Acesta este motivul pentru care acest segment este tot mai atractiv pentru poten\u021bialii cump\u0103r\u0103tori de locuin\u021be. \u201c\u00cen ultima vreme, pe fondul climatului economic dificil, s-a constatat un interes din ce \u00een ce mai mare fa\u021b\u0103 de achizi\u021bionarea imobilelor executate silit. Motivul unui astfel de interes este unul foarte simplu: pre\u021bul de achizi\u021bie al unei astfel de propriet\u0103\u021bi, mai pu\u021bin accesibil \u00een alte condi\u021bii, dar foarte avantajos \u00een acest caz\u201d, spune Adrian Lisaniuc, reprezentantul departamentului de execut\u0103ri silite al <a class=\"article-body-links\"href=\"http:\/\/www.regatta.ro\/\">Regatta Real Estate<\/a>. <\/p>\n<p>De\u0219i sun\u0103 bine, \u00eencheierea unei astfel de tranzac\u021bii nu este tocmai o opera\u021biune u\u0219oar\u0103; pentru a ob\u021bine pre\u021bul avantajos pe care \u021bi-l dore\u0219ti, ai de trecut c\u00e2teva \u201eobstacole\u201d: <\/p>\n<h2><span class=\"ez-toc-section\" id=\"1_Slaba_popularizare_a_ofertelor_de_acest_gen\"><\/span>1. Slaba popularizare a ofertelor de acest gen:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Potrivit lui Adrian Lisaniuc, anun\u021burile de propriet\u0103\u021bi executate silit sunt mai greu de g\u0103sit, ele nefiind la fel de popularizate precum ofertele obi\u0219nuite de v\u00e2nzare. Pentru a identifica oferta potrivit\u0103, ar trebui s\u0103 consul\u021bi o multitudine de surse, precum site-urile de profil, site-urile b\u0103ncilor, site-ul ANAF (Agen\u021bia Na\u021bional\u0103 de Administrare Fiscal\u0103) sau birourile executorilor judec\u0103tore\u0219ti. Po\u021bi apela \u00eens\u0103 \u0219i la consultan\u021b\u0103 specializat\u0103 \u00een domeniu. \u201eConstat\u00e2nd aceast\u0103 oportunitate care i-ar putea ajuta pe oameni s\u0103-\u0219i achizi\u021bioneze o proprietate dezirabil\u0103 la un pre\u021b avantajos pentru ei, am creat \u00een cadrul companiei Regatta departamentul de imobile executate silit, departament prin care venim \u00een \u00eent\u00e2mpinarea clien\u021bilor no\u0219tri, at\u00e2t prin identificarea celor mai bune oferte de pre\u021b ap\u0103rute pe acest segment al pie\u021bei, c\u00e2t \u0219i prin consultan\u021b\u0103 \u00een materie, pentru a le u\u0219ura \u0219i a le face mai accesibil \u00eentreg procesul de achizi\u021bie al unui imobil executat silit\u201d, subliniaz\u0103 reprezentantul <a class=\"article-body-links\"href=\"http:\/\/www.regatta.ro\/\">Regatta<\/a>. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"2_Procedura_complicata\"><\/span>2. Procedura complicat\u0103:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Un alt factor ce poate descuraja un poten\u021bial cump\u0103r\u0103tor de imobile executate silit \u021bine de birocra\u021bia procedurii de achizi\u021bie. \u201eDe\u0219i la prima vedere procedura ar putea p\u0103rea complicat\u0103 pentru unii, \u00een realitate, ea nu presupune mai mult efort dec\u00e2t c\u0103utarea \u00eendelungat\u0103 \u0219i anevoioas\u0103 a unei propriet\u0103\u021bi \u00een condi\u021bii normale, prin numeroase vizion\u0103ri, deplas\u0103ri sau \u00eent\u00e2lniri cu diver\u0219i proprietari \u0219i agen\u021bi imobiliari. Mai mult, \u00een acest caz, existen\u021ba unor oferte clare, \u00aba priori\u00bb, \u0219i selectarea lor de c\u0103tre speciali\u0219tii \u00een domeniu, faciliteaz\u0103 considerabil procedura. Odat\u0103 stabilit interesul pentru o anumit\u0103 proprietate, restul procesului nu mai reprezint\u0103, practic, dec\u00e2t o procedur\u0103 legal\u0103 ce trebuie urmat\u0103 \u00een conformitate cu regulile obi\u0219nuite\u201d, explic\u0103 Andrei Lisaniuc. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"3_Nu_poti_vedea_locuinta_inainte_de_achizitie\"><\/span>3. Nu po\u021bi vedea locuin\u021ba \u00eenainte de achizi\u021bie:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Din cauza reticen\u021bei proprietarilor, imobilele executate silit nu pot fi, de regul\u0103, vizionate, iar, din acela\u0219i motiv, ofertele de acest gen sunt arareori ilustrate; astfel, \u00eencheierea unei tranzac\u021bii trebuie s\u0103 se fac\u0103, practic, \u201epe nev\u0103zute\u201d. De\u0219i exist\u0103 riscul ca astfel de locuin\u021be s\u0103 fie vandalizate, lucrul acesta se \u00eent\u00e2mpl\u0103 destul de rar. Chiar \u0219i a\u0219a, \u00een cazul apartamentelor spre exemplu, eventualele stric\u0103ciuni pot fi remediate cu ajutorul unor lucr\u0103ri de renovare pe care cei mai mul\u021bi poten\u021biali cump\u0103r\u0103tori le au oricum \u00een plan.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"4_Poti_intampina_dificultati_in_procesul_de_evacuare_a_fostului_proprietar\"><\/span>4. Po\u021bi \u00eent\u00e2mpina dificult\u0103\u021bi \u00een procesul de evacuare a fostului proprietar:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Odat\u0103 \u00eencheiat\u0103 tranzac\u021bia \u0219i ob\u021binut titlul de proprietate asupra imobilului, ai dreptul de a intra \u00een posesia acestuia. Exist\u0103 \u00eens\u0103 posibilitatea apari\u021biei unui conflict cu fostul proprietar, care poate refuza s\u0103 p\u0103r\u0103seasc\u0103 locuin\u021ba.
