Spre compara\u021bie, <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/evolutia-preturilor-la-apartamente-in-primul-trimestru-al-anului_db\/\">\u00een aceea\u0219i perioad\u0103 a anului precedent avea loc un avans de 6,5%<\/a><\/strong>. Cu o singur\u0103 excep\u021bie, tendin\u021ba de temperare a ritmului de cre\u0219tere a pre\u021burilor se resimte \u00een toate marile centre regionale monitorizate de Indicele Imobiliare.ro. \u00cen mod interesant \u00eens\u0103, aceasta se manifest\u0103 cel mai pregnant \u00een <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/lifestyle\/orasul-in-care-apartamentele-sunt-mai-scumpe-decat-in-bucuresti_db\/\">Cluj-Napoca<\/a><\/strong> \u2013 ora\u0219 ce a ocupat \u00een anii trecu\u021bi primul loc \u00een clasamentul scumpirilor pe ora\u0219e, av\u00e2nd acum cel mai mare pre\u021b mediu cerut pentru un apartament; aici, pre\u021burile locuin\u021belor aproape c\u0103 au stagnat. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Bucure\u0219ti:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Locuin\u021bele din Capital\u0103 s-au apreciat cu 1,4% \u00een ultima lun\u0103 (de la 1.159 la 1.175 de euro pe metru p\u0103trat util). Suma medie cerut\u0103 pentru un apartament vechi a r\u0103mas constant\u0103, la 1.112 euro pe metru p\u0103trat, \u00eens\u0103 unit\u0103\u021bile locative din cadrul noilor ansambluri reziden\u021biale s-au scumpit cu 3%, de la 1.189 la 1.225 de euro pe metru p\u0103trat. \u00cen primul trimestru din 2017 preten\u021biile v\u00e2nz\u0103torilor s-au majorat, per ansamblu, cu 3% (de la o medie de 1.141 de euro pe metru p\u0103trat valabil\u0103 la finele anului trecut), \u00een vreme ce, \u00een perioada similar\u0103 din 2016 avea loc o cre\u0219tere de 3,3%. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Brasov\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Bra\u0219ov:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la poalele T\u00e2mpei, <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a><\/strong> relev\u0103 un avans de 0,8% \u00een prima lun\u0103 de prim\u0103var\u0103, de la 918 la 925 de euro pe metru p\u0103trat; valoarea medie de listare a apartamentelor din blocurile vechi a crescut cu 1,3% (de la 918 la 930 de euro pe metru p\u0103trat), \u00eens\u0103 cele noi s-au ieftinit cu 0,5% (de la 917 la 912 euro pe metru p\u0103trat). \u00cen primul trimestru al anului, a\u0219tept\u0103rile proprietarilor bra\u0219oveni au crescut, per ansamblu, cu 2,8% (de la nivelul de 900 de euro pe metru p\u0103trat atins la sf\u00e2r\u0219itul lui 2016) \u2013 asta \u00een condi\u021biile \u00een care, \u00een intervalul similar din 2016, era consemnat un plus de 4,6%. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Cluj-Napoca:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen martie, pre\u021bul solicitat de v\u00e2nz\u0103torii din ora\u0219ul de pe Some\u0219 s-a majorat cu doar 0,1%, de la 1.259 la 1.260 de euro pe metru p\u0103trat; pe segmentul apartamentelor vechi a avut loc o cre\u0219tere u\u0219oar\u0103, \u00een valoare de 0,2% (de la 1.312 la 1.315 euro pe metru p\u0103trat), \u00eens\u0103 cele noi au cunoscut un avans de 1,7% (de la 1.176 la 1.196 de euro pe metru p\u0103trat). \u00cen mod interesant, marja de scumpire consemnat\u0103 pe parcursul primului trimestru pe pia\u021ba clujean\u0103 se situeaz\u0103 la doar 1% (pornind de la o valoare de 1.247 de euro pe metru p\u0103trat), ceea ce reprezint\u0103 o diferen\u021b\u0103 semnificativ\u0103 fa\u021b\u0103 de saltul de 7,2% \u00eenregistrat \u00een perioada similar\u0103 din 2016. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Constanta\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Constan\u021ba:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la malul m\u0103rii, pre\u021bul mediu solicitat pentru apartament, indiferent de perioada de construc\u021bie, a crescut \u00een martie cu 0,1%, de la 991 la 992 de euro pe metru p\u0103trat util. Locuin\u021bele vechi s-au apreciat cu 0,5% (de la 987 la 992 de euro pe metru p\u0103trat), \u00eens\u0103 cele noi s-au ieftinit cu 1,1% (de la 1.004 la 993 de euro pe metru p\u0103trat). Marja de scumpire \u00eenregistrat\u0103 \u00een primul trimestru al acestui an se situeaz\u0103, astfel, la circa 2% (de la 973 de euro pe metru p\u0103trat) \u2013 fa\u021b\u0103 de un plus de 3,2% atins \u00een perioada smilar\u0103 din 2016. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Iasi\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Ia\u0219i:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Moldovei, un avans de 3,3% a avut loc doar \u00een luna martie, de la 885 la 914 euro pe metru p\u0103trat. Dac\u0103 locuin\u021bele vechi au consemnat o varia\u021bie de doar 0,1% \u00een ultimele 31 de zile (de la 884 la 885 de euro pe metru p\u0103trat), pre\u021burile celor noi au \u201es\u0103rit\u201d cu 5,2% (de la 885 la 931 de euro pe metru p\u0103trat); de subliniat este \u00eens\u0103 faptul c\u0103, \u00een ciuda acestei cre\u0219teri semnificative, apartamentele din cea din urm\u0103 categorie sunt cu doar 0,6% mai scumpe dec\u00e2t \u00een urm\u0103 cu 12 luni. <\/p>\n<p>Pe parcursul primului trimestru din 2017, apartamentele din Ia\u0219i s-au scumpit, per ansamblu, cu 7% (de la o valoare de 854 de euro pe metru p\u0103trat valabil\u0103 la finele lui 2016), situ\u00e2ndu-se astfel \u00een fruntea clasamentului scumpirilor consemnate \u00een marile ora\u0219e analizate. \u00cen condi\u021biile \u00een care, \u00een perioada similar\u0103 a anului trecut avea loc o cre\u0219tere de 5,4%, Ia\u0219iul reprezint\u0103, a\u0219adar, singura excep\u021bie de la regul\u0103 \u00een ceea ce prive\u0219te temperarea ritmului de majorare a pre\u021burilor. Acest fapt poate fi explicat printr-o tendin\u021b\u0103 de aliniere cu celelalte mari ora\u0219e, fa\u021b\u0103 de care s-a situat p\u00e2n\u0103 acum la o distan\u021b\u0103 considerabil\u0103 \u2013 la sf\u00e2r\u0219itul lui 2016, spre exemplu, capitala Moldovei era singura \u00een care <strong><a class=\"article-body-links\"href=\"http:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a><\/strong> se situa \u00eenc\u0103 sub valoarea de 900 de euro pe metru p\u0103trat. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Timisoara\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Timi\u0219oara:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen martie, suma medie solicitat\u0103 pentru un apartament (nou sau vechi) din ora\u0219ul de pe Bega s-a majorat cu 2,5%, de la 1.039 la 1.065 de euro pe metru p\u0103trat. Locuin\u021bele din blocurile vechi s-au apreciat cu 2,5% (de la 1.041 la 1.067 de euro pe metru p\u0103trat), iar cele noi cu 2,3% (de la 1.035 la 1.059 de euro pe metru p\u0103trat). \u00cen primele trei luni ale anului, pre\u021burile din Timi\u0219oara au crescut, cumulat, cu 3,7% (de la 1.027 de euro pe metru p\u0103trat la sf\u00e2r\u0219itul lui 2016); spre compara\u021bie, \u00een perioada similar\u0103 a anului trecut era consemnat un plus de 5,3%. <\/p>\n","protected":false},"excerpt":{"rendered":"<p>O privire aruncat\u0103 asupra marilor ora\u0219e ale \u021b\u0103rii relev\u0103 un interesant \u201eschimb de roluri\u201d.
