Dincolo de atmosfera de incertitudine resim\u0163it\u0103 pe plan economic \u2013 pe plan local, dar \u015fi global -, speran\u0163a ca pre\u0163urile s\u0103 mai scad\u0103 este, de multe ori, cea care \u0163ine clien\u0163ii \u00een loc.<\/p>\n<div class=\"entry-content-inline-styles\">Prin prisma unei tranzac\u0163ii recent \u00eencheiate, Ion Iancu este de p\u0103rere c\u0103, atunci c\u00e2nd ai nevoie s\u0103 cumperi o locuin\u0163\u0103 \u015fi-\u0163i planifici \u00een mod realist s\u0103 faci asta, orice moment poate fi potrivit. \u015ei c\u00e2nd vinzi o cas\u0103 e la fel, crede el. Pia\u0163a se afl\u0103 acum \u00eentr-un punct \u00een care, pentru ofertele bine pozi\u0163ionate ca pre\u0163, se \u00eencheie tranzac\u0163ii. \u00cen astfel de cazuri, crede reprezentantul Klauss &amp; Partners, valorile de v\u00e2nzare nu vor mai sc\u0103dea cu mult \u00een perioada urm\u0103toare, pentru c\u0103 cerere exist\u0103 \u00een pia\u0163\u0103. Pe de alt\u0103 parte, pentru ofertele care au un pre\u0163 peste medie, proprietarii vor fi nevoi\u0163i s\u0103-\u015fi mai reduc\u0103 preten\u0163iile, pentru c\u0103 nu vor vinde \u2013 aceasta nu va fi \u00eens\u0103 o ieftinire real\u0103, adic\u0103 o sc\u0103dere concret\u0103 a pre\u0163ului de tranzac\u0163ionare.<\/p>\n<p><strong>3. \u00cen pia\u0163\u0103 pot fi g\u0103site oportunit\u0103\u0163i<\/strong><br \/>\nIon Iancu se num\u0103r\u0103 printre cei care au \u201eluat taurul de coarne\u201d \u00een 2012. \u201eAm \u00eenceput s\u0103 cochetez cu ideea de a m\u0103 muta \u00eentr-un <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/bucuresti\">apartament<\/a> mai bun dec\u00e2t cel \u00een care st\u0103team pe la sf\u00e2r\u015fitul anului trecut\u201d, poveste\u015fte el. La vremea aceea, locuia \u00eentr-o locuin\u0163\u0103 cu trei camere \u00eentr-un bloc din cartierul Militari \u015fi voia s\u0103 se mute \u00eentr-o unitate locativ\u0103 similar\u0103, dar situat\u0103 \u00eentr-o zon\u0103 mai bine cotat\u0103 a Capitalei, respectiv Domenii. Avea \u00een minte un buget de 100.000-110.000 de euro, iar \u00een urm\u0103 cu c\u00e2teva s\u0103pt\u0103m\u00e2ni a \u00eenceput s\u0103 cerceteze mai serios pia\u0163a. Dup\u0103 c\u00e2teva zile de c\u0103ut\u0103ri, a identificat ceea ce lui i s-a p\u0103rut o oportunitate: un apartament cu trei camere, cu o suprafa\u0163\u0103 util\u0103 de 109 metri p\u0103tra\u0163i, amplasat \u00eentr-un bloc finalizat \u00een 2007, din zona Domenii. Proprietatea avea un pre\u0163 cerut de 135.000 de euro, dar a reu\u015fit s\u0103 negocieze p\u00e2n\u0103 la 125.000 de euro, dup\u0103 care a \u00eencheiat rapid tranzac\u0163ia. Nu a mai a\u015fteptat s\u0103 v\u00e2nd\u0103 apartamentul pe care \u00eel avea deja, ci a contractat un credit, urm\u00e2nd ca dup\u0103 aceea s\u0103 v\u00e2nd\u0103 vechea locuin\u0163\u0103 pentru a achita o parte din \u00eemprumut (\u00een momentul de fa\u0163\u0103 are vechiul apartament la v\u00e2nzare, cu 67.500 de euro). Ion Iancu a acceptat s\u0103 pl\u0103teasc\u0103 mai mult dec\u00e2t bugetul pe care \u015fi-l setase ini\u0163ial pentru c\u0103 suprafa\u0163a locuin\u0163ei era mai mare dec\u00e2t ceea ce ar fi sperat, respectiv 109 metri p\u0103tra\u0163i utili, iar locuin\u0163a f\u0103cea parte dintr-un bloc nou-construit.<\/p>\n<p>Iulian Niculae, directorul general al agen\u0163iei Victoria Consult \u015fi agentul care a asistat cump\u0103r\u0103torul \u00een aceast\u0103 tranzac\u0163ie, estimeaz\u0103 c\u0103, \u00een perioada de boom, un astfel de apartament \u2013 \u00een fapt, un penthouse, mai mare dec\u00e2t o locuin\u0163\u0103 obi\u015fnuit\u0103 cu trei camere din acela\u015fi imobil \u2013 s-ar fi v\u00e2ndut cu 260.000-270.000 de euro.<\/p>\n<p><strong>4. Oferta de propriet\u0103\u0163i bune este limitat\u0103<\/strong><br \/>\nLa \u00eentrebarea \u201eE sau nu momentul potrivit s\u0103 cumperi o locuin\u0163\u0103?\u201d, Iulian Niculae nu d\u0103 un r\u0103spuns univoc &#8211; \u201eImportant e ceea ce cau\u0163i\u201d, spune el. \u201ePia\u0163a s-a ni\u015fat foarte mult, a\u015fa c\u0103 tendin\u0163a de a generaliza este periculoas\u0103\u201d, adaug\u0103. Pe acest segment \u00eens\u0103, oferta este foarte limitat\u0103. Acesta este motivul pentru care, atunci c\u00e2nd o astfel de ofert\u0103 apare \u00een pia\u0163\u0103, se tranzac\u0163ioneaz\u0103 foarte repede. Este greu de crezut c\u0103, pe aceast\u0103 ni\u015f\u0103, pre\u0163urile vor mai sc\u0103dea cu mult \u00een perioada urm\u0103toare, crede Niculae. \u00cen condi\u0163iile unei cereri ridicate \u015fi unei oferte reduse, este logic ca, \u00een perioada urm\u0103toare, pre\u0163urile s\u0103 se men\u0163in\u0103 la nivelul actual.<\/p>\n<p>Altfel stau lucrurile \u00eens\u0103 c\u00e2nd vine vorba de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/bucuresti\">apartamentele<\/a> situate \u00een blocurile construite \u00eenainte de 1977. Aici, oferta e foarte mare, iar pre\u0163urile sunt \u015fi ele atractive \u2013 Niculae d\u0103 exemplul unei locuin\u0163e cu trei camere \u00eentr-un bloc vechi din Domenii, ce are o suprafa\u0163\u0103 util\u0103 de aproape 60 de metri p\u0103tra\u0163i \u015fi se poate tranzac\u0163iona undeva \u00eentre 55.000 \u015fi 60.000 de euro. Cu toate acestea, cererea pe un astfel de segment este redus\u0103, dat fiind c\u0103 astfel de blocuri se afl\u0103 foarte aproape de sf\u00e2r\u015fitul duratei lor de via\u0163\u0103. \u00centr-un asemenea context, este de a\u015fteptat ca proprietarii s\u0103 mai scad\u0103 pre\u0163urile \u00een perioada urm\u0103toare, din cauza faptului c\u0103 nu au cerere.<\/p>\n<p>Cu alte cuvinte, conchide Niculae, \u00eenainte s\u0103 spui dac\u0103 e sau nu momentul potrivit s\u0103 cumperi o locuin\u0163\u0103, trebuie s\u0103 \u015ftii ce cau\u0163i, iar apoi s\u0103 cuno\u015fti foarte bine zona \u015fi segmentul de pia\u0163\u0103 respectiv \u2013 s\u0103 \u015ftii ce oferte exist\u0103, ce se cere, ce se vinde.<\/p>\n<div class=\"entry-content-inline-styles\"><strong>Momentul potrivit sau locuin\u0163a potrivit\u0103?<\/strong><br \/>\nMomentul oportun pentru a face o achizi\u0163ie este atunci c\u00e2nd cump\u0103r\u0103torul a g\u0103sit o locuin\u0163\u0103 ce \u00eei ofer\u0103 pachetul complet &#8211; un pre\u0163 avantajos pentru o locuin\u0163\u0103 \u00een zona vizat\u0103, cu suprafa\u0163a distribuit\u0103 dup\u0103 nevoile lui, \u00eentr-un imobil dezvoltat conform standardelor etc.<br \/>\nPre\u0163ul unei locuin\u0163e este doar unul dintre factorii care ar trebui s\u0103 influen\u0163eze decizia cump\u0103r\u0103torului de a face o achizi\u0163ie. Atitudinea clien\u0163ilor care prefer\u0103 s\u0103 mai a\u015ftepte \u00eenainte de a cump\u0103ra nu este total nerealist\u0103, \u00eens\u0103 sc\u0103derea pre\u0163urilor va fi una moderat\u0103 \u015fi, cel mai probabil, va avea un efect mai mare asupra locuin\u0163elor din blocurile vechi.
