Potrivit <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicelui Imobiliare.ro<\/a>, pre\u021bul mediu solicitat pentru apartamentele disponibile spre v\u00e2nzare la nivel na\u021bional (noi \u0219i vechi) s-a majorat cu 10,7% pe parcursul ultimelor 12 luni, de la 951 de euro pe metru p\u0103trat util la finele lui 2015, p\u00e2n\u0103 la 1.053 de euro pe metru p\u0103trat \u00een decembrie 2016. \u00cen mod interesant, o \u201eradiografie\u201d a distribu\u021biei cererii \u00een func\u021bie de pre\u021b indic\u0103 \u0219i o majorare a puterii de cump\u0103rare a popula\u021biei.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Bucure\u0219ti:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen luna decembrie, a\u0219tept\u0103rile v\u00e2nz\u0103torilor din Capital\u0103 au ajuns la o medie de 1.138 de euro pe metru p\u0103trat, cu 6,5% mai mult dec\u00e2t \u00een urm\u0103 cu 12 luni, c\u00e2nd se situau la 1.069 de euro pe metru p\u0103trat. \u00cen perioada men\u021bionat\u0103, cel mai mare salt, de 9,8%, a fost consemnat de locuin\u021bele noi, care au ajuns la 1.175 de euro pe metru p\u0103trat (fa\u021b\u0103 de 1.070 de euro pe metru p\u0103trat la sf\u00e2r\u0219itul lui 2015). Apartamentele vechi, pe de alt\u0103 parte, s-au apreciat cu 5,7%, de la 1.024 la 1.082 de euro pe metru p\u0103trat. <\/p>\n<p>\u00cen ceea ce prive\u0219te distribu\u021bia cererii \u00een func\u021bie de pre\u021b, c\u0103ut\u0103rile pentru apartamente de p\u00e2n\u0103 la 40.000 de euro au sc\u0103zut de la 16% \u00een ultimul trimestru din 2015 la 13% \u00een intervalul similar din 2016, \u00een vreme ce interesul pentru locuin\u021be de la 40.000 la 60.000 de euro a consemnat un recul de la 29% la 27%. Pe de alt\u0103 parte, ponderea cump\u0103r\u0103torilor interesa\u021bi de unit\u0103\u021bi locative de 60.000-80.000 de euro a crescut de la 22% la 24%, \u00een vreme ce segmentul 80.000-100.000 de euro a ajuns la 12%, de la 11% anul trecut. Nu \u00een ultimul r\u00e2nd, cererea pentru propriet\u0103\u021bi mai scumpe de 100.000 de euro a crescut de la 22% \u00een 2015, la 24% \u00een 2016. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Brasov\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Bra\u0219ov:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la poalele T\u00e2mpei, un apartament cost\u0103 acum circa 901 euro pe metru p\u0103trat util, cu 2,6% mai mult dec\u00e2t la finele lui decembrie 2015 (c\u00e2nd ajungea la 878 de euro pe metru p\u0103trat). La o valoare medie de listare de 910 euro pe metru p\u0103trat, locuin\u021bele din blocurile vechi se situeaz\u0103 cu 3,8% peste nivelul de 877 de euro pe metru p\u0103trat valabil \u00een urm\u0103 cu 12 luni. Unit\u0103\u021bile locative nou-construite, pe de alt\u0103 parte, au un pre\u021b foarte apropiat, respectiv 874 de euro pe metru p\u0103trat, fa\u021b\u0103 de 876 de euro pe metru p\u0103trat acum un an.<\/p>\n<p>La capitolul cerere, interesul bra\u0219ovenilor pentru locuin\u021be mai ieftine de 40.000 de euro a consemnat un declin semnificativ, de la 30% anul trecut la 22% \u00een 2016; \u00een schimb, c\u0103ut\u0103rile pe segmentele 40.000-60.000 de euro \u0219i 60.000-80.000 de euro au crescut de la 36% la 41% \u0219i, respectiv, de la 19% la 23%. \u00cen acela\u0219i timp, cererea pentru apartamente cuprinse \u00eentre 80.000 \u0219i 100.000 de euro s-a majorat u\u0219or, de la 6% la 7%, dar cea pentru unit\u0103\u021bi locative mai scumpe de 100.000 de euro a sc\u0103zut de la 9% la 7% din total.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Cluj-Napoca:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Transilvaniei, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicelui Imobiliare.ro<\/a> a consemnat o cre\u0219tere de 11,4% pe parcursul acestui an, de la 1.117 euro pe metru p\u0103trat la finele lui 2015, p\u00e2n\u0103 la 1.244 de euro pe metru p\u0103trat \u00een decembrie 2016. Cel mai mare avans, de 11%, a fost consemnat de apartamentele vechi, care au ajuns la 1.276 de euro pe metru p\u0103trat (de la 1.150 de euro pe metru p\u0103trat). Locuin\u021bele noi, pe de alt\u0103 parte, s-au apreciat cu 8,1%, de la 1.093 la 1.181 de euro pe metru p\u0103trat. <\/p>\n<p>C\u00e2t despre preferin\u021bele cump\u0103r\u0103torilor, \u0219i pe pia\u021ba clujean\u0103 se poate observa aceea\u0219i\u00a0 orientare spre locuin\u021be mai scumpe. Astfel, ponderea c\u0103ut\u0103rilor de apartamente mai ieftine de 40.000 de euro a sc\u0103zut substan\u021bial, de la 28% la finele lui 2015, p\u00e2n\u0103 la 12% spre sf\u00e2r\u0219itul lui 2016. \u00cen schimb, cererea pentru segmentele 40.000-60.000 de euro \u0219i 60.000-80.000 de euro s-a majorat de la 27% la 34% \u0219i, respectiv, de la 25% la 29%. Palierul 80.000-100.000 de euro a consemnat \u0219i el un avans important, de la 9% la 14%, \u00een vreme ce interesul pentru propriet\u0103\u021bi mai scumpe de 100.000 de euro a r\u0103mas constant, la 11%. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Constanta\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Constan\u021ba:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la malul m\u0103rii, valoarea medie de listare pentru un apartament este de 968 de euro pe metru p\u0103trat util \u00een momentul de fa\u021b\u0103, cu 5,6% peste nivelul de 917 de euro pe metru p\u0103trat valabil la sf\u00e2r\u0219itul lui decembrie 2015. Apartamentele vechi cost\u0103 cu 5,6% mai mult dec\u00e2t \u00een urm\u0103 cu un an, respectiv 964 de euro pe metru p\u0103trat (fa\u021b\u0103 de 913 euro pe metru p\u0103trat). Unit\u0103\u021bile locative noi au consemnat \u00een ultimele 12 luni un avans de 6,3%, de la 924 la 982 de euro pe metru p\u0103trat. <\/p>\n<p>Distribu\u021bia cererii \u00een func\u021bie de pre\u021b a consemnat \u0219i \u00een Constan\u021ba c\u00e2teva modific\u0103ri importante \u00een ultimul an. \u00cen primul r\u00e2nd, c\u0103ut\u0103rile pentru apartamentele de p\u00e2n\u0103 la 40.000 de euro au sc\u0103zut de la o pondere de 28% la 21% din total. \u00cen schimb, interesul pentru palierele mai ridicate de pre\u021b a crescut: de la 36% la 37% pentru intervalul 40.000-60.000 de euro, de la 18% la 23% pentru segmentul 60.000-80.000 de euro \u0219i de la 9% la 10% pentru cel de la 80.000 la 100.000 de euro. Pe de alt\u0103 parte, cererea pentru locuin\u021bele mai scumpe de 100.000 de euro a r\u0103mas constant\u0103, la un nivel de 9% din total.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Iasi\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Ia\u0219i:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Moldovei, preten\u021biile v\u00e2nz\u0103torilor de apartamente au consemnat, per ansamblu, un avans de 1,3% \u00een ultimele 12 luni, de la 847 la 858 de euro pe metru p\u0103trat. \u00centre cele dou\u0103 segmente de pia\u021b\u0103 exist\u0103 \u00eens\u0103 o diferen\u021b\u0103 major\u0103: apartamentele vechi s-au scumpit \u00een acest r\u0103stimp cu 5,6% (de la 827 la 873 de euro pe metru p\u0103trat), dar cele noi s-au ieftinit cu 6,5% (de la 899 la 841 de euro pe metru p\u0103trat). De men\u021bionat este \u00eens\u0103 c\u0103 mare parte din declinul consemnat pe pia\u021ba nou\u0103 se datoreaz\u0103 unui recul de 5,6% ce a avut loc doar \u00een luna decembrie 2016 \u2013 diferen\u021ba de pre\u021b poate fi, a\u0219adar, doar temporar\u0103, pe fondul unor ajust\u0103ri de pre\u021b \u00een perioada s\u0103rb\u0103torilor.<\/p>\n<p>Din perspectiva cererii, pe pia\u021ba ie\u0219ean\u0103 a fost consemnat\u0103 o r\u0103sturnare interesant\u0103 de situa\u021bie: interesul pentru locuin\u021bele mai ieftine de 40.000 de euro a sc\u0103zut de la 43% \u00een 2015 la 36% \u00een 2016, \u00een vreme ce c\u0103ut\u0103rile pe segmentul 40.000-60.000 de euro au crescut de la 39% la 46%. \u00cen rest, ponderile de\u021binute de celelalte paliere de pre\u021b au r\u0103mas relativ constante \u00een acest r\u0103stimp: 12% pentru intervalul 60.000-80.000 de euro, 3% pentru segmentul 80.000-100.000 de euro \u0219i 3% pentru locuin\u021bele de peste 100.000 de euro.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Timisoara\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Timi\u0219oara:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Dup\u0103 un declin de 0,9% consemnat \u00een primele s\u0103pt\u0103m\u00e2ni din decembrie, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicelui Imobiliare.ro<\/a> relev\u0103 pentru 2016 un avans de 9,3% pentru apartamentele din ora\u0219ul de pe Bega, de la 940 la 1.027 de euro pe metru p\u0103trat util. Apartamentele vechi s-au scumpit anul acesta cu 8,2% (de la 940 la 1.017 euro pe metru p\u0103trat), iar cele noi cu 11,9% (de la 942 la 1.054 de euro pe metru p\u0103trat). <\/p>\n<p>\u0218i \u00een Timi\u0219oara, cererea pentru apartamente mai ieftine de 40.000 de euro a sc\u0103zut semnificativ \u00een ultimele 12 luni, de la o pondere de 23% la una de 13% din total. \u00cen schimb, interesul poten\u021bialilor cump\u0103r\u0103tori a crescut pe segmentele 40.000-60.000 de euro (de la 41% la 42%), 60.000-80.000 de euro (de la 22% la 26%), 80.000-100.000 de euro (de la 7% la 11%) \u0219i peste 100.000 de euro (de la 7% la 8%).<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u00cen Cluj-Napoca au avut loc cele mai mari varia\u021bii la 12 luni. 2016 a marcat \u00eemplinirea a opt ani de la declan\u0219area crizei imobiliare.
