Fii realist: \u00eentinde-te doar at\u00e2t c\u00e2t \u00ee\u021bi e plapuma!<\/strong><br \/>\nAcest vechi proverb rom\u00e2nesc reprezint\u0103 un excelent principiu de \u201es\u0103n\u0103tate\u201d financiar\u0103, at\u00e2t \u00een via\u021ba de zi cu zi, c\u00e2t \u0219i atunci c\u00e2nd suntem confrunta\u021bi cu decizii mai mari, precum achizi\u021bia unei locuin\u021be. La modul ideal, cu to\u021bii vis\u0103m poate la case cu piscin\u0103, dar adev\u0103rul este c\u0103 pu\u021bini \u00ee\u0219i pot permite a\u0219a ceva. A\u0219a c\u0103 nu te l\u0103sa furat de \u201egenerozitatea\u201d b\u0103ncilor, care accept\u0103 azi, chiar \u0219i \u00een plin\u0103 criz\u0103, un grad de \u00eendatorare de peste 60% pentru \u00eemprumuturile ipotecare!<\/p>\n<p><strong>2. Raporteaz\u0103-te la veniturile de azi, nu la cele de m\u00e2ine!<\/strong><br \/>\n\u00cen perioada de boom economic, c\u00e2nd lucrurile p\u0103reau s\u0103 mearg\u0103 doar pe un curs ascendent, nu pu\u021bini au fost aceia care au luat decizii financiare dintr-un optimism exagerat, baz\u00e2ndu-se pe m\u0103riri viitoare de salariu sau pe g\u0103sirea unui job mai bun. Apoi, odat\u0103 cu venirea crizei, veniturile multora au sc\u0103zut, \u00een vreme ce al\u021bii \u0219i-au pierdut chiar locul de munc\u0103, r\u0103m\u00e2n\u00e2nd cu rate \u00eempov\u0103r\u0103toare. Chiar dac\u0103 e\u0219ti t\u00e2n\u0103r, iar ascensiunea financiar\u0103 reprezint\u0103 un scenariu probabil, ia \u00eentotdeauna \u00een calcul \u0219i cealalt\u0103 variant\u0103, pentru a evita surprizele nepl\u0103cute. Nimeni nu te opre\u0219te ca, peste c\u00e2\u021biva ani, dac\u0103 \u0219i c\u00e2nd vei avea o situa\u021bie mai bun\u0103, s\u0103 faci un upgrade de locuin\u021b\u0103.<\/p>\n<p><strong>3. G\u00e2nde\u0219te-te la cheltuielile suplimentare ce pot ap\u0103rea la achizi\u021bia unei case<\/strong><br \/>\nCump\u0103rarea unei locuin\u021be este, de regul\u0103, o \u201eopera\u021biune\u201d mult mai costisitoare dec\u00e2t s-ar p\u0103rea la prima vedere. Dincolo de cheltuielile evidente &#8211; rata lunar\u0103, avansul, taxele notariale etc. -, faptul c\u0103 vei deveni proprietar vine cu un cost suplimentar. Imagineaz\u0103-\u021bi scenarii negative: pierderea unui loc de munc\u0103<\/strong><br \/>\nAtunci c\u00e2nd \u00ee\u021bi calculezi bugetul de cas\u0103, trebuie s\u0103-\u021bi imaginezi \u0219i o serie de scenarii posibile, cum ar fi ca unul dintre so\u021bi s\u0103-\u0219i piard\u0103 locul de munc\u0103. Oric\u00e2t de nepl\u0103cut ar suna o asemenea variant\u0103, ea trebuie luat\u0103 \u00een calcul. Pentru a nu ajunge \u00een imposibilitate de returnare a creditului, un principiu de respectat ar fi ca un singur salariu la nivel de familie s\u0103 fie suficient at\u00e2t pentru plata ratei, c\u00e2t \u0219i pentru asigurarea nevoilor minime de existen\u021b\u0103 (hran\u0103 \u0219i utilit\u0103\u021bi). <\/p>\n<p><strong>5.
