Este vorba, bine\u00een\u021beles, de Cluj-Napoca, ora\u0219ul care a consemnat cel mai rapid ritm de cre\u0219tere a pre\u021burilor locuin\u021belor \u00een ultimii ani. \u00cen primul trimestru din 2018, valoarea medie de listare pentru un apartament din capitala Transilvaniei a ajuns la 1.480 de euro pe metru p\u0103trat util, fa\u021b\u0103 de 1.280 de euro pe metru p\u0103trat util \u00een perioada similar\u0103 din 2008.<\/p>\n<blockquote><p><strong>\u201eComparativ cu primul trimestru din 2008, Cluj-Napoca este singurul ora\u0219 din Rom\u00e2nia care nu numai c\u0103 a recuperat sc\u0103derea de pre\u021b, ba chiar a ajuns la un pre\u021b mediu pe metru p\u0103trat cu 15,2% mai mare dec\u00e2t \u00een urm\u0103 cu zece ani. Analiza evolu\u021biei pre\u021burilor medii ale apartamentelor \u00een ultimii zece ani eviden\u021biaz\u0103 faptul c\u0103 localit\u0103\u021bile din jum\u0103tatea de vest a \u021b\u0103rii au recuperat cel mai mult din sc\u0103derile de pre\u021b determinate de criza economic\u0103.\u201d<\/strong><\/p>\n<p>Dorel Ni\u021b\u0103, Head of Data and Research \u00een cadrul Imobiliare.ro \u0219i Project Manager al AnalizeImobiliare.ro<\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<p>La mic\u0103 distan\u021b\u0103 fa\u021b\u0103 de nivelul din perioada de boom se afl\u0103 o serie de alte ora\u0219e din zona de vest \u2013 chiar dac\u0103 diferen\u021bele sunt \u00eenc\u0103 negative \u00een aceste cazuri. \u00cen Oradea, spre exemplu, apartamentele sunt cu doar 0,7% mai ieftine dec\u00e2t \u00een T1 2008 \u0219i cost\u0103, \u00een medie, 930 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 940 de euro pe metru p\u0103trat util). Timi\u0219oara, pe de alt\u0103 parte, se afl\u0103 cu 6,5% sub nivelul din 2008, cu o valoare de 1.150 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 1.220 de euro pe metru p\u0103trat util). O diferen\u021b\u0103 similar\u0103, respectiv 6,5%, poate fi observat\u0103 \u0219i \u00een Arad (de la 720 la 670 de euro pe metru p\u0103trat util), \u00een vreme ce \u00een Alba Iulia \u0219i Satu Mare apartamentele sunt cu 9,3% \u0219i, respectiv, cu 10,5% mai ieftine dec\u00e2t \u00een urm\u0103 cu zece ani \u2013 de la 940 la 850 de euro pe metru p\u0103trat util \u0219i, respectiv, de la 720 la 650 de euro pe metru p\u0103trat util.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Capitala_cu_42_sub_nivelul_de_boom\"><\/span>Capitala, cu 42% sub nivelul de boom<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Spre deosebire de Cluj-Napoca \u0219i Timi\u0219oara, Bucure\u0219tiul se num\u0103r\u0103 printre ora\u0219ele care au recuperat cel mai pu\u021bin din sc\u0103derile provocate de criz\u0103, potrivit datelor Analize Imobiliare. Cu o diferen\u021b\u0103 de 41,8% (de la 2.160 de euro pe metru p\u0103trat util \u00een perioada de boom, la 1.260 de euro pe metru p\u0103trat util \u00een prezent), Capitala este surclasat\u0103 doar de Piatra Neam\u021b, unde apartamentele sunt cu 45,3% mai ieftine dec\u00e2t \u00een 2008 (o medie de 670 de euro pe metru p\u0103trat util, fa\u021b\u0103 de 1.220 de euro pe metru p\u0103trat). A treia pozi\u021bie \u00een acest clasament este ocupat\u0103 de T\u00e2rgovi\u0219te, cu un minus de 39,7%, unde pre\u021burile se situeaz\u0103 acum la 590 de euro pe metru p\u0103trat (fa\u021b\u0103 de 980 de euro pe metru p\u0103trat). Totodat\u0103, \u00een Re\u0219i\u021ba, preten\u021biile v\u00e2nz\u0103torilor sunt cu 31,5% mai mici dec\u00e2t \u00een urm\u0103 cu zece ani (470 fa\u021b\u0103 de 690 de euro pe metru p\u0103trat), \u00een Alexandria cu 31,2% (530 fa\u021b\u0103 de 780 de euro pe metru p\u0103trat), iar \u00een Gala\u021bi cu 30,1% (810 fa\u021b\u0103 de 1.150 de euro pe metru p\u0103trat).<\/p>\n<p>\u00cen ceea ce prive\u0219te celelalte mari centre regionale ale \u021b\u0103rii, acestea se afl\u0103 la o distan\u021b\u0103 mai mic\u0103 de 30% fa\u021b\u0103 de nivelul din perioada de boom: preten\u021biile v\u00e2nz\u0103torilor de apartamente sunt, astfel, cu 20,4% mai mici \u00een Ia\u0219i, cu 24,2% \u00een Bra\u0219ov \u0219i cu 25,2% \u00een Constan\u021ba.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Zonele_bine_cotate_vs_cartierele_%E2%80%9Emuncitoresti%E2%80%9D\"><\/span>Zonele bine cotate vs. cartierele \u201emuncitore\u0219ti\u201d<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>La nivelul Bucure\u0219tiului, \u00eens\u0103, evolu\u021bia pre\u021burilor \u00een ultimii zece ani difer\u0103 mult \u00een func\u021bie de zon\u0103. \u00cen general vorbind, cel mai bine cotate cartiere (acolo unde se g\u0103sesc \u0219i cele mai scumpe locuin\u021be) au reu\u0219it s\u0103 se apropie cel mai mult de valorile de dinainte de recesiune, \u00een vreme ce a\u0219a-numitele cartiere \u201emuncitore\u0219ti\u201d p\u0103streaz\u0103 \u00eenc\u0103 diferen\u021be notabile. \u00cen Kiseleff-Aviatorilor, spre exemplu, apartamentele disponibile spre v\u00e2nzare, av\u00e2nd o valoare medie de listare de 2.560 de euro pe metru p\u0103trat util, sunt cu 6,6% mai ieftine dec\u00e2t \u00een primul trimestru din 2008 (c\u00e2nd costau 2.740 de euro pe metru p\u0103trat util). La polul opus, cea mai mare diferen\u021b\u0103 de pre\u021b se observ\u0103 \u00een cartierul Drumul Taberei, unde un apartament poate fi achizi\u021bionat cu circa 48% mai pu\u021bin dec\u00e2t \u00een urm\u0103 cu zece ani, respectiv cu 1.040 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 2.000 de euro pe metru p\u0103trat util).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cresterea_preturilor_apartamentelor_incetineste_in_2018\"><\/span>Cre\u0219terea pre\u021burilor apartamentelor \u00eencetine\u0219te \u00een 2018!<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>De men\u021bionat este c\u0103, din a doua jum\u0103tate a anului trecut, pia\u021ba reziden\u021bial\u0103 autohton\u0103 a intrat, per ansamblu, \u00eentr-o faz\u0103 de \u00eencetinire a cre\u0219terii pre\u021burilor \u2013 chiar dac\u0103 acestea continu\u0103 totu\u0219i s\u0103 se majoreze. Potrivit datelor Analize Imobiliare, propriet\u0103\u021bile reziden\u021biale din Rom\u00e2nia s-au apreciat, \u00een primul trimestru din 2018, cu 1,4% fa\u021b\u0103 de cele trei luni anterioare \u2013 cifr\u0103 relativ redus\u0103 comparativ cu evolu\u021biile consemnate \u00een ultimii ani.
