Excep\u021bia de la regul\u0103 o reprezint\u0103 Capitala, unde cererea pentru trei camere a sc\u0103zut u\u0219or \u00een ultimul an, pierz\u00e2ndu-\u0219i astfel pozi\u021bia dominant\u0103 c\u00e2\u0219tigat\u0103 pe parcursul lui 2015. De\u0219i unit\u0103\u021bile locative bicamerale continu\u0103 s\u0103 fie cele mai c\u0103utate \u00een marile ora\u0219e analizate, distan\u021ba dintre cele dou\u0103 categorii se \u00eengusteaz\u0103 vizibil. Aceast\u0103 tendin\u021b\u0103 poate fi pus\u0103 \u00een leg\u0103tur\u0103 direct\u0103 cu <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/articole\/piata-locuintelor-in-2016-preturile-versus-puterea-de-cumparare_db\/\">majorarea puterii de cump\u0103rare<\/a><\/strong> observat\u0103 \u00een aceea\u0219i perioad\u0103. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Bucure\u0219ti:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen Capital\u0103, ponderea c\u0103ut\u0103rilor de locuin\u021be cu trei camere a ajuns la 36% din total, \u00een sc\u0103dere de la 38% \u00een urm\u0103 cu 12 luni; Pe de alt\u0103 parte, apartamentele cu dou\u0103 camere \u0219i-au rec\u0103p\u0103tat \u00eent\u00e2ietatea \u00een preferin\u021bele clien\u021bilor, ridic\u00e2ndu-se la 38% (\u00een cre\u0219tere de la 36%). Pe ultimele locuri \u00een clasament se situeaz\u0103 unit\u0103\u021bile locative cu patru camere (cu o cot\u0103 de 14%) \u0219i garsonierele (cu 12%). <\/p>\n<p>\u00cen ceea ce prive\u0219te puterea de cump\u0103rare a bucure\u0219tenilor, este interesant c\u0103 cererea pentru apartamente de p\u00e2n\u0103 la 40.000 de euro a sc\u0103zut \u00een ultimul an (de la 16% la 13%), la fel ca \u0219i cea pentru pelierul 40.000-60.000 de euro (de la 29% la 27%). Pe de alt\u0103 parte, ponderea unit\u0103\u021bilor locative de 60.000-80.000 de euro a crescut de la 22% la 24%, iar segmentul 80.000-100.000 de euro a ajuns de la 11% la 12%. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Brasov\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Bra\u0219ov:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la poalele T\u00e2mpei, interesul pentru trei camere a ajuns la 35%, de la 31% la sf\u00e2r\u0219itul lui 2015; pe de alt\u0103 parte, cererea pentru dou\u0103 camere s-a majorat cu doar un punct procentual, de la 41% la 42%. \u00cen acest r\u0103stimp, ponderea c\u0103ut\u0103rilor de garsoniere s-a diminuat de la 17% la 13%, iar segmentul unit\u0103\u021bilor cu patru camere a sc\u0103zut de la 11% la 10%.<\/p>\n<p>La capitolul pre\u021b, interesul pentru locuin\u021be mai ieftine de 40.000 de euro a sc\u0103zut considerabil \u00een aceast\u0103 perioad\u0103, de la 30% la 22%; pe de alt\u0103 parte \u00eens\u0103, cererea pe palierele 40.000-60.000 de euro \u0219i 60.000-80.000 de euro s-a majorat de la 36% la 41% \u0219i, respectiv, de la 19% la 23%. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Cluj-Napoca:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de pe Some\u0219 a avut loc cea mai mare cre\u0219tere a interesului pentru locuin\u021bele cu trei camere, de la o pondere de 28%, la una de 36% din total; popularitatea unit\u0103\u021bilor locative bicamerale, pe de alt\u0103 parte, a sc\u0103zut de la 46% la 42%, iar cea a garsonierelor de la 17% la 13%. Apetitul pentru patru camere a r\u0103mas \u00eens\u0103 constant, la 9% din total. <\/p>\n<p>C\u00e2t despre preferin\u021bele clujenilor \u00een func\u021bie de pre\u021b, ponderea apartamentelor de p\u00e2n\u0103 la 40.000 de euro a sc\u0103zut semnificativ, de la 28% la 12%. \u00cen schimb, interesul pentru locuin\u021bele de 40.000-60.000 de euro \u0219i 60.000-80.000 de euro s-a majorat de la 27% la 34% \u0219i, respectiv, de la 25% la 29%; \u00een acela\u0219i timp, segmentul 80.000-100.000 de euro a crescut de la 9% la 14%. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Constanta\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Constan\u021ba:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la malul m\u0103rii, apartamentele cu trei camere sunt c\u0103utate de c\u0103tre 39% dintre poten\u021bialii cump\u0103r\u0103tori, \u00een cre\u0219tere de la 35% \u00een urm\u0103 cu un an; \u00een acela\u0219i timp, preferin\u021ba pentru dou\u0103 camere a sc\u0103zut de la 44% la 41%, iar cea pentru garsoniere de la 12% la 10%. Nu \u00een ultimul r\u00e2nd, locuin\u021bele cu patru camere au ajuns la o cot\u0103 de 10% din total, \u00een cre\u0219tere de la 9%.<\/p>\n<p>\u00cen func\u021bie de criteriul financiar, de men\u021bionat este c\u0103 popularitatea apartamentelor de p\u00e2n\u0103 la 40.000 de euro s-a diminuat de la 28% la 21%. \u00cen schimb, s-a intensificat  interesul pentru locuin\u021be mai scumpe: 40.000-60.000 de euro (de la 36% la 37%),  60.000-80.000 de euro (de la 18% la 23%) \u0219i 80.000-100.000 de euro (de la 9% la 10%). <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Iasi\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Ia\u0219i:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Moldovei, cererea pentru unit\u0103\u021bile locative tricamerale s-a majorat de la 30% la 34%, \u00een vreme ce interesul pentru dou\u0103 camere a crescut de la 42% la 43%. Pe de alt\u0103 parte, c\u0103ut\u0103rile pentru garsoniere s-au diminuat de la 22% la 18%, iar cele pentru patru camere de la 6% la 5%. <\/p>\n<p>Pe pia\u021ba ie\u0219ean\u0103, preferin\u021ba pentru apartamentele de p\u00e2n\u0103 la 40.000 de euro a consemnat un recul de la 43% la 36%, \u00een timp ce ponderea palierului 40.000-60.000 de euro a ajuns de la 39% la 46%. (\u00cen rest, cotele de\u021binute de celelalte nivele de pre\u021b au r\u0103mas relativ constante).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Timisoara\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Timi\u0219oara:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de pe Bega, cererea pentru apartamente cu trei camere s-a majorat de la 32% la 38% \u00een ultimul an, \u00een vreme ce interesul pentru dou\u0103 camere s-a men\u021bnut constant, la o cot\u0103 de 39% din total. Totodat\u0103, popularitatea garsonierelor a sc\u0103zut de la 18% la 11%, iar cea a locuin\u021belor cu patru camere a crescut de la 11% la 12%. <\/p>\n<p>\u0218i \u00een Timi\u0219oara, c\u0103ut\u0103rile pe palierul de pre\u021b de p\u00e2n\u0103 la 40.000 de euro au sc\u0103zut \u00een ultimul an, de la 23% la 13% mai exact. \u00cen schimb, a crescut cererea pentru locuin\u021bele mai scumpe: de la 41% la 42% pentru segmentul 40.000-60.000 de euro, de la 22% la 26% pentru cel de la 60.000 la 80.000 de euro \u0219i de la 7% la 11% pentru nivelul de 80.000-100.000 de euro. <\/p>\n","protected":false},"excerpt":{"rendered":"<p>Sl\u0103be\u0219te preferin\u021ba clien\u021bilor pentru \u201eclasicele\u201d apartamente cu dou\u0103 camere. \u00cen ultimii ani, tranzac\u021biile de locuin\u021be au fost dictate de factorul pre\u021b, pe de o parte, \u0219i de stricta necesitate, pe de alt\u0103 parte.
