(\u00cen cazul apartamentelor vechi, cifrele difer\u0103, desigur, \u00eens\u0103 cea din urm\u0103 categorie de cump\u0103r\u0103tori r\u0103m\u00e2ne una demn\u0103 de luat \u00een seam\u0103.) Este important de men\u021bionat aici c\u0103 profilul actual al investitorului \u00een imobiliare difer\u0103 fundamental fa\u021b\u0103 de perioada de boom: acesta nu mai face achizi\u021bii speculative, cu scopul de a ob\u021bine un c\u00e2\u0219tig rapid, din rev\u00e2nzare, ci are \u00een vedere o exploatare a propriet\u0103\u021bii pe termen lung, prin \u00eenchiriere.<\/p>\n<blockquote><p><em>\u201eInvesti\u021biile \u00een domeniul imobiliar sunt o variant\u0103 foarte bun\u0103 de plasare a capitalului, oferind un randament superior dob\u00e2nzilor bancare \u0219i un risc mai mic dec\u00e2t investi\u021biile pe burse. Pe sectorul reziden\u021bial randamentele pornesc de la 5-6%, dar pot ajunge \u0219i la 8-9% \u00een cazul apartamentelor achizi\u021bionate \u00een faz\u0103 de proiect, cand discounturile pot fi semnificative.\u201d<\/p>\n<p><strong>Florin Po\u0219toac\u0103, Managerul Departamentului de Investi\u021bii din cadrul Nordis<\/strong><\/em><\/p><\/blockquote>\n<p>\u00cen calitate de v\u00e2nz\u0103tor, este bine s\u0103 \u0219tii \u00eens\u0103 c\u0103 abordarea celor dou\u0103 categorii de clien\u021bi este diferit\u0103. Iat\u0103 criteriile luate \u00een calcul de fiecare la achizi\u021bia unei locuin\u021be noi (acestea pot fi extinse \u00eens\u0103 \u0219i pe segmentul vechi):<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cumparatorul_final\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><strong>Cump\u0103r\u0103torul final:<\/strong><\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<h3><span class=\"ez-toc-section\" id=\"1_Zona\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><em>1. Zona:<\/em><\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>Spre deosebire de anii de criz\u0103, c\u00e2nd pre\u021bul dicta \u00een majoritatea cazurilor, <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/maturizare-scade-importanta-pretului-in-ochii-cumparatorilor-de-case_db\/\">amplasamentul devine acum din ce \u00een ce mai important pentru cump\u0103r\u0103torul final<\/a><\/strong> \u2013 cu at\u00e2t mai mult cu c\u00e2t oferta s-a diversificat \u0219i exist\u0103 op\u021biuni de achizi\u021bie, inclusiv pe pia\u021ba nou\u0103, pe multiple paliere de pre\u021b. La alegerea zonei sunt luate \u00een calcul \u0219i elemente precum existen\u021ba unui parc \u00een apropiere, accesul la mijloacele de transport \u00een comun, dar \u0219i apropierea de gr\u0103dini\u021be, \u0219coli, supermarketuri, locuri de joac\u0103 pentru copii.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"2_Pretul\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><em>2. Pre\u021bul:<\/em><\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>Pentru majoritatea tranzac\u021biilor, pre\u021bul este \u201edictat\u201d \u00een continuare de condi\u021biile actuale de creditare. Astfel, <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/articole\/intarcarea-tranzactiilor-cu-locuinte-de-la-prima-casa_db\/\">pragul de 60.000 euro prev\u0103zut de programul Prima Cas\u0103 r\u0103m\u00e2ne un etalon de pre\u021b<\/a><\/strong> pentru mul\u021bi cump\u0103r\u0103tori \u0219i v\u00e2nz\u0103tori. C\u00e2nd e vorba de locuin\u021be mai mari \u0219i\/sau situate \u00een zone mai bune, disponibilitatea clien\u021bilor cre\u0219te p\u00e2n\u0103 la 100.000 de euro, pentru a beneficia astfel de TVA de 5%. Pe segmentul de lux, pe de alt\u0103 parte, bugetul cump\u0103r\u0103torilor nu mai este at\u00e2t de restrictiv. Spre deosebire de investitori, cump\u0103r\u0103torii finali pot fi mai \u201egenero\u0219i\u201d la capitolul pre\u021b \u2013 atunci c\u00e2nd \u0219i-o permit, desigur. Potrivit datelor Nordis, ace\u0219tia din urm\u0103 pot pl\u0103ti \u0219i cu 20% mai mult pentru o locuin\u021b\u0103 nou\u0103 dac\u0103 e vorba s\u0103 locuiasc\u0103 \u00een imediata apropiere a unui parc sau a unei \u0219coli bune etc.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"3_Pozitionarea_in_bloc\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><em>3. Pozi\u021bionarea \u00een bloc:<\/em><\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>End-userii sunt interesa\u021bi, de regul\u0103, de apartamente luminoase, care s\u0103 aib\u0103 c\u00e2t mai multe ferestre libere, cele situate la etaje superioare (unde este mai mult\u0103 lumin\u0103 \u0219i mai mult\u0103 lini\u0219te) av\u00e2nd de multe ori un avantaj. Pe de alt\u0103 parte, acest gen de clien\u021bi evit\u0103 unit\u0103\u021bile locative situate la parter sau la ultimul etaj \u2013 preten\u021bii ce pot \u201es\u0103lta\u201d pre\u021bul locuin\u021bei cu circa 10-20%.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"4_Functionalitatea_apartamentului\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><em>4. Func\u021bionalitatea apartamentului:<\/em><\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>Pentru cump\u0103r\u0103torii finali, mai ales c\u00e2nd e vorba de familii, conteaz\u0103 foarte mult ca spa\u021biul s\u0103 fie bine pus \u00een valoare, iar locuin\u021ba s\u0103 aib\u0103 o compertimentare favorabil\u0103. Aspecte precum o buc\u0103t\u0103rie \u00eenchis\u0103, existen\u021ba unor spa\u021bii de depozitare, camerele bine propor\u021bionate \u0219i decomandate, precum \u0219i existen\u021ba a dou\u0103 b\u0103i pot face diferen\u021ba \u00een ochii clientului.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"5_Amenajarea\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><em>5. Amenajarea:<\/em><\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>La modul ideal, orice cump\u0103r\u0103tor \u00ee\u0219i dore\u0219te ca locuin\u021ba achizi\u021bionat\u0103 s\u0103 \u201earate c\u00e2t mai bine\u201d. Preten\u021biile sunt \u00eens\u0103 \u0219i mai ridicate pe pia\u021ba nou\u0103: pe segmentul middle \u0219i lux, clien\u021bii se a\u0219teapt\u0103 ca finisajele interioare, echipamentele \u0219i obiectele sanitare s\u0103 fie de o calitate superioar\u0103; a\u0219tept\u0103rile sunt mai sc\u0103zute pe segmentul de locuin\u021be ieftine, unii clien\u021bi negociind chiar scoaterea finisajelor din pachetul de v\u00e2nzare, urm\u00e2nd a le realiza pe cont propriu, \u00een timp.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Investitorul\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><strong>Investitorul:<\/strong><\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<h3><span class=\"ez-toc-section\" id=\"1_Pretul\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><em>1. Pre\u021bul:<\/em><\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>Poate chiar mai mult dec\u00e2t end-userii, investitorii sunt foarte aten\u021bi la factorul pre\u021b \u2013 acesta trebuie s\u0103 se \u00eencadreze c\u00e2t mai bine \u00eentr-un calcul economic raportat \u00een raport cu venitul pe care \u00eel poate genera din \u00eenchiriere, permi\u021b\u00e2nd astfel ob\u021binerea unui randament de 6-9% pe an.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"2_Zona\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><em>2. Zona:<\/em><\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>\u0218i pentru acest gen de clien\u021bi conteaz\u0103 localizarea unei propriet\u0103\u021bi, \u00eentruc\u00e2t aceasta va afecta \u00een mod direct poten\u021bialul s\u0103u de \u00eenchiriere. Un factor esen\u021bial este reprezentat de accesul la mijloacele de transport \u00een comun (metroul este un mare plus), precum \u0219i de apropierea de facult\u0103\u021bi, poluri de cl\u0103diri de birouri, magazine, restaurante etc.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"3_Usurinta_in_administrare\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><em>3. U\u0219urin\u021ba \u00een administrare:<\/em><\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>\u00cen ceea ce prive\u0219te tipul propriet\u0103\u021bilor c\u0103utate, investitorii prefer\u0103 apartamentele \u0219i nu vilele, av\u00e2nd \u00een vedere c\u0103 cele dint\u00e2i sunt mai u\u0219or de \u00eentre\u021binut, au mai pu\u021bine cheltuieli curente, repara\u021bii \u00een timp, taxe \u0219i impozite mai mici. De asemenea, cu c\u00e2t cheltuielile curente sunt mai centralizate, cu at\u00e2t mai bine.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"4_Facilitatile\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><em>4. Facilit\u0103\u021bile:<\/em><\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>La capitolul facilit\u0103\u021bi \u2013 piscin\u0103, saun\u0103, servicii de paz\u0103 etc. \u2013 totul depinde de preferin\u021bele poten\u021bialilor chiria\u0219i. Pentru apartamentele noi mai ieftine, investitorii prefer\u0103 c\u00e2t mai pu\u021bine facilit\u0103\u021bi, astfel \u00eenc\u00e2t costurile lunare cu \u00eentre\u021binerea s\u0103 fie c\u00e2t mai mici. La polul opus, pe segmentul de lux, ansamblurile care au c\u00e2t mai multe facilit\u0103\u021bi au de c\u00e2\u0219tigat, \u00eentruc\u00e2t acestea sunt c\u0103utate de chiria\u0219ii de pe aceast\u0103 pia\u021b\u0103.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"5_Amenajarea-2\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\"><em>5.
