Luna trecut\u0103, trendul general cresc\u0103tor al pre\u0163urilor a fost dictat, \u00eentr-o propor\u0163ie \u00eensemnat\u0103, de scumpirile \u00eenregistrate de locuin\u0163ele din blocurile construite \u00eenainte de 1990. Astfel, patru din cele cinci mari ora\u015fe analizate s-au situat pe un trend ascendent pe acest segment; \u00een contrapunct, sc\u0103deri notabile au fost consemnate de unit\u0103\u0163ile locative noi din trei centre urbane.<\/p>\n<p><strong>Bucure\u015ftiul, campion la ieftiniri<\/strong><br \/>\n\u00cen Capital\u0103, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele imobiliare.ro<\/a> a ajuns la o valoare de 1.099 de euro pe metru p\u0103trat, cu 1,5% mai pu\u0163in dec\u00e2t \u00een ianuarie \u015fi cu 4,3% mai pu\u0163in dec\u00e2t \u00een februarie 2012. <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/bucuresti\">Bucure\u015ftiul<\/a> este singurul ora\u015f \u00een care apartamentele vechi nu s-au scumpit \u00een ultima lun\u0103, pre\u0163ul mediu cerut pe acest segment men\u0163in\u00e2ndu-se la nivelul atins \u00een luna ianuarie, respectiv 1.020 de euro pe metru p\u0103trat util. Fa\u0163\u0103 de perioada similar\u0103 a anului precedent, valoarea actual\u0103 este cu 4,4% mai mic\u0103. Pe segmentul apartamentelor noi din Capital\u0103 \u00eens\u0103, \u00een ultima lun\u0103 a avut loc o sc\u0103dere de 2%, de la 1.265 la 1.240 de euro pe metru p\u0103trat util. Acest pre\u0163 este cu 7,3% mai redus dec\u00e2t cel cerut \u00een urm\u0103 cu 12 luni.<\/p>\n<p>\u00cen <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/brasov\">Bra\u015fov<\/a>, pre\u0163ul mediu cerut pentru apartamentele vechi \u015fi noi s-a men\u0163inut constant \u00een ultima lun\u0103, la o valoare de 862 de euro pe metru p\u0103trat, ceea ce marcheaz\u0103 un avans de 0,5% fa\u0163\u0103 de acum 12 luni. Locuin\u0163ele construite \u00eenainte de 1990 s-au apreciat \u00een februarie cu 0,6%, de la 843 la 848 de euro pe metru p\u0103trat. Comparativ cu februarie 2012, nivelul actual este cu 0,9% mai mic. Pe de alt\u0103 parte, pre\u0163ul mediu cerut pentru apartamentele nou-construite \u00een ora\u015ful de la poalele T\u00e2mpei a sc\u0103zut cu 2,3% \u00een ultima lun\u0103, de la 952 la 930 de euro pe metru p\u0103trat. Bra\u015fovul este singurul ora\u015f \u00een care apartamentele noi sunt mai scumpe acum dec\u00e2t anul trecut, diferen\u0163a fiind de 5,6%. <\/p>\n<p><strong>Timi\u015foara: cel mai mare declin la 12 luni<\/strong><br \/>\n\u00cen <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/cluj-napoca\">Cluj-Napoca<\/a>, pre\u0163urile locuin\u0163elor noi \u015fi vechi au consemnat un avans de 2,8% \u00een ultima lun\u0103; nivelul actual, de 905 euro pe metru p\u0103trat, este cu 3,1% mai mic dec\u00e2t \u00een februarie 2012. Valoarea de listare pentru apartamentele vechi a ajuns la finalul lunii trecute la 970 de euro pe metru p\u0103trat, \u00een cre\u015ftere cu 0,8% fa\u0163\u0103 de nivelul de 962 de euro pe metru p\u0103trat atins \u00een ianuarie. Spre compara\u0163ie, \u00een perioada similar\u0103 a anului trecut, locuin\u0163ele de pe acest segment erau cu 0,8% mai ieftine. Pe de alt\u0103 parte, Cluj-Napoca este ora\u015ful \u00een care locuin\u0163ele noi s-au scumpit cel mai mult \u00een ultimele 28 de zile. Acestea au ajuns la o valoare medie de 856 de euro pe metru p\u0103trat, cu 5,7% mai mult dec\u00e2t \u00een februarie (808 euro pe metru p\u0103trat), dar cu 2,6% mai pu\u0163in dec\u00e2t \u00een aceea\u015fi perioad\u0103 din 2012. <\/p>\n<p>\u00cen <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/constanta\">Constan\u0163a<\/a>, apartamentele s-au scumpit \u00een ultima lun\u0103 cu 1%, p\u00e2n\u0103 la valoarea de 874 de euro pe metru p\u0103trat, diferen\u0163a fa\u0163\u0103 de februarie 2012 fiind de 4,7%, \u00een sc\u0103dere. Locuin\u0163ele din blocurile vechi s-au apreciat \u00een ultima lun\u0103 cu 0,6%, de la 861 la 866 de euro pe metru p\u0103trat. Fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut, pre\u0163ul actual este cu 5,3% mai mic. Ora\u015ful de la malul m\u0103rii este al doilea care a consemnat scumpiri \u015fi pe segmentul locuin\u0163elor noi. Pre\u0163urile acestora au crescut \u00een ultima lun\u0103 cu 2,5%, de la 882 la 904 euro pe metru p\u0103trat util. Diferen\u0163a fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut este de 2,9%, \u00een sc\u0103dere.<\/p>\n<p>\u00cen Timi\u015foara, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele imobiliare.ro<\/a> a consemnat \u00een februarie un declin de 0,6%, p\u00e2n\u0103 la nivelul de 787 euro pe metru p\u0103trat; valoarea actual\u0103 este 4,1% mai redus\u0103 fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut. Pre\u0163ul mediu cerut pentru un apartament vechi a ajuns la 777 de euro pe metru p\u0103trat, \u00een cre\u015ftere cu 0,8% fa\u0163\u0103 de pragul de 771 de euro pe metru p\u0103trat atins \u00een ianuarie. Valoarea actual\u0103 este cu 3% mai mic\u0103 dec\u00e2t \u00een februarie 2011. La polul opus, ora\u015ful de pe Bega este cel care a consemnat cel mai mare declin al pre\u0163urilor pe segmentul apartamentelor noi: 5,9% \u00een ultimele 28 de zile, de la nivelul de 879 de euro consemnat \u00een prima lun\u0103 a anului.
