Pe de alt\u0103 parte, ponderea c\u0103ut\u0103rilor pe segmentul 60.000-80.000 de euro a crescut de la 20% \u00een 2014 la 22% anul acesta, \u00een vreme ce pentru o locuin\u021b\u0103 mai ieftin\u0103 de 40.000 de euro ar opta 16% dintre cump\u0103r\u0103tori (fa\u021b\u0103 de 18% anul trecut). Un pre\u021b de 80.000-100.000 de euro ar fi dispu\u0219i s\u0103 pl\u0103teasc\u0103 11% dintre vizitatorii Imobiliare.ro, \u00een sc\u0103dere de la 12%. Cererea pentru apartamente mai scumpe de 100.000 de euro a crescut u\u0219or, de la 20% \u00een 2014, la 22% \u00een 2015. <\/p>\n<p>Pe tipuri de locuin\u021be, apartamentele cu trei camere au devenit cele mai populare, detron\u00e2ndu-le pe cele cu dou\u0103 camere. Astfel, o pondere de 38% dintre poten\u021bialii cump\u0103r\u0103tori s-au ar\u0103tat interesa\u021bi de locuin\u021be tricamerale (fa\u021b\u0103 de 35% anul trecut), \u00een vreme ce 36% dintre clien\u021bi ar fi optat pentru o unitate locativ\u0103 bicameral\u0103 (fa\u021b\u0103 de 39% \u00een 2014). Cererea pentru garsoniere \u0219i apartamente cu patru camere s-a men\u021binut la propor\u021bii aproximativ egale, respectiv 13%, la fel ca anul trecut.<\/p>\n<p><strong>Bra\u0219ov:<\/strong><br \/>\n\u00cen ora\u0219ul de la poalele T\u00e2mpei, 36% dintre poten\u021bialii cump\u0103r\u0103tori sunt afla\u021bi \u00een c\u0103utarea unei locuin\u021be care s\u0103 coste \u00eentre 40.000 \u0219i 60.000 de euro (fa\u021b\u0103 de o pondere de 31% anul trecut). De unit\u0103\u021bi locative mai ieftine de 40.000 de euro sunt interesa\u021bi 30% dintre bra\u0219oveni (\u00een sc\u0103dere de la 35%), \u00een vreme ce intervalul de pre\u021b 60.000-80.000 de euro este vizat de 19% dintre clien\u021bi (fa\u021b\u0103 de 18% \u00een 2014). \u00centre 80.000 \u0219i 100.000 de euro ar pl\u0103ti 6% dintre vizitatorii Imobiliare.ro (\u00een sc\u0103dere de la 7% anul trecut), iar interesul pentru apartamente mai scumpe de 100.000 de euro s-a men\u021binut constant, la circa 9% din total. <\/p>\n<p>Pe de alt\u0103 parte, cea mai mare pondere a poten\u021bialilor cump\u0103r\u0103tori (41%) sunt interesa\u021bi de apartamente cu dou\u0103 camere, \u00een cre\u0219tere fa\u021b\u0103 de anul trecut (de la 39%). Pe locul al doilea \u00een topul preferin\u021belor se situeaz\u0103 locuin\u021bele cu trei camere, cu o cot\u0103 de 31% (fa\u021b\u0103 de 32% \u00een 2014), urmate de garsoniere, cu 17% (la fel ca anul trecut) \u0219i, \u00een cele din urm\u0103, de apartamentele cu patru camere, cu 11% (fa\u021b\u0103 de 12%). <\/p>\n<p><strong>Cluj-Napoca:<\/strong><br \/>\n\u00cen tandem cu evolu\u021bia pre\u021burilor, \u00een ora\u0219ul cu cele mai mari scumpiri la apartamente \u00een 2015 poate fi observat \u0219i un trend de cre\u0219tere a puterii de cump\u0103rare, dup\u0103 cum reiese din schimb\u0103rile survenite \u00een distribu\u021bia cererii pe segmente de pre\u021b. Astfel, 28% dintre poten\u021bialii cump\u0103r\u0103tori sunt interesa\u021bi de locuin\u021be de p\u00e2n\u0103 la 40.000 de euro, \u00een sc\u0103dere de la 34% \u00een urm\u0103 cu un an; 27% dintre clien\u021bi ar dispune de un buget de 40.000-60.000 de euro (fa\u021b\u0103 de 33% \u00een 2014), \u00een vreme ce 25% dintre clien\u021bi ar pl\u0103ti \u00eentre 60.000 \u0219i 80.000 de euro (fa\u021b\u0103 de 19% \u00een 2014). De o sum\u0103 de 80.000-100.000 de euro ar dispune 9% dintre clujeni (fa\u021b\u0103 de 6% anul trecut), \u00een timp ce 11% ar putea dep\u0103\u0219i pragul de 100.000 de euro (\u00een cre\u0219tere de la circa 8% anul trecut).<\/p>\n<p>\u00cen ceea ce prive\u0219te \u00eemp\u0103r\u021birea cererii pe tipuri de apartamente, cei mai mul\u021bi clujeni (46%, \u00een cre\u0219tere de la 43% anul trecut) sunt interesa\u021bi de achizi\u021bia unei locuin\u021be cu dou\u0103 camere. Pe locul al doilea \u00een topul preferin\u021belor se situeaz\u0103 unit\u0103\u021bile locative tricamerale, cu o pondere de 28% din total (fa\u021b\u0103 de 31% \u00een 2014), urmate de garsoniere, cu 17% (la fel ca anul trecut), \u0219i, \u00een cele din urm\u0103, de apartamentele cu patru camere, a c\u0103ror cot\u0103 s-a men\u021binut la 9%. <\/p>\n<p><strong>Constan\u021ba:<\/strong><br \/>\nPrin prisma factorului pre\u021b, 36% dintre const\u0103n\u021beni vor s\u0103 achizi\u021bioneze o locuin\u021b\u0103 cuprins\u0103 \u00eentre 40.000 \u0219i 60.000 de euro (la fel ca anul trecut), \u00een timp ce interesul pentru propriet\u0103\u021bi mai ieftine de 40.000 de euro a sc\u0103zut de la 33% la 28%. 18% dintre clien\u021bi dispun de un buget de 60.000-80.000 de euro (fa\u021b\u0103 de 17% \u00een 2014), iar 9% ar putea pl\u0103ti \u00eentre 80.000 \u0219i 100.000 de euro (comparativ cu 8% anul trecut). Interesant este c\u0103 ponderea celor dispu\u0219i s\u0103 treac\u0103 de pragul de 100.000 de euro a crescut de la 6% la sf\u00e2r\u0219itul anului trecut, la 9% \u00een prezent.<\/p>\n<p>Potrivit datelor Imobiliare.ro, distribu\u021bia cererii pe categorii de apartamente a consemnat doar mici varia\u021bii comparativ cu anul trecut. Astfel, ponderile cump\u0103r\u0103torilor interesa\u021bi de locuin\u021be cu dou\u0103 \u0219i trei camere au r\u0103mas la acelea\u0219i valori din ultimul trimestru din 2014, adic\u0103 44% \u0219i, respectiv, 35%. Pe de alt\u0103 parte, interesul pentru garsoniere a crescut u\u0219or, de la 11% la 12%, \u00een timp ce acela pentru apartamente cu patru camere a sc\u0103zut de la 10% la 9%. <\/p>\n<p><strong>Ia\u0219i:<\/strong><br \/>\nDin perspectiva factorului pre\u021b, cei mai mul\u021bi dintre ie\u0219enii afla\u021bi \u00een c\u0103utarea unei locuin\u021be, respectiv 43% (fa\u021b\u0103 de 49% anul trecut), dispun de o sum\u0103 de p\u00e2n\u0103 la 40.000 de euro. \u00cen intervalul 40.000-60.000 de euro s-ar \u00eencadra 39% dintre poten\u021bialii cump\u0103r\u0103tori (fa\u021b\u0103 de 35% \u00een 2014), \u00een timp ce o cas\u0103 de 60.000-80.000 de euro \u0219i-ar permite 12% dintre ace\u0219tia (\u00een cre\u0219tere de la 10%). Ponderea clien\u021bilor dispu\u0219i s\u0103 pl\u0103teasc\u0103 \u00eentre 80.000 \u0219i 100.000 de euro pentru un apartament a r\u0103mas constant\u0103, la 3%, la fel \u0219i cea a clien\u021bilor cu un buget de peste 100.000 de euro, care reprezint\u0103 tot 3% din total. <\/p>\n<p>\u00cen perioada analizat\u0103, o pondere de 42% dintre ie\u0219eni s-au ar\u0103tat interesa\u021bi de achizi\u021bia unui apartament cu dou\u0103 camere (fa\u021b\u0103 de 46% anul trecut), \u00een vreme ce 30% ar fi preferat o locuin\u021b\u0103 cu trei camere (\u00een cre\u0219tere de la 27% \u00een 2014). Cererea pentru garsoniere se situeaz\u0103 la 22% din total (fa\u021b\u0103 de 21% anul trecut), \u00een vreme ce apartamentele cu patru camere atrag circa 6% dintre poten\u021bialii cump\u0103r\u0103tori, la fel ca anul trecut.<\/p>\n<p><strong>Timi\u0219oara:<\/strong><br \/>\n\u00cen ora\u0219ul de pe Bega, apartamentele cuprinse \u00eentre 40.000 \u0219i 60.000 de euro au r\u0103mas cele mai c\u0103utate anul trecut, \u00een propor\u021bie de 41% (fa\u021b\u0103 de 43% \u00een 2014). Pe locul al doilea se situeaz\u0103 unit\u0103\u021bile locative mai ieftine de 40.000 de euro, cu o pondere de 23% din total (\u00een sc\u0103dere de la 33%), urmate de intervalul de pre\u021b 60.000-80.000 de euro, cu 22% (fa\u021b\u0103 de 15% \u00een 2014). 7% dintre clien\u021bi ar fi dispu\u0219i s\u0103 pl\u0103teasc\u0103 \u00eentre 80.000 \u0219i 100.000 de euro pentru un apartament (\u00een cre\u0219tere de la 5% anul trecut), \u00een timp ce interesul pentru propriet\u0103\u021bi mai scumpe de 100.000 de euro a crescut de la 4% la 7%.<\/p>\n<p>Pe de alt\u0103 parte, 39% dintre poten\u021bialii cump\u0103r\u0103tori sunt interesa\u021bi de apartamente cu dou\u0103 camere (fa\u021b\u0103 de 42% anul trecut).
