Principalul motiv const\u0103 \u00een evitarea impozitului la stat, ce ajunge la o pondere de 12% din valoarea total\u0103 a chiriei (sau 16% din venitul net, ce reprezint\u0103 75% din cel brut). Cu toate acestea, \u00eencheierea unui contract reprezint\u0103 un punct important, asupra c\u0103ruia tu, ca poten\u021bial chiria\u0219, ar trebui s\u0103 insi\u0219ti. <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong> \u00ee\u021bi prezint\u0103 o serie de  beneficii demne de luat \u00een seam\u0103 pe care \u021bi le aduce un astfel de document: <\/p>\n<p><strong>1. Confortul de a ocupa \u00een mod legal o locuin\u021b\u0103<\/strong><br \/>\nUn contract de \u00eenchiriere arat\u0103, mai presus de orice, c\u0103 ai dreptul de a locui acolo unde pl\u0103te\u0219ti chirie. Pe baza acestui document po\u021bi primi o viz\u0103 de flotant, pe care s\u0103 o ata\u0219ezi actului de identitate, iar \u00een felul acesta nu vei mai avea de ce s\u0103 te temi de controalele autorit\u0103\u021bilor sau de reclama\u021biile vecinilor. <\/p>\n<p><strong>2. Te asiguri c\u0103 tratezi direct cu proprietarul<\/strong><br \/>\nPoate c\u0103 pare o situa\u021bie desprins\u0103 dintr-un film, dar, atunci c\u00e2nd \u00eenchiriezi o locuin\u021b\u0103 \u201ela negru\u201d, te expui riscului de a pl\u0103ti ni\u0219te bani unui intermediar care sub\u00eenchiriaz\u0103 de fapt respectiva unitate locativ\u0103, f\u0103r\u0103 \u0219tirea proprietarului, ob\u021bin\u00e2nd astfel un profit de pe urma ta. Semn\u00e2nd \u00eens\u0103 un contract de \u00eenchiriere, vei avea siguran\u021ba unei rela\u021bii directe cu proprietarul locuin\u021bei (sau cu un \u00eemputernicit legal al acestuia). <\/p>\n<p><strong>3. Nu po\u021bi fi dat afar\u0103 pe nepus\u0103-mas\u0103<\/strong><br \/>\nAtunci c\u00e2nd stai \u00een chirie f\u0103r\u0103 o baz\u0103 legal\u0103, proprietarul poate veni oric\u00e2nd s\u0103-\u021bi cear\u0103, mai mult sau mai pu\u021bin justificat, s\u0103 p\u0103r\u0103se\u0219ti locuin\u021ba \u2013 chiar \u0219i \u00eentr-un termen absurd, cum ar fi o zi sau dou\u0103. Exact de o astfel de situa\u021bie te protejeaz\u0103 un contract. Acesta ar trebui s\u0103 includ\u0103 o clauz\u0103 specific\u0103 de reziliere, care s\u0103 stipuleze \u00een ce condi\u021bii acordul de \u00eenchiriere poate fi reziliat de fiecare parte, cu anun\u021barea \u00een prealabil a celeilalte p\u0103r\u021bi.<\/p>\n<p><strong>4. Proprietarul nu-\u021bi poate cre\u0219te chiria oric\u00e2nd \u0219i oricum<\/strong><br \/>\nDac\u0103 semnezi un contract legal de \u00eenchiriere, cu o sum\u0103 prestabilit\u0103 ca plat\u0103 lunar\u0103, proprietarul nu are dreptul s\u0103 impun\u0103 o majorare. Dac\u0103 acesta solicit\u0103 o m\u0103rire a chiriei, iar tu e\u0219ti de acord, singura modalitate prin care aceast\u0103 modificare intr\u0103 \u00een vigoare const\u0103 \u00een semnarea unui act adi\u021bional la contract, care va trebui \u00eenregistrat, la r\u00e2ndul s\u0103u, la Administra\u021bia Financiar\u0103.<\/p>\n<p><strong>5. Stabile\u0219te clar ce cheltuieli \u00ee\u021bi revin \u00een calitate de chiria\u0219<\/strong><br \/>\nUn alt avantaj al semn\u0103rii unui contract de \u00eenchiriere este c\u0103 acesta poate stipula ce cheltuieli revin celor dou\u0103 p\u0103r\u021bi semnatare &#8211; at\u00e2t \u021bie, c\u00e2t \u0219i proprietarului. Astfel, pe l\u00e2ng\u0103 suma fix\u0103 lunar\u0103, \u00een responsabilitatea chiria\u0219ului intr\u0103, de regul\u0103, \u0219i plata utilit\u0103\u021bilor (\u00eentre\u021binere, energie electric\u0103, cablu, internet etc.). Exist\u0103 \u00eens\u0103 anumite cheltuieli pe care nu tu ar trebui s\u0103 le supor\u021bi, iar acest lucru trebuie specificat \u00een contract: este vorba despre cheltuielile de repara\u021bie a blocului (care sunt de regul\u0103 incluse \u00een \u00eentre\u021binere) sau cele de repara\u021bie a casei (precum defec\u021biunile instala\u021biilor sanitare sau electrice &#8211; nu intr\u0103 aici \u00een calcul stric\u0103ciunile provocate de chiria\u0219). <\/p>\n","protected":false},"excerpt":{"rendered":"<p>Un document legal te protejeaz\u0103 de abuzurile ce pot veni din partea proprietarilor.
