Potrivit raportului de pia\u021b\u0103 trimestrial publicat de <a class=\"article-body-links\"href=\"http:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a>, platforma lansat\u0103 \u0219i sus\u021binut\u0103 de <a class=\"article-body-links\"href=\"http:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a>, propriet\u0103\u021bile reziden\u021biale sunt, per ansamblu, cu 9,1% mai scumpe fa\u021b\u0103 de anul precedent. De men\u021bionat este \u00eens\u0103 c\u0103 aceast\u0103 cifr\u0103 marcheaz\u0103 o tendin\u021b\u0103 de \u00eencetinire a ritmului scumpirilor pe pia\u021ba reziden\u021bial\u0103 local\u0103 comparativ cu 2016, c\u00e2nd a fost consemnat un avans de 12,4%. De\u0219i au recuperat o bun\u0103 parte din declinul consemnat \u00een perioada de recesiune economic\u0103, locuin\u021bele autohtone sunt, \u00een medie, cu 31,5% mai ieftine dec\u00e2t \u00een urm\u0103 cu 10 ani (T4 2007). <\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2018\/01\/preturile-apartamentelor-si-caselor-cu-o-treime-mai-mici-decat-acum-10-ani.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2018\/01\/preturile-apartamentelor-si-caselor-cu-o-treime-mai-mici-decat-acum-10-ani.jpg\" alt=\"preturile apartamentelor si caselor cu o treime mai mici decat acum 10 ani\" width=\"600\" height=\"400\" class=\"aligncenter size-full wp-image-42133\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2018\/01\/preturile-apartamentelor-si-caselor-cu-o-treime-mai-mici-decat-acum-10-ani.jpg 600w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2018\/01\/preturile-apartamentelor-si-caselor-cu-o-treime-mai-mici-decat-acum-10-ani-300x200.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2018\/01\/preturile-apartamentelor-si-caselor-cu-o-treime-mai-mici-decat-acum-10-ani-87x57.jpg 87w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2018\/01\/preturile-apartamentelor-si-caselor-cu-o-treime-mai-mici-decat-acum-10-ani-65x43.jpg 65w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2018\/01\/preturile-apartamentelor-si-caselor-cu-o-treime-mai-mici-decat-acum-10-ani-154x103.jpg 154w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cresteri_mai_accentuate_in_orasele_mai_mici\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Cre\u0219teri mai accentuate \u00een ora\u0219ele mai mici<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Ultimul p\u0103trar din 2017 reflect\u0103, chiar dac\u0103 \u00eentr-o m\u0103sur\u0103 mai redus\u0103 fa\u021b\u0103 de \u00eenceputul anului, aceast\u0103 tendin\u021b\u0103 general\u0103 de cre\u0219tere: indicele pre\u021burilor solicitate pentru propriet\u0103\u021bile reziden\u021biale a consemnat \u00een perioada men\u021bionat\u0103 un avans de 1,9%. \u00cen spatele acestei cifre se ascunde o evolu\u021bie destul de neuniform\u0103 \u00een Capital\u0103 fa\u021b\u0103 de restul \u021b\u0103rii, dar \u0219i \u00een func\u021bie de sectorul de pia\u021b\u0103 analizat. Mai exact, apartamentele din Bucure\u0219ti s-au apreciat u\u0219or, cu doar 0,6%, \u00een vreme ce, \u00een restul \u021b\u0103rii, pe acest segment a avut loc un avans de 3,3%. Foarte interesant este cursul pre\u021burilor caselor (\u0219i vilelor), care \u00een Capital\u0103 s-au ieftinit cu 2,2%, dar \u00een rest s-au apreciat cu 8,5%.  <\/p>\n<p>Pe segmentul apartamentelor, topul celor mai semnificative scumpiri consemnate \u00een ultimul trimestru din 2017 este format \u00een mod exclusiv din ora\u0219e mai mici, unde \u0219i pre\u021burile sunt mai reduse: pe primul loc se situeaz\u0103 Zal\u0103ul, cu un plus de 7%, urmat de Sf\u00e2ntu Gheorghe (+6,7%), T\u00e2rgu Jiu (+6,5%), Sibiu (+6,2%), R\u00e2mnicu V\u00e2lcea (+6,1%) \u0219i Buz\u0103u (+5%). Pe de alt\u0103 parte, acest tip de locuin\u021be s-au ieftinit \u00een trei re\u0219edin\u021be de jude\u021b, respectiv Suceava (-3,5%), Miercurea-Ciuc (-1,8%) \u0219i Giurgiu (-0,3%); cre\u0219teri reduse, de sub 1%, au avut loc \u00een Bac\u0103u (+0,7%), Alexandria (+0,7%) \u0219i Timi\u0219oara (+0,9%). <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Crestere_anuala_record_in_Cluj-Napoca\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Cre\u0219tere anual\u0103 record \u00een Cluj-Napoca<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Raportat la anul anterior, capitala Transilvaniei se distinge prin cre\u0219terea-record fa\u021b\u0103 de trimestrul al patrulea din 2016, respectiv 18,9%; acest salt poate fi pus pe seama cererii ridicate de locuin\u021be din partea investitorilor de pe pia\u021ba local\u0103 \u0219i, \u00een mod implicit, a numeroaselor achizi\u021bii cu bani ghea\u021b\u0103 derulate de ace\u0219tia. La polul opus, cel mai mic avans anual al pre\u021burilor apartamentelor, respectiv 7,7%, a fost consemnat \u00een Capital\u0103 \u2013 precau\u021bia mai accentuat\u0103 a v\u00e2nz\u0103torilor bucure\u0219teni poate fi explicat\u0103 prin faptul c\u0103 cel mai mare ora\u0219 al \u021b\u0103rii a fost, \u00een trecut, cel mai afectat at\u00e2t de scumpirile din perioada de boom, c\u00e2t \u0219i de ieftinirile din timpul recesiunii. \u00cen celelalte mari centre regionale, pre\u021burile solicitate de c\u0103tre v\u00e2nz\u0103tori sunt, comparativ cu ultimul trimestru din 2016, mai mari cu 8,6% (\u00een Ia\u0219i), cu 9,4% (\u00een Timi\u0219oara \u0219i Bra\u0219ov) \u0219i, respectiv, cu 11,3% (\u00een Constan\u021ba). <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cele_mai_scumpe_vs_cele_mai_ieftine_apartamente\"><\/span><span style=\"color: #000000;\"><span style=\"font-size: small;\">Cele mai scumpe vs. cele mai ieftine apartamente<\/span><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen momentul de fa\u021b\u0103, cele mai scumpe locuin\u021be se g\u0103sesc, potrivit datelor centralizate de <a class=\"article-body-links\"href=\"http:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a>, \u00een marile centre regionale deja men\u021bionate: Cluj-Napoca (1.460 de euro pe metru p\u0103trat util), Bucure\u0219ti (1.250 de euro pe metru p\u0103trat util), Timi\u0219oara (1.120 de euro pe metru p\u0103trat util), Constan\u021ba (1.070 de euro pe metru p\u0103trat util) \u0219i Bra\u0219ov (1.000 euro pe metru p\u0103trat util). Acestora cinci, \u00een care valoarea medie de listare pentru un apartament este de peste 1.000 de euro pe metru p\u0103trat util, li se adaug\u0103 \u0219i Craiova, unde o asemenea unitate locativ\u0103 poate fi achizi\u021bionat\u0103 cu 1.050 de euro pe metru p\u0103trat util. Lista ora\u0219elor cu cele mai scumpe apartamente este completat\u0103 de Ia\u0219i, unde a\u0219tept\u0103rile v\u00e2nz\u0103torilor r\u0103m\u00e2n sub pragul de 1.000 de euro pe metru p\u0103trat \u2013 la 950 de euro pe metru p\u0103trat, mai exact. <\/p>\n<p>Pe de alt\u0103 parte, clasamentul ora\u0219elor cu cele mai accesibile locuin\u021be din Rom\u00e2nia a r\u0103mas, \u00een esen\u021b\u0103, neschimbat fa\u021b\u0103 de trimestrul anterior (cu o singur\u0103 excep\u021bie, \u00een toate aceste re\u0219edin\u021be de jude\u021b au fost consemnate scumpiri \u00een ultimul sfert al anului). \u00cen fruntea acestuia se afl\u0103 ora\u0219ele Re\u0219i\u021ba \u0219i Giurgiu (cu o medie de 460 de euro pe metru p\u0103trat util), apoi Drobeta Turnu-Severin (530 de euro pe metru p\u0103trat util), Alexandria (540 de euro pe metru p\u0103trat util), T\u00e2rgovi\u0219te (570 de euro pe metru p\u0103trat util) \u0219i C\u0103l\u0103ra\u0219i (580 de euro pe metru p\u0103trat util). <\/p>\n","protected":false},"excerpt":{"rendered":"<p>Ritmul de cre\u0219tere consemnat anul trecut a fost mai mic dec\u00e2t cel din 2016.
