment al pie\u0163ei reziden\u0163iale bucure\u015ftene a fost cu circa 5% mai mare dec\u00e2t \u00een aceea\u015fi perioad\u0103 a anului trecut. Cu toate acestea, datele companiei arat\u0103 c\u0103 valoarea medie \u00eenregistrat\u0103 pe tot parcursul lui 2011 a cunoscut o u\u015foar\u0103 sc\u0103dere, de 1,4%, fa\u0163\u0103 de media pe 2010. <\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente-noi\/in-2011-oferta-de-apartamente-noi-a-fost-mai-piperata-care-e-cheia-unor-preturi-mai-mici_db\/unblocnou-2\/\" rel=\"attachment wp-att-17685\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/info.imobiliare.ro\/wp-content\/uploads\/2012\/02\/unblocnou-300x206.jpg\" alt=\"\" title=\"unblocnou\" width=\"300\" height=\"206\" class=\"alignleft size-medium wp-image-17685\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2012\/02\/unblocnou-300x206.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2012\/02\/unblocnou.jpg 480w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><strong>Noile proiecte, o \u201egur\u0103 de aer\u201d pentru pia\u0163\u0103<\/strong><br \/>\nFenomenul de revenire a pre\u0163urilor locuin\u0163elor noi din Capital\u0103 a avut loc \u00een ciuda faptului c\u0103 pe acest segment nu au avut loc \u00eembun\u0103t\u0103\u0163iri majore \u00een ceea ce prive\u015fte v\u00e2nz\u0103rile sau raportul dintre cerere \u015fi ofert\u0103. Astfel, potrivit datelor REAS \u015fi JLL, \u00een 2011 circa dou\u0103 treimi din cele circa 8.000 de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/bucuresti?id=5241588\">locuin\u0163e noi<\/a> declarate ca finalizate de c\u0103tre dezvoltatori au r\u0103mas nev\u00e2ndute. Principala problem\u0103 a r\u0103mas legat\u0103 de cerere, puterea \u015fi dorin\u0163a de cump\u0103rare ale poten\u0163ialilor clien\u0163i fiind \u00een continuare restric\u0163ionate \u00een contextul instabilit\u0103\u0163ii macroeconomice. De asemenea, se arat\u0103 \u00een raportul citat, \u00een pia\u0163\u0103 persist\u0103 \u015fi un sentiment de ne\u00eencredere fa\u0163\u0103 de dezvoltatorii de locuin\u0163e noi, \u00een mare parte din cauza <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/ansambluri-rezidentiale\/bucuresti\">ansamblurilor reziden\u0163iale<\/a> nefinalizate sau \u00eenghe\u0163ate pe acest segment.<\/p>\n<p>\u00cen acest context, apare o \u00eentrebare c\u00e2t se poate de fireasc\u0103: este tendin\u0163a de scumpire a apartamentelor noi una conjunctural\u0103 sau, dimpotriv\u0103, una de durat\u0103? \u201cNu a\u015f vorbi de o real\u0103 revenire a pre\u0163urilor sau de un trend de cre\u015ftere care s\u0103 se men\u0163in\u0103 de acum \u00eencolo. Dimpotriv\u0103, sper ca pre\u0163ul mediu cerut de dezvoltatori s\u0103 scad\u0103 \u00een continuare, \u00eens\u0103 nu ca urmare a reducerilor aplicate pentru proiectele deja existente, ci ca urmare a apari\u0163iei unora noi, mai bine adaptate la cererea local\u0103 din Bucure\u015fti din punctul de vedere al pre\u0163urilor\u201d, a declarat, pentru www.imobiliare.ro, Maximilian Mendel, Associate Director, CEE Research &#038; Advisory, \u00een cadrul REAS.<\/p>\n<p><strong>V\u00e2nz\u0103ri deblocate \u00een Var\u015fovia \u015fi Praga<\/strong><br \/>\nApari\u0163ia unor noi proiecte, mai bine adaptate la condi\u0163iile actuale de pia\u0163\u0103, a fost cheia sc\u0103derii pre\u0163urilor la apartamentele noi \u015fi debloc\u0103rii v\u00e2nz\u0103rilor \u015fi \u00een pie\u0163ele mai dezvoltate din Europa Central\u0103 \u015fi de Est. Astfel, \u00een Var\u015fovia pre\u0163urile cerute de dezvoltatori au sc\u0103zut cu 6,6% la o compara\u0163ie trimestrial\u0103 (ultimele trei luni din 2011 fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului precedent) \u015fi cu 2,8% la o compara\u0163ie anual\u0103. Aceast\u0103 sc\u0103dere a avut loc \u00een principal datorit\u0103 re\u00eemprosp\u0103t\u0103rii ofertei de apartamente noi, dezvoltatorii lans\u00e2nd anul trecut 124 de ansambluri reziden\u0163iale, unele dintre ele fiind low-cost. \u00cen capitala polonez\u0103 au fost v\u00e2ndute anul trecut circa 11.600 de apartamente \u00een cadrul unor <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/ansambluri-rezidentiale\/bucuresti\">ansambluri reziden\u0163iale<\/a>, ceea ce indic\u0103 o cre\u015ftere cu 9,2% fa\u0163\u0103 de 2010.<\/p>\n<p>\u015ei \u00een Praga, dezvoltatorii au lansat noi proiecte, mai ales \u00een prima jum\u0103tate a anului, acestea fiind mai bine adaptate la cererea actual\u0103 din punctul de vedere al pre\u0163urilor. \u00cen plus, ieftinirile aplicate pentru vechile proiecte au alimentat \u015fi ele v\u00e2nz\u0103rile. \u00cen capitala ceh\u0103, pre\u0163urile locuin\u0163elor noi erau, \u00een medie, cu circa 5% mai mici \u00een al patrulea trimestru din 2011 fa\u0163\u0103 de perioada similar\u0103 din 2010.
