P\u0103rerile anali\u0219tilor pot fi diferite \u00een ceea ce prive\u0219te yield-ul minim necesar pentru ca o anumit\u0103 proprietate s\u0103 fie considerat\u0103 o \u201eoportunitate\u201d. Potrivit lui Emanuel Po\u0219toac\u0103, managerul general al agen\u021biei imobiliare bucure\u0219tene Nordis, achizi\u021bia unei locuin\u021be este atractiv\u0103 din punct de vedere investi\u021bional dac\u0103 ofer\u0103 un randament de minimum 7% anual din \u00eenchiriere. Practic, asta ar echivala cu o recuperare a investi\u021biei \u00eentr-un r\u0103stimp de 14 ani \u0219i 3,6 luni. <\/div>\n<p>\u00cen <strong>zona de centru-nord<\/strong> a Capitalei (ce cuprinde subzonele Avia\u021biei, B\u0103neasa, Doroban\u021bi, Floreasca, Her\u0103str\u0103u, Kiseleff, Aviatorilor), un apartament cu dou\u0103 camere  are un pre\u021b mediu cerut de 69.100 de euro, \u00een vreme ce chiria pe acest segment ajunge la circa 410 euro pe lun\u0103. Randamentul unei asemenea achizi\u021bii ar fi de aproximativ 7,1% pe an, iar investi\u021bia ar putea fi recuperat\u0103 \u00een circa 14 ani. La un pre\u021b de 101.100 de euro \u0219i o chirie medie de 710 euro pe lun\u0103, un apartament cu trei camere ar aduce un yield de 8,4% pe an \u0219i o perioad\u0103 de amortizare de 11 ani \u0219i circa zece luni.<\/p>\n<p>\u00cen <strong>zona central\u0103<\/strong> (Unirii, Victoriei, Universitate, Roman\u0103, Cotroceni, Dacia), pre\u021bul mediu solicitat pentru o garsonier\u0103 este de 41.200 de euro, iar chiria se situeaz\u0103 la 250 de euro \u2013 valori ce echivaleaz\u0103 cu un randament de aproape 7,3% \u0219i un interval de recuperare a investi\u021biei de 13 ani \u0219i aproape nou\u0103 luni. Pentru o locuin\u021b\u0103 bicameral\u0103 (scoas\u0103 la v\u00e2nzare cu 76.200 de euro \u0219i la \u00eenchiriere cu 400 de euro pe lun\u0103), nivelul yield-ului ajunge la circa 6,3%, iar perioada de amortizare la 15 ani \u0219i peste zece luni. Lu\u00e2nd \u00een considerare un pre\u021b mediu de 101.700 de euro, raportat la o chirie de 520 de euro pe lun\u0103, un apartament cu trei camere \u00een zona central\u0103 ajunge la un randament de circa 6,1%, ceea ce ar face ca investi\u021bia s\u0103 fie recuperat\u0103 \u00een 16 ani \u0219i peste trei luni.<\/p>\n<p>\u00cen <strong>zona semicentral\u0103<\/strong> a Capitalei (1 Mai, 13 Septembrie, Dristor, Mo\u0219ilor, \u0218tefan cel Mare, Mihai Bravu, Tineretului, Vitan Nou), o garsonier\u0103 cost\u0103, \u00een medie, 38.500 de euro, iar chiria ajunge la 240 de euro pe lun\u0103; achizi\u021bia unei astfel de propriet\u0103\u021bi ar aduce un randament de aproape 7,5% pe an \u0219i ar putea fi amortizat\u0103 \u00een 13 ani \u0219i peste patru luni. La un pre\u021b mediu de 59.900 de euro \u0219i o chirie de 320 de euro pe lun\u0103, un apartament cu dou\u0103 camere ar oferi un yield de 6,4% \u0219i o perioad\u0103 de recuperare a investi\u021biei de 15 ani \u0219i peste \u0219apte luni. Un randament de 6,2% ar fi generat de o locuin\u021b\u0103 tricameral\u0103, \u00een condi\u021biile unui pre\u021b mediu de 75.400 de euro, fa\u021b\u0103 de o chirie de 390 de euro pe lun\u0103; o astfel de achizi\u021bie ar putea fi amortizat\u0103 \u00een 16 ani \u0219i circa o lun\u0103 de zile. <\/p>\n<p>\u00cen a\u0219a-numitele \u201ecartiere\u201d din <strong>sectorul 1<\/strong> (Bucure\u0219tii Noi, Grivi\u021bei, Gara de Nord), pre\u021bul solicitat pentru un apartament cu dou\u0103 camere este de 45.500 de euro, iar chiria ajunge la 300 de euro pe lun\u0103; o asemenea achizi\u021bie promite un randament de 7,9% \u0219i o perioad\u0103 de amortizare de 12 ani \u0219i aproape opt luni. Scoas\u0103 la v\u00e2nzare cu 57.100 de euro \u0219i la \u00eenchiriere cu 380 de euro pe lun\u0103, o unitate locativ\u0103 cu trei camere ofer\u0103 un yield de aproape 8% (7,98%), investi\u021bia put\u00e2nd fi recuperat\u0103 \u00een 12 ani \u0219i circa \u0219ase luni. <\/p>\n<p>\u00cen <strong>sectorul 2<\/strong>, cartierele Tei, Colentina \u0219i Pantelimon, cump\u0103rarea unei garsoniere cu 31.800 de euro (\u00een condi\u021biile unei chirii medii de 210 euro pe lun\u0103) ar oferi un randament de 7,9% pe lun\u0103 \u0219i o perioad\u0103 de amortizare de 12 ani \u0219i peste \u0219apte luni. Pe de alt\u0103 parte, din achizi\u021bia unui apartament bicameral (la un pre\u021b de 49.100 de euro) ar rezulta, la o chirie de 280 de euro pe lun\u0103, un yield de 6,8% pe an \u0219i o durat\u0103 de recuperare de 14 ani \u0219i peste \u0219apte luni. La un pre\u021b de 61.900 de euro \u0219i o chirie de 340 de euro pe lun\u0103 pentru o locuin\u021b\u0103 cu trei camere, randamentul ar fi de aproximativ 6,6% pe an, iar perioada de amortizare de 15 ani \u0219i circa dou\u0103 luni. <\/p>\n<p>\u00cen <strong>sectorul 3<\/strong> (Titan, Balta Alb\u0103, Vitan), datele Analize Imobiliare arat\u0103 c\u0103 pre\u021bul mediu solicitat pentru o garsonier\u0103 este de 33.000 de euro, raportat la o chirie medie de 200 de euro pe lun\u0103; randamentul oferit de o asemenea proprietate ar fi de 7,2% pe an, iar investi\u021bia ar fi recuperat\u0103 \u00een 13 ani \u0219i nou\u0103 luni. \u00cen acelea\u0219i zone, un apartament cu dou\u0103 camere \u2013 disponibil spre v\u00e2nzare cu 49.000 de euro \u0219i spre \u00eenchiriere cu 280 de euro pe lun\u0103 \u2013 ar aduce un yield de 6,8% \u0219i o perioad\u0103 de amortizare de 14 ani \u0219i \u0219apte luni. La un pre\u021b de 61.500 de euro \u0219i o chirie de 330 de euro pe lun\u0103, o locuin\u021b\u0103 tricameral\u0103 ar aduce un randament de 6,4% pe an \u0219i o durat\u0103 de recuperare a investi\u021biei de 15 ani \u0219i peste \u0219ase luni. <\/p>\n<p>\u00cen cartierele din <strong>sectorul 4<\/strong> (Berceni, Giurgiului), achizi\u021bia unei garsoniere (cu o medie de 30.100 de euro, fa\u021b\u0103 de chiria lunar\u0103 de 200 de euro) ar aduce un yield de aproape 8% pe an (7,97%), iar achizi\u021bia ar fi amortizat\u0103 \u00een 12 ani \u0219i peste \u0219ase luni. La o valoare medie de listare de 46.000 de euro \u0219i o chirie de 250 de euro pe lun\u0103, un apartament cu dou\u0103 camere ar oferi un randament de 6,5% \u0219i o perioad\u0103 de recuperare de 15 ani \u0219i patru luni. \u00cen condi\u021biile unui pre\u021b de 61.400 de euro \u0219i unei chirii de 300 de euro pe lun\u0103, un apartament cu trei camere ajunge la un yield de 5,86% pe an, iar durata de amortizare este de peste 17 ani. <\/p>\n<p>\u00cen <strong>sectorul 5<\/strong> (Rahova, Ferentari, Ghencea), achizi\u021bia unui apartament cu dou\u0103 camere ar aduce un randament de circa 7,6%, dup\u0103 cum rezult\u0103 raport\u00e2nd chiria pe acest segment (250 de euro pe lun\u0103) la pre\u021bul mediu solicitat de proprietari (39.300 de euro); o asemenea investi\u021bie ar putea fi recuperat\u0103 \u00een circa 13 ani. Lu\u00e2nd \u00een calcul un pre\u021b de 53.900 de euro \u0219i o chirie de 310 euro pe lun\u0103, un apartament cu trei camere ar oferi un yield de 6,9% \u0219i o durat\u0103 de amortizare a investi\u021biei de 14 ani \u0219i aproape \u0219ase luni.<\/p>\n<p>\u00cen cartierele din <strong>sectorul 6<\/strong> (Cr\u00e2nga\u0219i, Drumul Taberei, Giule\u0219ti, Militari), o garsonier\u0103 poate fi achizi\u021bionat\u0103, \u00een medie, cu 31.000 de euro, \u00een vreme ce chiria ajunge la 220 de euro pe lun\u0103; randamentul oferit de o asemenea proprietate se ridic\u0103 la 8,5% pe an, iar perioada de amortizare ajunge la 11 ani \u0219i circa nou\u0103 luni.
