Dup\u0103 ce a fost devansat\u0103 de Cluj-Napoca, Capitala se situeaz\u0103 anul acesta pe locul al doilea \u00een clasamentul ora\u0219elor cu cele mai scumpe apartamente, o premier\u0103 \u00een Rom\u00e2nia. Bucure\u0219tiul nu conduce nici topul celor mai mari cre\u0219teri de pre\u0163, fiind dep\u0103\u0219it de Cluj-Napoca \u0219i Timi\u0219oara.\u201d<\/p>\n<p><em><strong>Adrian Erimescu, director general Imobiliare.ro<\/strong><\/em><\/p><\/blockquote>\n<p><strong>Topul ora\u0219elor cu cele mai mari cre\u0219teri de pre\u021b<\/strong><\/p>\n<p>Clasamentul scumpirilor la apartamente este condus de dou\u0103 dintre marile centre regionale ale \u021b\u0103rii, respectiv Cluj-Napoca \u0219i Timi\u0219oara, care au consemnat cre\u0219teri de peste 10%; Constan\u021ba este \u0219i ea inclus\u0103 \u00een aceast\u0103 list\u0103, cu un avans de 7,6%. \u00cen mod interesant, majoritatea re\u0219edin\u021belor de jude\u021b incluse \u00een top se \u00eencadreaz\u0103 \u00eens\u0103 \u00een categoria ora\u0219elor mijlocii.<\/p>\n<p><em><strong>Cluj-Napoca<\/strong><\/em> se situeaz\u0103 pe primul loc at\u00e2t \u00een clasamentul celor mai mari scumpiri consemnate la 12 luni, c\u00e2t \u0219i \u00een topul ora\u0219elor cu cele mai scumpe apartamente, surclas\u00e2nd Capitala. Preten\u021biile v\u00e2nz\u0103torilor din ora\u0219ul de pe Some\u0219 s-au majorat cu 13,6% \u00een ultimul an, de la 978 de euro pe metru p\u0103trat util \u00een T4 2014, la 1.111 euro pe metru p\u0103trat \u00een T4 2015. Fa\u021b\u0103 de luna aprilie 2008, c\u00e2nd a fost atins v\u00e2rful pre\u021burilor pe pia\u021ba clujean\u0103, respectiv o medie de 1.551 de euro pe metru p\u0103trat, valoarea actual\u0103 este cu circa 28% mai mic\u0103. La sf\u00e2r\u0219itul lunii trecute, Indicele Imobiliare.ro consemna o valoare medie de 1.156 de euro pe metru p\u0103trat pentru apartamentele vechi, cu 14,9% mai mult dec\u00e2t \u00een perioada similar\u0103 din 2014. Apartamentele noi, pe de alt\u0103 parte, costau 1.089 de euro pe metru p\u0103trat, cu 8,9% mai mult dec\u00e2t la \u00eenceputul iernii trecute.<\/p>\n<p><em><strong>Timi\u0219oara<\/strong><\/em> se situeaz\u0103 pe locul al doilea \u00een clasamentul celor mai mari cre\u0219teri de pre\u021b consemnate \u00een 2015 (dup\u0103 Cluj-Napoca) \u0219i, totodat\u0103, pe locul al treilea \u00een topul ora\u0219elor cu cele mai scumpe apartamente din \u021bar\u0103 (dup\u0103 Bucure\u0219ti). \u00cen ultimul trimestru din 2015, suma medie solicitat\u0103 de v\u00e2nz\u0103tori a ajuns la 929 de euro pe metru p\u0103trat, cu 12,7% peste valoarea consemnat\u0103 \u00een perioada similar\u0103 a anului trecut, respectiv 824 de euro pe metru p\u0103trat. Fa\u021b\u0103 de momentul de v\u00e2rf al pie\u021bei (luna iunie a anului 2008), c\u00e2nd un apartament costa, \u00een medie, 1.329 de euro pe metru p\u0103trat util, valoarea actual\u0103 este cu aproape 31% mai mic\u0103. La sf\u00e2r\u0219itul lunii noiembrie, locuin\u021bele vechi din ora\u0219ul de pe Bega aveau un pre\u021b cerut de 934 de euro pe metru p\u0103trat util, cu 12,4% mai mult dec\u00e2t \u00een urm\u0103 cu un an. Unit\u0103\u021bile locative nou-construite, pe de alt\u0103 parte, se situau la o medie de 948 de euro pe metru p\u0103trat, cu 8,2% mai mult dec\u00e2t \u00een perioada similar\u0103 a lui 2014.<\/p>\n<p><em><strong>Suceava<\/strong><\/em> se situeaz\u0103 pe locul al treilea \u00een clasamentul cre\u0219terilor de pre\u021b consemnate la nivel na\u021bional, cu un avans de 10,4%, de la 640 de euro pe metru p\u0103trat util, la 707 euro pe metru p\u0103trat.<\/p>\n<p>\u00cen <em><strong>Craiova<\/strong><\/em>, capitala Olteniei \u0219i re\u0219edin\u021ba jude\u021bului Dolj, locuin\u021bele s-au scumpit cu 8,7% \u00een ultimul an, de la 735 de euro pe metru p\u0103trat util \u00een ultimul trimestru din 2014, la 799 de euro pe metru p\u0103trat \u00een prezent.<\/p>\n<p>\u00cen <em><strong>Piatra Neam\u021b<\/strong><\/em>, preten\u021biile v\u00e2nz\u0103torilor au crescut \u00een ultimul an cu 8,7%, de la 571 de euro pe metru p\u0103trat util \u00een ultimul trimestru din 2014, la 621 de euro pe metru p\u0103trat \u00een prezent.<\/p>\n<p>\u00cen <em><strong>Bac\u0103u<\/strong><\/em>, pre\u021burile s-au majorat cu 8,2% \u00een ultimele 12 luni, de la 590 de euro pe metru p\u0103trat util, la 638 de euro pe metru p\u0103trat.<\/p>\n<p>\u00cen <em><strong>Pite\u0219ti<\/strong><\/em>, re\u0219edin\u021ba jude\u021bului Arge\u0219, pre\u021burile apartamentelor au crescut cu 7,9% \u00een ultimele 12 luni, de la 681 de euro pe metru p\u0103trat util spre sf\u00e2r\u0219itul anului trecut, la 735 de euro pe metru p\u0103trat \u00een prezent.<\/p>\n<p>\u00cen <em><strong>Slatina<\/strong><\/em>, re\u0219edin\u021ba jude\u021bului Olt, preten\u021biile proprietarilor s-au majorat cu 7,8%, de la 533 de euro pe metru p\u0103trat util, la 575 de euro pe metru p\u0103trat.<\/p>\n<p>\u00cen <em><strong>Constan\u021ba<\/strong><\/em>, apartamentele scoase la v\u00e2nzare s-au scumpit cu 7,6% \u00een decursul ultimelor 12 luni, de la 852 de euro pe metru p\u0103trat util, la 917 euro pe metru p\u0103trat. Valoarea actual\u0103 este cu circa 42% mai mic\u0103 dec\u00e2t cea consemnat\u0103 \u00een momentul de v\u00e2rf al pie\u021bei locale (iunie 2008), respectiv 1.589 de euro pe metru p\u0103trat. Potrivit Indicelui Imobiliare.ro, la finele lunii trecute, un apartament vechi putea fi achizi\u021bionat \u00een ora\u0219ul de la malul m\u0103rii cu o sum\u0103 medie de 903 euro pe metru p\u0103trat util, mai exact cu 4,6% mai mult dec\u00e2t \u00een urm\u0103 cu un an. Pe de alt\u0103 parte, locuin\u021bele din cadrul noilor ansambluri reziden\u021biale costau 938 de euro pe metru p\u0103trat, respectiv cu 6,2% peste media atins\u0103 \u00een urm\u0103 cu 12 luni.<\/p>\n<p><em><strong>Arad<\/strong><\/em>, ora\u0219ul care anul trecut s-a situat pe primul loc \u00een clasamentul celor mai mari ieftiniri, se num\u0103r\u0103 \u00een 2015 printre re\u0219edin\u021bele de jude\u021b cu cele mai importante cre\u0219teri de pre\u021b. Dup\u0103 un avans de 7,2%, apartamentele din ora\u0219 pot fi achizi\u021bionate acum cu 536 de euro pe metru p\u0103trat util, fa\u021b\u0103 de 500 de euro pe metru p\u0103trat \u00een urm\u0103 cu un an.<\/p>\n<p>\u00cen <em><strong>Buz\u0103u<\/strong><\/em>, pre\u021burile au consemnat un avans al pre\u021burilor de 7,2%, de la 579 de euro pe metru p\u0103trat util la finele anului trecut, la 620 de euro pe metru p\u0103trat \u00een momentul de fa\u021b\u0103.<\/p>\n<p><strong>Ora\u0219e cu sc\u0103deri \u0219i stagn\u0103ri de pre\u021b<\/strong><br \/>\nDoar cinci dintre re\u0219edin\u021bele de jude\u021b analizate fac excep\u021bie de la tendin\u021ba general\u0103 de cre\u0219tere a pre\u021burilor la apartamente. Dintre acestea, trei au consemnat ieftiniri \u00een ultimul an, \u00een timp ce \u00een celelalte dou\u0103 cazuri au avut loc stagn\u0103ri. De men\u021bionat este c\u0103 cea mai mare sc\u0103dere a fost anul acesta de 2,7%, semnificativ sub marja maxim\u0103 consemnat\u0103 \u00een 2014, respectiv 6,7% (\u00een cazul Aradului).<\/p>\n<p>Dup\u0103 un declin anual de 2,7%, apartamentele din <em><strong>Sibiu<\/strong><\/em> cost\u0103 acum 663 de euro pe metru p\u0103trat util, fa\u021b\u0103 de 682 de euro pe metru p\u0103trat \u00een perioada similar\u0103 a anului trecut. Aceasta este cea mai mare sc\u0103dere de pre\u021b consemnat\u0103 la nivel na\u021bional \u00een 2015.<\/p>\n<p><em><strong>Re\u0219i\u021ba<\/strong><\/em>, re\u0219edin\u021ba jude\u021bului Cara\u0219-Severin, este al doilea dintre cele trei ora\u0219e care au consemnat reduceri de pre\u021b \u00een 2015. Dup\u0103 un declin de 1%, pre\u021bul mediu solicitat de v\u00e2nz\u0103torii din ora\u0219 este acum 407 euro pe metru p\u0103trat util, fa\u021b\u0103 de 411 euro pe metru p\u0103trat anul trecut.<\/p>\n<p>\u00cen <em><strong>Foc\u0219ani<\/strong><\/em>, apartamentele s-au depreciat, \u00een medie, cu 0,8%, de la 573 de euro pe metru p\u0103trat util, la 568 de euro pe metru p\u0103trat.<\/p>\n<p>\u00cen <em><strong>Deva<\/strong><\/em>, re\u0219edin\u021ba jude\u021bului Hunedoara, pre\u021burile apartamentelor s-au men\u021binut constante \u00een ultimul an, la o valoare medie de 602 euro pe metru p\u0103trat util.<\/p>\n<p>\u0218i \u00een <em><strong>T\u00e2rgu-Jiu<\/strong><\/em> preten\u021biile proprietarilor s-au men\u021binut relativ constante, la o valoare de 667 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 666 de euro pe metru p\u0103trat anul trecut).<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Cele mai semnificative rate anuale de cre\u0219tere dep\u0103\u0219esc pragul de 10%.
