Pe segmentul apartamentelor, spre exemplu, evolu\u021bia <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicelui Imobiliare.ro<\/a><\/strong> relev\u0103 un declin de 54,4% din martie 2008 (momentul de apogeu al pie\u021bei) p\u00e2n\u0103 la finele lui martie 2014. \u00cen prezent, pre\u021bul mediu cerut de v\u00e2nz\u0103tori la nivel na\u021bional este de 938 de euro pe metru p\u0103trat util, fa\u021b\u0103 de 2.058 de euro pe metru p\u0103trat util, \u00een urm\u0103 cu \u0219ase ani.<\/p>\n<p>Un recul \u00eenc\u0103 \u0219i mai mare a avut loc pe segmentul terenurilor pentru construc\u021bii &#8211; dat fiind c\u0103 nu mul\u021bi investitori sau utilizatori finali s-au mai aventurat s\u0103 fac\u0103 asemenea achizi\u021bii \u00een condi\u021bii de declin economic. Astfel, potrivit datelor centralizate de compania de evaluare Darian, \u00een perioada 2008-2013 pre\u021burile de tranzac\u021bionare pentru acest tip de terenuri s-au diminuat cu circa 63% la nivel na\u021bional.<\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/04\/crestere-vs-scaderi.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-full wp-image-29429\" alt=\"http:\/\/www.dreamstime.com\/royalty-free-stock-images-3d-concept-overcoming-problems-image29392419\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/04\/crestere-vs-scaderi.jpg\" width=\"600\" height=\"445\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/04\/crestere-vs-scaderi.jpg 600w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/04\/crestere-vs-scaderi-300x223.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/04\/crestere-vs-scaderi-130x97.jpg 130w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><\/p>\n<p><strong>Terenuri agricole de p\u00e2n\u0103 la 8 ori mai ieftine dec\u00e2t \u00een alte \u021b\u0103ri europene<\/strong><br \/>\n\u00cen ciuda acestei tendin\u021be general descendente, au existat \u00eens\u0103 \u0219i propriet\u0103\u021bi care au reu\u0219it s\u0103 \u201e\u00eenoate\u201d \u00eempotriva curentului. \u201ePerioada de recesiune nu a avut influen\u021be negative asupra evolu\u021biei pre\u021burilor <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-terenuri-agricole\">terenurilor agricole<\/a>. Dimpotriv\u0103, pre\u021burile de tranzac\u021bionare s-au dublat, comparativ cu ultimele luni ale anului 2007. De\u0219i pre\u021bul terenurilor agricole a urmat un trend ascendent, interesul pentru achizi\u021biile de terenuri a fost, \u0219i el, \u00een crestere\u201d, subliniaz\u0103 Flavius Pop, consultant \u00een cadrul departamentului de investi\u021bii al DTZ Echinox. Motivul pentru care terenurile agricole au sc\u0103pat \u201enev\u0103t\u0103mate\u201d de valul de ieftiniri provocate de criz\u0103 este c\u0103 acestea au r\u0103mas sensibil mai ieftine dec\u00e2t cele din alte \u021b\u0103ri europene, inclusiv \u00een perioada de \u201eboom\u201d. Chiar \u0219i dup\u0103 avansul consemnat \u00een ultimii ani, pre\u021burile actuale sunt de p\u00e2n\u0103 la opt ori mai mici dec\u00e2t cele practicate \u00een unele \u021b\u0103ri vest-europene, precizeaz\u0103 reprezentantul companiei.<\/p>\n<blockquote><p>\u201eCump\u0103r\u0103torii de terenuri agricole sunt interesa\u021bi \u00een special de zonele sud-vestice, sudice \u0219i estice, unde \u0219i pre\u021burile sunt mai mari \u00een raport cu alte regiuni cu teren arabil. Tipul de sol, culturile anterioare, men\u021binerea unei ciclicit\u0103\u021bi \u00eentre cultur\u0103 \u0219i recolt\u0103, existen\u021ba unui sistem de iriga\u021bii pot face diferen\u021ba de pre\u021b, \u00eens\u0103 marea problem\u0103 r\u0103m\u00e2ne fragmentarea, lipsa documentelor de proprietate clare \u0219i lipsa cadastrului \u0219i a intabularii.\u201d<\/p>\n<p><em><strong>Flavius Pop, consultant \u00een cadrul departamentului de investi\u021bii al DTZ Echinox<\/strong><\/em><\/p><\/blockquote>\n<p><strong>Banatul, cea mai \u201escump\u0103\u201d regiune<\/strong><br \/>\n\u00cen prezent, potrivit datelor DTZ Echinox, pre\u021burile de achizi\u021bie pentru loturile agricole din \u021bara noastr\u0103 variaz\u0103 at\u00e2t \u00een func\u021bie de regiune &#8211; \u00eentre 2.600 de euro pe hectar (\u00een Bucovina) \u0219i 3.600 de euro pe hectar (\u00een Banat) -, c\u00e2t \u0219i \u00een func\u021bie de caracteristicile fiec\u0103rui teren \u00een parte (suprafa\u021b\u0103, tipul de sol, existen\u021ba unui sistem de iriga\u021bii etc.). \u021ain\u00e2nd cont de discrepan\u021ba ce exist\u0103 \u00eenc\u0103 fa\u021b\u0103 de alte \u021b\u0103ri, reprezentantul companiei estimeaz\u0103 c\u0103 acest tip de propriet\u0103\u021bi vor continua s\u0103 se aprecieze \u00een urm\u0103torii doi ani, \u00eentr-un ritm cuprins \u00eentre 5% \u0219i 10% pe an. \u201eDecizia de a cump\u0103ra teren se poate dovedi inspirat\u0103 pe termen lung dac\u0103 pre\u021burile din Rom\u00e2nia se vor alinia \u00eentr-o anumit\u0103 m\u0103sur\u0103 pre\u021burilor practicate \u00een celelalte \u021b\u0103ri din vestul Europei\u201d, noteaz\u0103 reprezentantul companiei.
