O prim\u0103 explica\u021bie este c\u0103, dat fiind faptul c\u0103 au fost primele construite, blocurile vechi beneficiaz\u0103, de regul\u0103, de un amplasament mai bun, chiar \u00een interiorul aceluia\u0219i cartier \u2013 sunt situate stradal, au acces mai facil la mijloacele de transport \u00een comun, obiective culturale (\u00een cazul zonelor centrale), magazine, \u0219coli etc. Construc\u021bia de blocuri noi, pe de alt\u0103 parte, este foarte limitat\u0103 de disponibilitatea loturilor pentru construc\u021bii, astfel c\u0103 terenurile achizi\u021bionate de investitori sunt, de fapt, ceea ce a r\u0103mas \u00een urma dezvolt\u0103rilor reziden\u021biale tradi\u021bionale (\u0219i a putut fi achizi\u021bionat la un pre\u021b acceptabil). Nu \u00een ultimul r\u00e2nd, oferta actual\u0103 de pe segmentul nou este reprezentat\u0103 \u00een bun\u0103 m\u0103sur\u0103 de apartamente construite \u00een perioada de boom, unde accesul a fost pus pe volum \u0219i mai pu\u021bin pe un concept, iar stocul de apartamente s-a acumulat \u00een criz\u0103. <\/p>\n<p>\u00cen acest context, pre\u021bul apartamentelor vechi este \u00eentr-adev\u0103r apropiat \u0219i uneori chiar mai mare dec\u00e2t al acelora noi. Este de a\u0219teptat \u00eens\u0103, conform <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong>, ca acest aspect s\u0103 fie corectat de noua genera\u021bie de locuin\u021be noi, ce va avea un concept bazat pe nevoile cump\u0103r\u0103torilor. \u00cen bun\u0103 m\u0103sur\u0103, proiectele noi vor beneficia de un amplasament favorabil, datorit\u0103 ieftinirii terenurilor pe timp de criz\u0103, inclusiv a unor loturi cu o localizare foarte bun\u0103 \u0219i acces facil la punctele de interes pentru cump\u0103r\u0103tori.<\/p>\n<p><strong>Cluj-Napoca:<\/strong><br \/>\nCapitala Transilvaniei ilustreaz\u0103 cel mai bine paradoxul actual al pre\u021burilor. Aici, suma medie solicitat\u0103 pentru apartamentele vechi se situa, la finele lunii trecute, la 1.261 de euro pe metru p\u0103trat util; spre compara\u021bie, o unitate locativ\u0103 nou-construit\u0103 putea fi achizi\u021bionat\u0103 cu 1.174 de euro pe metru p\u0103trat. Discrepan\u021ba se men\u021bine \u0219i la o analiz\u0103 mai detaliat\u0103, pe zone: \u00een perimetrul central, spre exemplu, un apartament vechi cost\u0103, \u00een medie, 1.408 euro pe metru p\u0103trat, fa\u021b\u0103 de 1.375 de euro pe metru p\u0103trat, la c\u00e2t ajunge unul nou; \u00een zona semicentral\u0103, o locuin\u021b\u0103 construit\u0103 \u00eenainte de 1990 are o valoare medie de listare de 1.283 de euro pe metru p\u0103trat, \u00een vreme ce una nou\u0103 ajunge la 1.214 euro pe metru p\u0103trat. Nu \u00een ultimul r\u00e2nd, \u00een cartierele periferice locuin\u021bele vechi au un pre\u021b mediu cerut de 1.190 de euro pe metru p\u0103trat, fa\u021b\u0103 de 1.045 de euro pe metru p\u0103trat pentru cele noi. <\/p>\n<p><strong>Timi\u0219oara:<\/strong><br \/>\n\u0218i \u00een ora\u0219ul de pe Bega, pre\u021burile practicate pe cele dou\u0103 segmente de pia\u021b\u0103 sunt foarte apropiate: 1.024 de euro pe metru p\u0103trat util pe vechi \u0219i, respectiv, 1.014 euro pe metru p\u0103trat pe nou. La periferie \u00eens\u0103, o unitate locativ\u0103 construit\u0103 \u00eenainte de 1990 poate fi achizi\u021bionat\u0103 cu 1.011 euro pe metru p\u0103trat, fa\u021b\u0103 de 982 de euro pe metru p\u0103trat una nou\u0103. <\/p>\n<p><strong>Bucure\u0219ti:<\/strong><br \/>\nCapitala face excep\u021bie de la aceast\u0103 anomalie a pre\u021burilor \u2013 per ansamblu, cel pu\u021bin. Aici, locuin\u021bele din blocurile vechi costau, la finele lunii trecute, 1.062 de euro pe metru p\u0103trat util, potrivit <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicelui Imobiliare.ro<\/a>; cele noi, pe de alt\u0103 parte, aveau un pre\u021b mediu cerut de 1.201 euro pe metru p\u0103trat. \u00cen zona central\u0103, valoarea medie de listare pentru un apartament vechi este de 1.295 de euro pe metru p\u0103trat, fa\u021b\u0103 de 1.500 de euro pe metru p\u0103trat pentru unul nou. \u00cen zona semicentral\u0103, un cump\u0103r\u0103tor ar trebui s\u0103 pl\u0103teasc\u0103 1.179 de euro pe metru p\u0103trat pentru a locui \u00eentr-un imobil construit \u00eenainte de Revolu\u021bie, fa\u021b\u0103 de 1.342 de euro pe metru p\u0103trat pentru o locuin\u021b\u0103 mai nou\u0103. Doar \u00een cartierele periferice, unde \u00een ultimii ani s-au construit multe proiecte low-cost (multe dintre ele chiar la marginea ora\u0219ului), pre\u021bul mediu pe nou este mai mic dec\u00e2t cel pe vechi, respectiv 863 de euro pe metru p\u0103trat, fa\u021b\u0103 de 924 de euro pe metru p\u0103trat.<\/p>\n<p><strong>Ia\u0219i:<\/strong><br \/>\n\u00cen capitala Moldovei, pre\u021bul mediu cerut de v\u00e2nz\u0103tori se situa la 873 de euro pe metru p\u0103trat util pe pia\u021ba veche \u0219i, respectiv, 927 de euro pe metru p\u0103trat pe cea nou\u0103. \u00cen zona central\u0103, un apartament vechi cost\u0103 1.133 de euro pe metru p\u0103trat, iar unul nou 1.300 de euro pe metru p\u0103trat. \u00cen cartierele semicentrale, o locuin\u021b\u0103 construit\u0103 \u00eenainte de Revolu\u021bie ajunge la 875 de euro pe metru p\u0103trat, \u00een vreme ce una construit\u0103 din 2000 \u00eencoace are o valoare de listare de 970 de euro pe metru p\u0103trat.
