Alege un proprietar de \u00eencredere:<\/strong><br \/>\nEste adev\u0103rat c\u0103 aparen\u021bele pot \u00een\u0219ela, \u00eens\u0103 f\u0103 tot posibilul s\u0103 ajungi la un acord cu cineva care s\u0103-\u021bi inspire \u00eencredere. O persoan\u0103 cunoscut\u0103 sau recomandat\u0103 de un prieten ar avea, desigur, un avantaj \u00een plus. \u00cen orice caz, acord\u0103-\u021bi un timp pentru a discuta cu proprietarul, pentru a putea \u00eencepe m\u0103car s\u0103 v\u0103 cunoa\u0219te\u021bi (este firesc ca, la r\u00e2ndul s\u0103u, \u0219i acesta s\u0103-\u0219i doreasc\u0103 un chiria\u0219 de \u00eencredere).<\/p>\n<p><strong>2. Semneaz\u0103 un contract:<\/strong><br \/>\nDin punct de vedere legal, singura dovad\u0103 c\u0103 ai pl\u0103tit garan\u021bia \u00een cauz\u0103 este stipularea acestui fapt \u00een scris, de preferat \u00eentr-un contract de \u00eenchiriere care s\u0103 fie \u00eenregistrat ulterior la Administra\u021bia Financiar\u0103. (Po\u021bi \u00eencheia, pentru aceasta, \u0219i un proces-verbal \u00eentre tine \u0219i proprietar, dar cea dint\u00e2i variant\u0103 este de preferat.) Un act semnat de c\u0103tre cele dou\u0103 p\u0103r\u021bi reprezint\u0103 singurul argument solid pe care-l ai la dispozi\u021bie \u00een cazul unui conflict cu privire la restituirea banilor care \u021bi se cuvin. <\/p>\n<p><strong>3. Men\u021bine o rela\u021bie bun\u0103 cu proprietarul:<\/strong><br \/>\n\u00centr-o rela\u021bie amiabil\u0103 sunt \u0219anse mai mici s\u0103 apar\u0103 ne\u00een\u021belegeri. De aceea, \u00eencearc\u0103, pe c\u00e2t posibil, s\u0103 te men\u021bii \u00een raporturi bune cu proprietarul. Din acest punct de vedere, este nevoie s\u0103 dai dovad\u0103 de respect fa\u021b\u0103 de acesta, dar \u0219i s\u0103-\u021bi pl\u0103te\u0219ti la timp cheltuielile (at\u00e2t chirie, c\u00e2t \u0219i \u00eentre\u021binere, electricitate, cablu, internet etc.). Grija fa\u021b\u0103 de cas\u0103 \u0219i de bunurile \u00eencredin\u021bate odat\u0103 cu aceasta este de asemenea important\u0103, pentru a evita eventualele daune ce ar trebui acoperite din garan\u021bie. <\/p>\n<p><strong>4. Pl\u0103te\u0219te-\u021bi facturile:<\/strong><br \/>\nPentru a nu da proprietarului niciun motiv pentru a-\u021bi re\u021bine garan\u021bia (sau o parte din aceasta) la plecare, asigur\u0103-te c\u0103 e\u0219ti la zi cu toate cheltuielile casei.
