Exist\u0103 \u00eens\u0103 \u0219i cazuri \u00een care, pentru acela\u0219i tip de proprietate, marja anual\u0103 de profit poate fi semnificativ diminuat\u0103, cu o marj\u0103 de p\u00e2n\u0103 la 30% chiar, ca urmare a unor cheltuieli suplimentare \u2013 pe care, de regul\u0103, cump\u0103r\u0103torii tind s\u0103 nu le ia \u00een calcul. <\/p>\n<p>Acestea pot fi \u00eemp\u0103r\u021bite \u00een trei categorii:<\/p>\n<p><em><strong>I. Factori ce pot influen\u021ba profitul unei investi\u021bii \u00eenc\u0103 de la achizi\u021bie:<\/strong><\/em><\/p>\n<p><strong>1. Modul de finan\u021bare:<\/strong><br \/>\nDac\u0103 locuin\u021ba nu este achizi\u021bionat\u0103 cu cash, ci prin finan\u021bare bancar\u0103, costul creditului va trebui sc\u0103zut din profit. Dob\u00e2nzile \u0219i taxele bancare difer\u0103 foarte mult \u00een func\u021bie de banc\u0103, de moneda \u00een care se ia creditul, de scoringul beneficiarului, de momentul \u00een care se solicit\u0103 \u00eemprumutul. Pentru perioada de rambursare, rata de profit trebuie raportat\u0103 la dob\u00e2nda anual\u0103, ambele calculate \u00een aceea\u0219i moned\u0103.  \u201eIndicat este s\u0103 existe un raport optim calculat dup\u0103 interesele financiare personale, \u00eentre avansul achitat \u0219i suma \u00eemprumutat\u0103. Taxele notariale:<\/strong><br \/>\nDe\u0219i costurile aferente transferului de proprietate sunt rezonabile \u00een Rom\u00e2nia,  trebuie \u021binut cont \u0219i de acestea. C\u0103tre notariat se achit\u0103 \u00eentre 1,2 \u0219i 1,4% din pre\u021bul de achizi\u021bie \u2013 sum\u0103 ce include onorariul notarului, dar \u0219i taxele c\u0103tre ANCPI (Agen\u021bia Na\u021bionala de Cadastru \u0219i Publicitate Imobiliar\u0103), pentru intabularea dreptului de proprietate.<\/p>\n<p><strong>3. Consultan\u021ba:<\/strong><br \/>\nAv\u00e2nd \u00een vedere c\u0103 este vorba de o investi\u021bie, ajutorul unui agent imobiliar cu experien\u021b\u0103 este recomandat. \u201eCostul acestor servicii variaz\u0103 \u00eentre 2 \u0219i 3% din pre\u021bul tranzac\u021biei, avantajele sale principale fiind: accesul la cele mai bune oportunit\u0103\u021bi de investi\u021bie imobiliar\u0103 din pia\u021b\u0103, consultan\u021b\u0103 de specialitate privind procesul de achizi\u021bie \u0219i apoi cel de \u00eenchiriere, economie de resurse \u0219i mai ales de timp.\u201d, explic\u0103 reprezentan\u021bii Nordis.<\/p>\n<p><em><strong>II. Impozite:<\/strong><\/em><\/p>\n<p><strong>1. Taxele pe proprietate:<\/strong><br \/>\nDin 2016, impozitele anuale pe proprietate, colectate de catre administra\u021biile financiare locale, sunt diferite \u00een func\u021bie de destina\u021bia locuin\u021bei, respectiv reziden\u021bial\u0103 sau comercial\u0103\/de birouri, \u0219i reprezint\u0103 un anumit procent din valoarea de achizi\u021bie sau de evaluare a propriet\u0103\u021bii. Astfel, dac\u0103 chiria\u0219ul \u00eenfiin\u021beaz\u0103 un sediu de companie \u00een proprietatea \u00eenchiriat\u0103 \u0219i \u00ee\u0219i deduce cheltuielile cu utilit\u0103\u021bile, impozitul anual pe proprietate poate cre\u0219te semnificativ. <\/p>\n<p>De exemplu, \u00een cazul \u00een care proprietatea este folosit\u0103 pentru locuin\u021b\u0103, \u00een sectorul 1 al Bucure\u0219tiului acest impozit este de de 0,2% din valoarea propriet\u0103\u021bii; dac\u0103 \u00eens\u0103 este \u00eenchiriat\u0103 c\u0103tre o persoan\u0103 juridic\u0103 cu activitate comercial\u0103 sau de birou, impozitul va fi majorat p\u00e2n\u0103 la 1,2%.<\/p>\n<p>Impozitul pe proprietate se pl\u0103te\u0219te c\u0103tre DGITL (Direc\u021bia General\u0103 de Impozite \u0219i Taxe Locale) \u00een raza c\u0103reia se afl\u0103 casa sau apartamentul.<\/p>\n<p><strong>2. Impozitul pe venit:<\/strong><br \/>\nImpozitul anual pe venituri din chirii (venituri din cedarea folosin\u021bei bunurilor) este  de 12% din valoarea total\u0103 a chiriei pe un an, la care se adaug\u0103 5,5% contribu\u021bie de asigur\u0103ri sociale de s\u0103n\u0103tate (CASS), pentru o singur\u0103 proprietate (prima), dar ajunge la 16% din valoarea lunar\u0103 a chiriei, la care se adaug\u0103 5,5% CASS pentru urm\u0103toarele imobile. <\/p>\n<p>Impozitul pe venitul din chirii se pl\u0103te\u0219te la administra\u021bia finanaciar\u0103 local\u0103 pe raza c\u0103reia \u00ee\u0219i are domiciliul proprietarul (contribuabilul care realizeaz\u0103 venitul).<\/p>\n<p><em><strong>III. Costuri de amenajare \u0219i mentenan\u021b\u0103:<\/strong><\/em><\/p>\n<p><strong>1. Mobilarea:<\/strong><br \/>\n\u00cen func\u021bie de tipul de proprietate, \u00eentre 80 \u0219i 90% dintre chiria\u0219ii rom\u00e2ni prefer\u0103 locuin\u021bele mobilate \u0219i cu b\u0103i \u0219i buc\u0103t\u0103rii echipate. O amenajare minim\u0103 pentru \u00eenchiriere se va face cu cel pu\u021bin 10% din pre\u021bul de achizi\u021bie, estimeaz\u0103 oficialii Nordis. Astfel, o garsonier\u0103 mai ieftin\u0103, \u00eentr-o zon\u0103 periferic\u0103, are cel mai mic pre\u021b de cump\u0103rare, cel mai mic buget de amenajare, dar va avea \u0219i cele mai mici chirii lunare, \u00een timp ce un apartament cu dou\u0103, trei sau patru camere, \u00eentr-o zon\u0103 bun\u0103, va necesita mult mai mul\u021bi bani cu achizi\u021bia \u0219i amenajarea, dar \u0219i chiria lunar\u0103 va fi semnificativ mai mare. <\/p>\n<p><strong>2. Renovarea:<\/strong><br \/>\n\u00cen mod normal, proprietarului \u00eei revin o serie de cheltuieli de mentenan\u021b\u0103 a locuin\u021bei. Astfel, la terminarea unui contract de inchiriere, acesta ar trebui s\u0103 se ocupe de cur\u0103\u021benia general\u0103, vopsitul pere\u021bilor, schimbarea mochetelor (eventual), repara\u021bii la mobilier, echipamente sanitare \u0219i electrocasnice. Totodat\u0103, trebuie avut\u0103 \u00een vedere \u0219i \u00eenlocuirea bunurilor deteriorate la 5-7 ani, \u00een func\u021bie de c\u00e2t de bine sunt \u00eentre\u021binute de chiria\u0219i.<\/p>\n<p><strong>3. Pierderile \u00een caz de neocupare:<\/strong><br \/>\nDac\u0103 apartamentul r\u0103m\u00e2ne gol o lun\u0103 (sau mai multe), proprietarul va trebui s\u0103 achite, din buzunarul propriu, cheltuielile curente cu \u00eentre\u021binerea spa\u021biilor comune; acestea se vor ad\u0103uga la chiria pierdut\u0103 \u00een acest r\u0103stimp \u0219i se vor sc\u0103dea, automat, din profitul anual.<\/p>\n<blockquote><p><strong>Sfatul Nordis:<\/strong><\/p>\n<p><em>\u201eMai bine stabili\u021bi o chirie medie de pia\u021b\u0103, pentru atragerea unor chiria\u0219i stabili, dec\u00e2t o chirie mai mare, dar care va aduce o fluctua\u021bie mai mare de chiria\u0219i \u0219i cu perioade mai lungi \u00een care locuin\u021ba va sta goal\u0103 \u0219i va trebui s\u0103 acoperi\u021bi \u00eentre\u021binerea spa\u021biilor comune \u0219i s\u0103 suporta\u021bi ne\u00eencasarea chiriei, care se scade din profitul anual.
