Dup\u0103 \u0219apte ani de declin, pia\u021ba pare a fi \u00eenceput, \u00een sf\u00e2r\u0219it, un nou ciclu de cre\u0219tere. Potrivit <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicelui Imobiliare.ro<\/a>, suma medie solicitat\u0103 pentru <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\">apartamentele disponibile spre v\u00e2nzare<\/a> la nivel na\u021bional (noi \u0219i vechi) a ajuns, la sf\u00e2r\u0219itul lunii noiembrie, la 964 de euro pe metru p\u0103trat util \u2013 valoare cu 4,7% mai mare dec\u00e2t cea consemnat\u0103 \u00een perioada similar\u0103 a anului trecut, respectiv 921 de euro pe metru p\u0103trat. <\/p>\n<p><strong>2. Cre\u0219terea volumului de tranzac\u021bii:<\/strong><br \/>\nPotrivit lui Claudiu Ha\u021began, broker\/owner al agen\u021biei bucure\u0219tene Klauss&#038;Partners, activitatea de tranzac\u021bionare a fost cu siguran\u021b\u0103 mai bun\u0103 \u00een 2015 fa\u021b\u0103 de 2014. Un indicator concret al major\u0103rii cererii de locuin\u021be este dat de programul Prima Cas\u0103, care a reu\u0219it deja s\u0103 dep\u0103\u0219easc\u0103 recordul de garan\u021bii atins anul trecut. Astfel, potrivit datelor oficiale, de la \u00eenceputul lui 2015 p\u00e2n\u0103 \u00een prezent (prima parte a lunii decembrie) au fost emise 30.070 de garan\u0163ii, pentru \u00eemprumuturi cu o valoare total\u0103 de peste 5 miliarde de lei (circa 1,2 miliarde de euro). Spre compara\u021bie, \u00een 2014 au fost acordate aproximativ 27.000 de credite, \u00een valoare de un miliard de euro. <\/p>\n<p><strong>3. Intensificarea apetitului pentru dezvolt\u0103ri reziden\u021biale:<\/strong><br \/>\n\u0218i din punctul de vedere al construc\u021biei de locuin\u021be noi, 2015 se prefigureaz\u0103 a fi un an extrem de bun pentru pia\u021ba reziden\u021bial\u0103. Potrivit unui raport realizat recent de compania de consultan\u021b\u0103 Coldwell Banker Affiliates of Romania, num\u0103rul locuin\u021belor finalizate \u00een Bucure\u0219ti \u0219i \u00eemprejurimi urmeaz\u0103 s\u0103 urce la peste 11.000 de unit\u0103\u021bi p\u00e2n\u0103 la finalul acestui an, \u00een func\u021bie de ritmul \u00een care dezvoltatorii vor reu\u0219i s\u0103-\u0219i \u00eendeplineasc\u0103 obiectivele prestabilite. Aceast\u0103 cifr\u0103 se situeaz\u0103 peste nivelul maxim atins \u00een perioada de boom economic, respectiv anul 2008, c\u00e2nd la nivelul Capitalei au fost livrate, potrivit Institutului Na\u021bional de Statistic\u0103 (INS), 10.192 de locuin\u021be. Cu un volum de 10.110 de locuin\u021be finalizate, 2014 s-a situat u\u0219or sub acest prag. <\/p>\n<p><strong>Pericol real sau supradimensionat?<\/strong><br \/>\nRecent intrat\u0103 pe un f\u0103ga\u0219 (ce poate fi considerat) relativ normal, asupra pie\u021bei reziden\u021biale plute\u0219te \u00eens\u0103 un nou pericol. Este vorba despre posibilitatea promulg\u0103rii a\u0219a-numitei legi a \u201ed\u0103rii \u00een plat\u0103\u201d, vehement criticat\u0103 de sistemul bancar, inclusiv de c\u0103tre BNR. Dac\u0103 va cre\u0219te avansul solicitat, probabil va exista o perioad\u0103 de c\u00e2teva luni p\u00e2n\u0103 poten\u021bialii cump\u0103r\u0103tori vor str\u00e2nge respectiva sum\u0103 sau vor face rost, de la rude spre exemplu, de diferen\u021b\u0103, situa\u021bie care se \u00eent\u00e2lne\u0219te \u0219i \u00een acest moment inclusiv \u00een privin\u021ba finan\u021b\u0103rilor prin Prima Cas\u0103.\u201d <\/p>\n<p><em><strong>Gabriel Voicu, director New Homes Division Coldwell Banker Affiliates of Romania<\/strong><\/em><\/p><\/blockquote>\n<p><strong>Prima Cas\u0103, porti\u021ba de sc\u0103pare a cump\u0103r\u0103torilor<\/strong><br \/>\n\u00cen cazul adeveririi scenariului de majorare drastic\u0103 a avansului solicitat pentru creditele ipotecare standard, programul Prima Cas\u0103 se preconizeaz\u0103 a fi, chiar mai mult dec\u00e2t p\u00e2n\u0103 acum, \u201ecolacul de salvare\u201d al pie\u021bei reziden\u021biale. \u201eContinuarea programului Prima cas\u0103 e binevenit\u0103\u201d, spune reprezentantul Klauss&#038;Partners.  Principalul avantaj al acestuia comparativ cu alte variante de creditare const\u0103, \u0219i acum, \u00een avansul mic, de doar 5% din valoarea de achizi\u021bie (fa\u021b\u0103 de 15% \u00een cazul  solu\u021biilor ipotecare standard \u00een lei). \u00cen contextul promulg\u0103rii legii d\u0103rii \u00een plat\u0103, creditele co-garantate de c\u0103tre stat vor deveni, a\u0219adar, cu at\u00e2t mai atractive. <\/p>\n<p>Interesant este c\u0103, p\u00e2n\u0103 nu demult, continuarea programului Prima Cas\u0103 era pus\u0103 sub semnul \u00eendoielii. Oficialii Ministerului de Finan\u021be au anun\u021bat \u00eens\u0103 s\u0103pt\u0103m\u00e2na trecut\u0103 c\u0103 programul se va derula \u0219i \u00een 2016. Plafonul alocat pentru anul viitor, de 1,5 miliarde de lei, se situeaz\u0103 \u00eens\u0103 semnificativ sub nivelul cererii masive consemnate \u00een 2015.
