Zona<\/strong> unde se afl\u0103 o locuin\u021b\u0103 este cea care influen\u021beaz\u0103 cel mai mult pre\u021bul acesteia, cu o pondere de la 10% p\u00e2n\u0103 la 300%. Astfel, pre\u021bul mediu pe metru p\u0103trat pentru apartament situat \u00eentr-o zon\u0103 ultracentral\u0103 sau de lux poate fi <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/bucuresti-preturile-apartamentelor-pe-cartiere_db\/\">p\u00e2n\u0103 la de trei ori mai mare<\/a><\/strong> dec\u00e2t cel al unei locuin\u021be similare, situat\u0103 \u00eens\u0103 \u00eentr-un cartier obi\u0219nuit. \u201eStr\u0103inii zic \u00ablocation, location, location\u00bb, lucru care \u00eencepe s\u0103 se \u00eenr\u0103d\u0103cineze ca principiu \u0219i \u00een pia\u021ba imobiliar\u0103 din Rom\u00e2nia, diferen\u021bele de pre\u021b pe zone fiind din ce \u00een ce mai mari. (&#8230;) \u00abLocation\u00bb \u00eenseamn\u0103 zon\u0103, dar \u0219i vecin\u0103t\u0103\u021bi \u2013 printre care apropierea de parc este cea mai important\u0103, nivel al infrastructurii, facilit\u0103\u021bi urbane, facilit\u0103\u021bi sociale, metode de petrecere a timpului liber \u00een apropiere.\u201d, spune Maria \u0218eder Neda.<\/p>\n<p><strong>2. O construc\u021bie cu stil<\/strong>, realizat\u0103 de un arhitect cunoscut, ajunge s\u0103 fie cu 10-25% mai scump\u0103 dec\u00e2t una obi\u0219nuit\u0103. Totodat\u0103, apartamentele din imobilele tip vil\u0103 pot fi cu 5-10% mai scumpe dec\u00e2t din locuin\u021bele din blocurile obi\u0219nuite.<\/p>\n<p><strong>3. Disponibilitatea locurilor de parcare sau garajelor<\/strong> poate avea, de asemenea, un cuv\u00e2nt important de spus \u00een stabilirea pre\u021bului unei case. \u00cen cazul unui apartament de bloc, costul unui garaj difer\u0103 \u00een func\u021bie de materialele din care este f\u0103cut \u0219i poate ajunge la o pondere important\u0103 din valoarea locuin\u021bei. Un loc de parcare \u00een fa\u021ba blocului justific\u0103 \u00eens\u0103 un plus de p\u00e2n\u0103 la 5% la pre\u021bul apartamentului, \u00een compara\u021bie cu o proprietate similar\u0103, dar f\u0103r\u0103 loc de parcare. \u00cen cazul blocurilor noi, un loc de parcare poate echivala cu o cre\u0219tere de p\u00e2n\u0103 la 20% a pre\u021bului. <\/p>\n<p><strong>4.<\/strong> De\u0219i poate fi trecut\u0103 cu vederea, <strong>lumina natural\u0103<\/strong> este un factor ce are un cuv\u00e2nt important de spus asupra calit\u0103\u021bii vie\u021bii \u00eentr-un anumit loc. Prin urmare, acesta echivaleaz\u0103 cu un plus de 5% pentru fiecare latur\u0103 a casei luminat\u0103 natural: astfel, dac\u0103 locuin\u021ba este sc\u0103ldat\u0103 \u00een lumin\u0103 doar pe o latur\u0103 (ceea ce reprezint\u0103 un minimum), aceasta va fi cu 5% mai ieftin\u0103 dec\u00e2t una luminat\u0103 pe dou\u0103 laturi; atunci c\u00e2nd sunt trei laturi luminate, se mai poate ad\u0103uga un 5%, iar c\u00e2nd o cas\u0103 are lumin\u0103 natural\u0103 pe toate fa\u021badele, aceasta va avea un plus de 15% la pre\u021b.<\/p>\n<blockquote><p><em>\u201eZona este cel mai important factor \u00een alegerea locuin\u021bei \u0219i se reflect\u0103 cel mai mult \u00een pre\u021b. \u00cen func\u021bie de zon\u0103 sunt de v\u00e2nzare apartamente cu pre\u021bul mediu pe metru p\u0103trat de trei ori mai mare \u00een zona Kiseleff, dec\u00e2t \u00een zona Berceni, din Bucure\u0219ti. Exist\u0103 \u00eens\u0103 o serie de elemente care pot fi trecute u\u0219or cu vederea de c\u0103tre cump\u0103r\u0103torii de locuin\u021be, dar care au o mare importan\u021b\u0103 \u00een stabilirea pre\u021bului \u0219i mai apoi \u00een gradul de confort al locuin\u021bei, precum sunt designul, locul de parcare, lumina natural\u0103, terasele etc. O locuin\u021b\u0103 luminoas\u0103, lini\u0219tit\u0103, cu balcoane unde po\u021bi respira aer curat este pl\u0103cut\u0103, confortabil\u0103, dar este \u0219i mai valoroas\u0103, se vinde mai repede \u0219i mai scump atunci c\u00e2nd vom dori s\u0103 ne mut\u0103m \u00een alt loc.\u201d<\/p>\n<p><strong>Maria \u0218eder Neda, autoarea c\u0103r\u021bii \u201eCum s\u0103-\u021bi cumperi o cas\u0103!\u201d<\/strong><\/em><\/p><\/blockquote>\n<p><strong>5. Etajul<\/strong> este un alt element important pentru cump\u0103r\u0103tori, fapt pentru care influen\u021beaz\u0103 \u0219i pre\u021bul locuin\u021bei. Un apartament situat la parter, \u00eentr-un bloc cu lift, va fi cu 10-15% mai ieftin dec\u00e2t unul situat la etajele imediat superioare, \u00een vreme ce o locuin\u021b\u0103 amplasat\u0103 la ultimul etaj va fi cu 15-20% mai ieftin\u0103 dec\u00e2t una de la etajele intermediare (din cauza izola\u021biei de pe bloc, ce trebuie ref\u0103cut\u0103 periodic, de multe ori doar pe socoteala locatarilor de ultimul etaj; \u00een plus, la ultimul etaj, vara este mai cald \u0219i iarna mai frig). Excep\u021bie de la aceast\u0103 \u201eregul\u0103\u201d fac doar apartamentele de tip penthouse, de lux, pentru c\u0103 acestea atrag investi\u021bii pe m\u0103sur\u0103 nu doar \u00een ceea ce prive\u0219te izola\u021bia, ci \u0219i pentru sisteme de ventila\u021bie \u0219i aer condi\u021bionat, terase \u00eenverzite, piscine etc.<\/p>\n<p><strong>6. Lini\u0219tea<\/strong>, favorizat\u0103 de traficul redus al \u00eemprejurimilor, este un alt factor important. Astfel, dac\u0103 apartamentul d\u0103 direct spre strad\u0103, \u00eentr-o zon\u0103 intens circulat\u0103, zgomotoas\u0103, cu tramvaie \u0219i magazine la parter, pre\u021bul poate fi cu 10% mai mic. <\/p>\n<p><strong>7. Existen\u021ba \u0219i num\u0103rul balcoanelor<\/strong> pot ridica pre\u021bul unui apartament sau al unei case cu 5-10%. Prezen\u021ba balcoanelor reprezint\u0103 un avantaj at\u00e2t din punct de vedere estetic, pentru c\u0103 locuin\u021ba arat\u0103 mult mai bine (iar o vedere deosebit\u0103 e relaxant\u0103), dar \u0219i din punct de vedere func\u021bional, pentru c\u0103 locatarii au la dispozi\u021bie un spa\u021biu suplimentar. <\/p>\n<p><strong>8. O locuin\u021b\u0103 dotat\u0103 cu un sistem propriu de \u00eenc\u0103lzire<\/strong> (central\u0103 termic\u0103 sau sob\u0103 cu gaze) va costa cu 5% mai mult dec\u00e2t una legat\u0103 la re\u021beaua centralizat\u0103 de termoficare sau o cas\u0103 cu sob\u0103 cu lemne sau c\u0103rbuni. <\/p>\n<p><strong>9. \u00cen\u0103l\u021bimea blocului<\/strong> are, \u0219i ea, un efect asupra pre\u021bului.
