C\u00e2t de real este \u00eens\u0103 pericolul de a ne confrunta cu o asemenea c\u0103dere a pie\u021bei \u00een viitorul apropiat? <\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2017\/11\/9-motive-pentru-care-nu-avem-de-a-face-cu-un-nou-boom-imobiliar.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2017\/11\/9-motive-pentru-care-nu-avem-de-a-face-cu-un-nou-boom-imobiliar.jpg\" alt=\"\" width=\"600\" height=\"425\" class=\"aligncenter size-full wp-image-41846\" \/><\/a><\/p>\n<p>Aceasta este \u00eentrebarea la care r\u0103spunde omul de afaceri Ovidiu \u0218andor \u00een cel mai recent raport de pia\u021b\u0103 realizat de <strong><a class=\"article-body-links\"href=\"http:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a><\/strong>, platforma dezvoltat\u0103 \u0219i sus\u021binut\u0103 de <strong><a class=\"article-body-links\"href=\"http:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong>. Argumentele antreprenorului \u2013 care are momentan \u00een dezvoltare <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/lifestyle\/incep-lucrarile-la-ansamblul-mixt-isho-ce-va-aduce-1-200-de-locuinte-in-timisoara_db\/\">ansamblul reziden\u021bial ISHO, din Timi\u0219oara<\/a><\/strong>, cu o capacitate de circa 1.200 de unit\u0103\u021bi locative \u2013 le vei reg\u0103si, punctual, \u00een cele de mai jos:<\/p>\n<h2><span class=\"ez-toc-section\" id=\"1_Preturile_cresc_dar_nu_ca_acum_10_ani\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">1. Pre\u021burile cresc, dar nu ca acum 10 ani:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Primul contra-argument la iminen\u021ba unei noi crize este cel al evolu\u021biei pre\u021burilor. \u201eCu rate anuale de cre\u0219tere de p\u00e2n\u0103 la 10%, perioada actual\u0103 nu are nimic de-a face cu anii 2006-2008, c\u00e2nd, conform datelor Imobiliare.ro, pre\u021burile atingeau ritmuri anuale de cre\u0219tere de peste 50%\u201d, este de p\u0103rere omul de afaceri.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"2_Avem_venituri_mai_mari\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">2. Avem venituri mai mari:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Pe de alt\u0103 parte, nivelul mediu al veniturilor popula\u021biei este cu aproape 100% mai mare. Potrivit datelor Institutului Na\u021bional de Statistic\u0103 (INS), salariul mediu net \u00een Rom\u00e2nia dep\u0103\u0219e\u0219te 2.400 de lei, fa\u021b\u0103 de 1.282 lei \u00een 2008; \u00een plus, ritmul de cre\u0219tere a acestui indicator se accelereaz\u0103 pe fondul concuren\u021bei pentru principala resurs\u0103 a \u021b\u0103rii, anume for\u021ba de munc\u0103. \u201eAvem, a\u0219adar, o genera\u021bie mai \u00eenst\u0103rit\u0103 de consumatori, cu previziuni optimiste pentru anii viitori\u201d, puncteaz\u0103 \u0218andor.<\/p>\n<blockquote><p><em>\u201eDesigur, asist\u0103m la o cre\u0219tere de pre\u021b \u00eencep\u00e2nd cu 2015. Pe de alt\u0103 parte, pre\u021burile s-au \u00eenjum\u0103t\u0103\u021bit \u00een perioada 2009-2014, c\u00e2nd o garsonier\u0103 a ajuns s\u0103 echivaleze o ma\u0219in\u0103 nou\u0103 din clasa medie, o stare de anormalitate. De altfel, \u00een prezent, nivelul pre\u021burilor apartamentelor, cu excep\u021bia unor zone din Cluj, este la nivelul anului 2006, neating\u00e2nd \u00eenc\u0103 nivelul perioadei anterioare de boom economic, c\u00e2nd puterea de cump\u0103rare era semnificativ mai mic\u0103 dec\u00e2t \u00een prezent. Toate aceste aspecte ne \u00eendrept\u0103\u021besc s\u0103 consider\u0103m c\u0103 travers\u0103m o perioad\u0103 normal\u0103 de cre\u0219tere a pie\u021bei dup\u0103 un lung \u0219ir de ani de sc\u0103dere \u0219i stagnare. Este posibil s\u0103 vedem \u00een viitorii ani corec\u021bii de pre\u021b pe anumite segmente (exemplul fiind segmentul vechi, \u00eenc\u0103 supra-apreciat \u00een ora\u0219ele mari), dar credem c\u0103 evolu\u021bia actual\u0103 a pre\u021bului apartamentelor este sus\u021binut\u0103 de elemente obiective, astfel \u00eenc\u00e2t pe termen scurt nu exist\u0103 un risc de recul.\u201d<\/p>\n<p><strong>Ovidiu \u0218andor, fondator \u0219i CEO Mulberry Development<\/strong><\/em><\/p><\/blockquote>\n<h2><span class=\"ez-toc-section\" id=\"3_Scade_importanta_Primei_Case\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">3. B\u0103ncile au produse competitive, iar dob\u00e2nzile vor continua s\u0103 se men\u021bin\u0103 la un nivel atractiv. \u201eTrebuie s\u0103 ne a\u0219tept\u0103m c\u0103 aceast\u0103 perioad\u0103, \u00een care capitalul e at\u00e2t de ieftin, nu va d\u0103inui, dar deocamdat\u0103 nu vedem motive reale de \u00eengrijorare pe un orizont de timp mediu, cu at\u00e2t mai mult cu c\u00e2t dob\u00e2nzile, cel pu\u021bin la \u00eemprumuturile \u00een euro, par s\u0103 r\u0103m\u00e2n\u0103 la un nivel jos o perioad\u0103 mai lung\u0103 de timp\u201d, este de p\u0103rere Ovidiu \u0218andor.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"4_Mai_multi_clienti_cu_cash\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">4. Mai mul\u021bi clien\u021bi cu cash:<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Un factor important este c\u0103 o bun\u0103 parte dintre tranzac\u021biile din momentul de fa\u021b\u0103 au loc cu finan\u021bare din resurse proprii, mul\u021bi cump\u0103r\u0103tori acumul\u00e2nd cash \u00een perioada din 2009 \u00eencoace, astfel \u00eenc\u00e2t dependen\u021ba de un credit este relativ sc\u0103zut\u0103. Al\u0103turi de reglement\u0103rile urbanistice mai restictive \u0219i de pre\u021burile \u00een ascensiune ale terenurilor, acest factor pune limite exansiunii ofertei, \u00een contrapunct cu cererea ridicat\u0103.
