Condi\u021biile restituirii garan\u021biei:<\/strong><br \/>\nPlata unei garan\u021bii \u00een momentul \u00eenchirierii unei locuin\u021be este o practic\u0103 obi\u0219nuit\u0103 \u00een Rom\u00e2nia (cel pu\u021bin \u00een marile ora\u0219e), chiar \u0219i pentru cele mai ieftine propriet\u0103\u021bi. Aceasta este echivalent\u0103, de regul\u0103, cu valoarea chiriei pe o lun\u0103 de zile (dar poate ajunge la mai mult) \u0219i are scopul de a acoperi plata eventualelor pierderi provocate de c\u0103tre chiria\u0219 (fie prin stric\u0103ciuni aduse imobilului, fie prin neplata cheltuielilor curente). Pentru a te asigura c\u0103 la momentul plec\u0103rii vei primi banii \u00eenapoi, valoarea garan\u021biei achitate la \u00eenceput \u0219i condi\u021biile restituirii acesteia trebuie stipulate \u00een contract. (La modul ideal, aici ar trebui precizat c\u00e2t mai clar ce cheltuieli pot fi acoperite cu ace\u0219ti bani.) <\/p>\n<p><strong>2. Condi\u021biile modific\u0103rii chiriei:<\/strong><br \/>\nUn avantaj important al existen\u021bei unui acord scris \u00eentre tine \u0219i proprietar este faptul c\u0103 acesta nu va putea s\u0103 \u00ee\u021bi majoreze chiria f\u0103r\u0103 drept de apel, de pe o zi pe alta. Astfel, dac\u0103 acesta dore\u0219te s\u0103 fac\u0103 o asemenea schimbare, va trebui ca, mai \u00eent\u00e2i, s\u0103 ajunge\u021bi la un acord \u00een aceast\u0103 privin\u021b\u0103 \u2013 ceea ce \u00eenseamn\u0103 c\u0103 ai \u0219i dreptul de a te opune. Ulterior, modificarea va putea intra \u00een vigoare prin semnarea unui act adi\u021bional la contract.<\/p>\n<p><strong>3. Condi\u021biile rezilierii contractului:<\/strong><br \/>\nUn alt punct important ce nu trebuie trecut cu vederea la \u00eencheierea unui contract de \u00eenchiriere \u021bine de rezilierea acestuia.
