Spre compara\u021bie, \u00een intervalul similar din 2012, pre\u021burile s-au diminuat cu doar 0,4%, \u00een timp ce declinul anual a fost de 1,3%. Alte centre regionale s-au conformat tendin\u021bei generale, \u00eens\u0103 cu ieftiniri mai mici dec\u00e2t media la nivel de \u021bar\u0103. <\/p>\n<p><em><strong>Top scumpiri:<\/strong><\/em><\/p>\n<p><strong>Cluj-Napoca:<\/strong><br \/>\nTrei dintre cele \u0219ase mari ora\u0219e analizate au consemnat major\u0103ri de pre\u021buri \u00een prima parte a acestui an, capitala Transilvaniei fiind prima pe list\u0103. <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/cluj-napoca\">Apartamentele scoase la v\u00e2nzare \u00een Cluj-Napoca<\/a> cost\u0103 acum cu 3,8% mai mult, de la o medie de 896 de euro pe metru p\u0103trat, la \u00eenceputul lui ianuarie, p\u00e2n\u0103 la un prag de 930 de euro pe metru p\u0103trat, la finele lui iunie. Valoarea actual\u0103 este cu 2,6% mai mic\u0103 dec\u00e2t cea din aceea\u0219i perioad\u0103 a anului trecut. Avansul consemnat \u00een primele \u0219ase luni din 2013 a fost generat \u00een cea mai mare parte de segmentul apartamentelor noi: acestea s-au scumpit \u00een perioada men\u021bionat\u0103 cu 7,4%, de la 825 la 886 de euro pe metru p\u0103trat. Marja de cre\u0219tere pentru apartamentele vechi a fost mult mai temperat\u0103, respectiv 1,1%, de la 966 la 977 de euro pe metru p\u0103trat. <\/p>\n<p><strong>Timi\u0219oara:<\/strong><br \/>\n\u00cen ora\u0219ul de pe Bega, Indicele Imobiliare.ro indic\u0103 o scumpire de 1,5% a locuin\u021belor vechi \u0219i noi \u00een prima jum\u0103tate a anului, pornind de la o valoare de 785 de euro pe metru p\u0103trat. Pre\u021bul cerut \u00een prezent pentru <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/timisoara\">apartamentele disponibile spre v\u00e2nzare \u00een Timi\u0219oara<\/a> &#8211; 797 de euro pe metru p\u0103trat &#8211; este cu 0,1% mai mare dec\u00e2t cel consemnat la finele lui iunie 2012. Avansul din primele \u0219ase luni ale anului a fost dictat \u00een mod exclusiv de proprietarii de apartamente vechi &#8211; ace\u0219tia \u0219i-au majorat preten\u021biile cu 3,1%, de la 769 la 793 de euro pe metru p\u0103trat util. La polul opus, apartamentele noi s-au ieftinit cu 4,6%, de la 879 la 838 de euro pe metru p\u0103trat util. <\/p>\n<p><strong>Constan\u021ba:<\/strong><br \/>\n\u0218i ora\u0219ul de la malul m\u0103rii se num\u0103r\u0103 printre cele cu o evolu\u021bie pozitiv\u0103 a pre\u021burilor \u00een prima jum\u0103tate a anului. Majorarea consemnat\u0103 de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/constanta\">apartamentele aflate la v\u00e2nzare \u00een Constan\u021ba<\/a> este \u00eens\u0103 vizibil mai redus\u0103: 0,3%, de la 856 la 859 de euro pe metru p\u0103trat util. Valoarea actual\u0103 este cu 3,9% mai mic\u0103 dec\u00e2t cea consemnat\u0103 la mijlocul anului trecut. Trendul ascendent din prima parte a anului a fost sus\u021binut de evolu\u021bia pre\u021burilor la apartamentele noi: acestea s-au scumpit cu 2,1%, de la 864 la 882 de euro pe metru p\u0103trat. Pe de alt\u0103 parte, \u00een momentul de fa\u021b\u0103, pre\u021bul cerut pentru apartamentele vechi este acela\u0219i ca la \u00eenceputul anului, respectiv 854 de euro pe metru p\u0103trat. <\/p>\n<p><em><strong>Top ieftiniri:<\/strong><\/em><\/p>\n<p><strong>Bucure\u0219ti:<\/strong><br \/>\nCapitala se situeaz\u0103 pe primul loc \u00een clasamentul reducerilor de pre\u021buri. Aici, Indicele Imobiliare.ro a consemnat un declin de 3,9% la 6 luni, de la 1.138 la 1.093 de euro pe metru p\u0103trat. Fa\u021b\u0103 de \u00eenceputul lui iulie 2012, pre\u021bul mediu cerut la ora actual\u0103 pentru <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/bucuresti\">apartamentele scoase la v\u00e2nzare \u00een Bucure\u0219ti<\/a>, fie ele vechi sau noi, este cu 3,4% mai mic. \u00cen ultimele \u0219ase luni, cele mai afectate de sc\u0103dere au fost locuin\u021bele noi: acestea s-au ieftinit cu 4,4% \u00een perioada men\u021bionat\u0103, de la 1.278 la 1.222 de euro pe metru p\u0103trat. Proprietarii de apartamente vechi din Bucure\u0219ti \u0219i-au diminuat preten\u021biile cu 2,7% \u00een acest r\u0103stimp, de la 1.046 la 1.018 euro pe metru p\u0103trat. <\/p>\n<p><strong>Ploie\u0219ti:<\/strong><br \/>\nPe locul al doilea \u00een topul ieftinirilor se situeaz\u0103 ora\u0219ul aurului negru, cu un minus de 3,8% la \u0219ase luni, de la 816 la 785 de euro pe metru p\u0103trat. O bun\u0103 parte din acest declin a fost consemnat chiar \u00een luna iunie, c\u00e2nd pre\u021burile <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/ploiesti\">apartamentelor scoase la v\u00e2nzare \u00een Ploie\u0219ti<\/a> s-au diminuat cu 2%, de la nivelul de 801 euro pe metru p\u0103trat atins \u00een mai. Fa\u021b\u0103 de jum\u0103tatea anului trecut, valoarea actual\u0103 este cu 5,1% mai mic\u0103.<\/p>\n<p><strong>Bra\u0219ov:<\/strong><br \/>\n\u00cen ora\u0219ul de la poalele T\u00e2mpei, Indicele Imobiliare.ro arat\u0103 o valoare de 835 de euro pe metru p\u0103trat, \u00een sc\u0103dere cu 2,6% fa\u021b\u0103 de nivelul de 857 de euro pe metru p\u0103trat valabil la \u00eenceputul acestui an. Fa\u021b\u0103 de acum 12 luni, pre\u021bul mediu cerut \u00een prezent pentru <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/brasov\">apartamentele aflate la v\u00e2nzare \u00een Bra\u0219ov<\/a> este cu 2,1% mai mic. \u0218i aici, \u00een prima parte din 2013 declinul a fost vizibil mai accentuat pe segmentul apartamentelor noi \u2013 acestea s-au ieftinit cu 3,2%, de la 923 la 893 de euro pe metru p\u0103trat.
