Pre\u021bul:<\/strong><br \/>\nComparativ cu perioada de boom a pie\u021bei, c\u00e2nd clien\u021bii se \u00eenghesuiau la u\u0219a v\u00e2nz\u0103torilor \u00een ciuda pre\u021burilor ce cre\u0219teau (aproape) de la o zi la alta, \u00een ultimii \u0219ase ani, valoarea de achizi\u021bie a unei locuin\u021be a devenit, pentru majoritatea cump\u0103r\u0103torilor, principalul factor de selec\u021bie \u2013 \u0219i \u00eenc\u0103 unul extrem de restrictiv. Pe l\u00e2ng\u0103 deteriorarea situa\u021biei economice a \u021b\u0103rii, un impact important l-au avut restric\u021biile de creditare aplicate de c\u0103tre b\u0103nci, \u00een contrapunct cu lansarea programului Prima Cas\u0103 (prin care statul a decis s\u0103 co-garanteze acordarea de credite ipotecare c\u0103tre popula\u021bie, la un nivel redus de avans \u0219i dob\u00e2nd\u0103). A\u0219a se face c\u0103, la cinci ani de la implementarea acestei ini\u021biative a statului, pragul de 60.000 de euro a devenit cel mai uzitat etalon pe pia\u021ba reziden\u021bial\u0103 \u2013 cel pu\u021bin pe segmentul locuin\u021belor pentru clasa medie, fie ele vechi sau noi. De precizat este c\u0103, \u00eentre timp, preten\u021biile poten\u021bialilor cump\u0103r\u0103tori (dar \u0219i oportunit\u0103\u021bile oferite de c\u0103tre pia\u021b\u0103) \u00een aceast\u0103 marj\u0103 de pre\u021b au crescut \u2013 de la un apartament cu dou\u0103 camere \u00een bloc vechi, la unul cu trei camere \u00een bloc nou (\u00een condi\u021biile \u00een care, \u00een perioada de apogeu a pie\u021bei \u2013 martie 2008 \u2013, un apartament bicameral costa \u0219i 120.000 de euro, iar unul cu trei chiar \u0219i 150.000 de euro).<\/p>\n<p><em><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/ai-un-apartament-vechi-cat-mai-poti-cere-pe-el-acum-la-6-ani-dupa-boom_db\/\">Ai un apartament vechi? C\u00e2t mai po\u021bi cere pe el acum, la 6 ani dup\u0103 boom<\/a><\/strong><\/em><\/p>\n<p><strong>2. Localizarea:<\/strong><br \/>\nDe\u0219i pentru a beneficia de un pre\u021b mai bun tot mai mul\u021bi cump\u0103r\u0103tori se arat\u0103 dispu\u0219i s\u0103 fac\u0103 compromisuri la capitolul localizare (dovad\u0103 fiind succesul \u00eenregistrat de ansamblurile de locuin\u021be noi dezvoltate la marginea Capitalei, dar nu numai), asta nu \u00eenseamn\u0103 c\u0103 acest criteriu este eliminat din procesul de selec\u021bie. \u00cen pia\u021b\u0103 exist\u0103 \u00eenc\u0103 destui clien\u021bi care prefer\u0103 apartamentele vechi tocmai datorit\u0103 amplasamentului lor favorabil, datorit\u0103 accesului facil la mijloacele de transport \u00een comun (mai ales metrou) \u0219i apropierii de \u0219coli, gr\u0103dini\u021be, parcuri, magazine, centre comerciale etc. Chiar \u0219i pentru blocurile dezvoltate la periferie, accesul la cel pu\u021bin o linie de transport \u00een comun este un factor decisiv \u00een luarea unei decizii de achizi\u021bie.<\/p>\n<p><strong>3. Anul construc\u021biei:<\/strong><br \/>\nPrintre criteriile importante de selec\u021bie a unei propriet\u0103\u021bi (\u00een special a unui apartament) se num\u0103r\u0103 \u0219i vechimea acesteia. Potrivit datelor centralizate de Fondul Na\u021bional de Garantare a Creditelor pentru \u00centreprinderi Mici \u0219i Mijlocii (FNGCIMM), \u00een primele (aproximativ) cinci luni din 2014, 30% din valoarea finan\u021b\u0103rilor acordate prin programul Prima Cas\u0103 a avut ca obiect locuin\u021be noi, adic\u0103 finalizate \u00een perioada 2008-2014. Preferin\u021ba rom\u00e2nilor pentru apartamentele vechi (\u00eentruc\u00e2t cele ridicate p\u00e2n\u0103 \u00een 1990 reprezint\u0103, f\u0103r\u0103 \u00eendoial\u0103, \u201emasa\u201d tranzac\u021biilor cu locuin\u021be) poate fi explicat\u0103 simplu, prin faptul c\u0103 acestea sunt cele mai numeroase, oferta pe segmentul reziden\u021bial nou l\u0103s\u00e2nd \u00eenc\u0103 (mult) de dorit. Cu toate acestea, orientarea cump\u0103r\u0103torilor spre locuin\u021be noi este un trend din ce \u00een ce mai vizibil; chiar \u0219i cei care opteaz\u0103 \u00eenc\u0103 pentru blocurile vechi le prefer\u0103 totu\u0219i pe cele mai noi, construite dup\u0103 cutremurul din 1977.<\/p>\n<p><em><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/cat-de-vechi-e-apartamentul-tau-si-cum-se-simte-asta-la-pret_db\/\">C\u00e2t de vechi e apartamentul t\u0103u \u0219i cum se simte asta la pre\u021b?<\/a><\/strong><\/em><\/p>\n<p><strong>4. Num\u0103rul de camere\/suprafa\u021ba:<\/strong><br \/>\nDe\u0219i dezvolt\u0103rile din perioada de boom p\u0103reau s\u0103 indice orientarea rom\u00e2nilor spre locuin\u021be considerabil mai spa\u021bioase dec\u00e2t cele din blocurile vechi, recesiunea a contrazis aceast\u0103 \u201eteorie\u201d. Dovad\u0103 st\u0103 succesul consemnat de ansamblurile reziden\u021biale construite \u00een ultimii ani, formate din apartamente similare ca suprafa\u021b\u0103 cu cele din blocurile \u201ecomuniste\u201d. Din acest punct de vedere, blocurile noi sau cele vechi reabilitate termic vor avea predominan\u021b\u0103 fa\u021b\u0103 de cele ce consemneaz\u0103 \u00eenc\u0103 pierderi masive de c\u0103ldur\u0103 pe timp de iarn\u0103.
