Aceasta precizeaz\u0103 c\u0103, de\u015fi \u00een ultimele 12 luni nu au fost demarate construc\u0163ii semnificative, iar oferta actual\u0103 se reduce treptat, totu\u015fi ritmul de absorb\u0163ie a locuin\u0163elor noi nu este suficient de ridicat pentru a duce la o scumpire extins\u0103 a acestora. De aceea\u015fi p\u0103rere este \u015fi Mihaela Pan\u0103, directorul departamentului reziden\u0163ial al DTZ Echinox. Ea crede c\u0103 existen\u0163a unui stoc foarte mare de propriet\u0103\u0163i oferite spre v\u00e2nzare \u015fi, \u00een contrapunct, a unui num\u0103r redus de cump\u0103r\u0103tori vor face ca, pe parcursul lui 2010, tranzac\u0163iile s\u0103 fie \u00eencheiate la pre\u0163uri mai mici comparativ cu 2009. \u201e\u00cen medie, spre sf\u00e2r\u015fitul lui 2010, pre\u0163urile pentru imobilele noi din zonele centrale adresate clasei medii se vor pozi\u0163iona \u00eentre 1.200 \u015fi 1.500 de euro pe metru p\u0103trat\u201d, estimeaz\u0103 reprezentanta DTZ.<\/p>\n<p><strong>Cre\u015fteri u\u015foare, doar pe alocuri<\/strong><br \/>\nScumpirea locuin\u0163elor noi nu este totu\u015fi total exclus\u0103 pe parcursul acestui an. De\u015fi se declar\u0103 rezervat\u0103 \u00een privin\u0163a perspectivelor de majorare a pre\u0163urilor, Mirela Raicu spune c\u0103, dac\u0103 se vor produce cre\u015fteri, acestea vor avea loc doar la scar\u0103 redus\u0103, punctual. Spre exemplu, o u\u015foar\u0103 scumpire ar putea fi aplicat\u0103 de c\u0103tre un dezvoltator  pentru ultimele c\u00e2teva apartamente dintr-un ansamblu reziden\u0163ial. Reprezentanta Esop consider\u0103 c\u0103 locuin\u0163ele cel mai u\u015for vandabile \u2013 \u015fi, deci, mai expuse perspectivelor de u\u015foar\u0103 cre\u015ftere \u00een perioada urm\u0103toare \u2013 sunt cele cu suprafe\u0163e mici \u015fi medii. Acest tip de unit\u0103\u0163i locative vor r\u0103m\u00e2ne \u00een continuare cele mai c\u0103utate. De asemenea, proiectele aflate \u00een interiorul ora\u015fului \u015fi cu acces bun la mijloacele de transport \u00een comun vor r\u0103m\u00e2ne atractive \u00een pia\u0163\u0103.<\/p>\n<p><strong>Ratele la dezvoltator, la mare c\u0103utare \u015fi \u00een 2010<\/strong><br \/>\nDin punctul de vedere al cump\u0103r\u0103torului, \u00een 2010, g\u0103sirea locuin\u0163ei potrivite se anun\u0163\u0103 a urma un parcurs similar cu cel din 2009. \u201e\u00cen 2010 vor reu\u015fi s\u0103 v\u00e2nd\u0103 dezvoltatorii care \u00een\u0163eleg s\u0103 accepte un profit mic, dar, \u00een aceea\u015fi m\u0103sur\u0103, s\u0103 ofere \u015fi solu\u0163ii de finan\u0163are cump\u0103r\u0103torilor\u201d, subliniaz\u0103 Mihaela Pan\u0103. Mirela Raicu crede c\u0103, \u00een momentul de fa\u0163\u0103, cele mai viabile locuin\u0163e de v\u00e2nzare sunt cele cu suprafe\u0163e utile \u00eentre 55 \u015fi 75 de metri p\u0103tra\u0163i (apartamente cu dou\u0103 camere) \u015fi de 80-100 de metri p\u0103tra\u0163i (apartamente cu trei camere). \u00cen ceea ce prive\u015fte un nivel sustenabil al pre\u0163urilor, Raicu estimeaz\u0103 un prag maxim de 80.000 de euro, \u00een cel dint\u00e2i caz, \u015fi respectiv 120.000-130.000 de euro, \u00een cel de-al doilea.
