Pragul minim al pre\u021burilor a fost atins \u00een luna decembrie a anului trecut, c\u00e2nd <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a> ajunsese, la nivel de \u021bar\u0103, la o valoare de 891 euro pe metru p\u0103trat, cu 10% mai mic\u0103 dec\u00e2t cea consemnat\u0103 \u00een prezent. <\/p>\n<p><strong>Recesiunea a t\u0103iat peste 50% din valoarea apartamentelor<\/strong><br \/>\n\u00cen Capital\u0103, punctul de jos al pie\u021bei a fost atins, per ansamblu, \u00een luna februarie a acestui an, c\u00e2nd v\u00e2nz\u0103torii solicitau, \u00een medie, 1.034 de euro pe metru p\u0103trat; de atunci, preten\u021biile acestora s-au majorat cu circa 7%, p\u00e2n\u0103 la 1.107 euro pe metru p\u0103trat la finele lunii octombrie.<\/p>\n<p>Pia\u021ba veche \u0219i cea nou\u0103 au avut o dinamic\u0103 diferit\u0103. Astfel, unit\u0103\u021bile locative din cadrul noilor ansambluri reziden\u021biale bucure\u0219tene au atins \u201epragul de jos\u201d al pre\u021burilor (1.063 de euro pe metru p\u0103trat) \u00een luna iunie a acestui an, \u00een vreme ce locuin\u021bele vechi au consemnat cea mai sc\u0103zut\u0103 valoare (982 de euro pe metru p\u0103trat) \u00een decembrie 2013. Un apartament nou cost\u0103 acum 1.155 de euro pe metru p\u0103trat, cu circa 55% mai pu\u021bin dec\u00e2t nivelul atins \u00een luna martie 2008 (2.576 de euro pe metru p\u0103trat). Spre compara\u021bie, un apartament vechi poate fi achizi\u021bionat cu 1.043 de euro pe metru p\u0103trat, cu aproape 53% mai pu\u021bin dec\u00e2t \u00een momentul de apogeu al pie\u021bei (c\u00e2nd ajungea la 2.215 euro pe metru p\u0103trat). <\/p>\n<p><strong>Jum\u0103tate dintre rom\u00e2nii cu o nevoie imobiliar\u0103 vor s\u0103 cumpere<\/strong><br \/>\nConform unui studiu derulat de Imobiliare.ro, aproape 36% din popula\u021bia urban\u0103 de peste 25 ani din \u0219ase mari ora\u0219e ale \u021b\u0103rii (Bucure\u0219ti, Bra\u0219ov, Cluj-Napoca, Timi\u0219oara, Constan\u021ba \u0219i Ia\u0219i) are sau a avut o nevoie imobiliar\u0103 activ\u0103 \u00eentr-un interval de \u0219ase luni. Mai mult de jum\u0103tate dintre responden\u021bi, respectiv o pondere de 52% din total,  au men\u021bionat nevoia de a cump\u0103ra o proprietate, \u00een vreme ce diferen\u021ba de 48% este divizat\u0103 \u00eentre cei interesa\u021bi s\u0103 \u00eenchirieze sau s\u0103 v\u00e2nd\u0103. Principalul criteriu de achizi\u021bie a unei locuin\u021be r\u0103m\u00e2ne pre\u021bul (pentru 75% dintre poten\u021bialii cump\u0103r\u0103tori), urmat de zon\u0103 (\u00een propor\u021bie de 57%) \u0219i confort (pentru 37%). Pe de alt\u0103 parte, vechimea imobilului este un criteriu decisiv pentru 24% dintre responden\u021bi. 45% dintre cei chestiona\u021bi au \u00een vedere o perioad\u0103 mai mare de \u0219ase luni pentru a \u00eencheia tranzac\u021bia vizat\u0103, iar 43% sunt dispu\u0219i s\u0103 pl\u0103teasc\u0103 un comision c\u0103tre un agent imobiliar. <\/p>\n<p><strong>Apartamentele cu 2 \u0219i 3 camere, \u00een topul preferin\u021belor<\/strong><br \/>\n\u00cen mod interesant, distribu\u021bia cererii de apartamente pe categorii de apartamente variaz\u0103 semnificativ \u00een func\u021bie de perioada de construc\u021bie. Pe segmentul blocurilor  finalizate \u00eenainte de 1977, spre exemplu, cele mai c\u0103utate sunt unit\u0103\u021bile cu dou\u0103 camere (46%), urmate de cele cu trei camere (36%), \u00een timp ce garsonierele \u0219i locuin\u021bele cu patru camere \u0219i mai mult de\u021bin c\u00e2te o cot\u0103 de 9% din total.<\/p>\n<p>Preferin\u021bele rom\u00e2nilor pentru apartamentele construite \u00eentre 1978 \u0219i 2000 arat\u0103 diferit. Cele mai c\u0103utate sunt unit\u0103\u021bile locative cu trei camere (\u00een propor\u021bie de 40%), urmate de cele bicamerale (32%); locuin\u021bele cu patru camere sau mai mult sunt atractive pentru 15% dintre clien\u021bi, \u00een vreme ce garsonierele atrag aten\u021bia a 13% dintre ace\u0219tia. <\/p>\n<p>\u00cen ceea ce prive\u0219te blocurile ridicate dup\u0103 anul 2000, 43% dintre poten\u021bialii cump\u0103r\u0103tori sunt interesa\u021bi de apartamente cu dou\u0103 camere, 35% \u0219i-ar dori o locuin\u021b\u0103 cu trei camere, 13% ar prefera o garsonier\u0103 \u0219i doar 9% ar opta pentru o unitate locativ\u0103 cu patru camere sau mai mult.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Valoarea de achizi\u021bie continu\u0103 s\u0103 fie cel mai important criteriu de selec\u021bie a unei locuin\u021be.
