Potrivit celui mai recent raport de pia\u021b\u0103 realizat de <strong><a class=\"article-body-links\"href=\"http:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a><\/strong>, diferen\u021ba \u00eentre ultimul pre\u021b solicitat de c\u0103tre proprietari \u0219i cel final, de v\u00e2nzare, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/marje-de-negociere-mai-stranse-plus-cat-de-repede-se-mai-vinde-o-locuinta_db\/\">se men\u021bine sub pragul de 4% \u00een marile centre regionale ale \u021b\u0103rii<\/a> \u2013 asta \u00een ciuda unor fluctua\u021bii fire\u0219ti de la un trimestru la altul, at\u00e2t \u00een plus, c\u00e2t \u0219i \u00een minus. Pentru apartamentele din Bucure\u0219ti, indicatorul men\u021bionat se situeaz\u0103 la acela\u0219i nivel din urm\u0103 cu un an (la 3,5%), dar a cunoscut major\u0103ri \u00een Constan\u021ba (de la 2,9% la 3,4%) \u0219i, respectiv, \u00een Timi\u0219oara (de la 1,9% la 2,6%). <\/p>\n<p>Pe de alt\u0103 parte, v\u00e2nz\u0103torii din Bra\u0219ov sunt dispu\u0219i s\u0103 lase acum la pre\u021b 2,7% (fa\u021b\u0103 de 3,6% \u00een urm\u0103 cu 12 luni), \u00een vreme ce aceia din Cluj-Napoca \u00ee\u0219i reduc preten\u021biile cu 3,3% (fa\u021b\u0103 de 3,7% \u00een urm\u0103 cu 12 luni). O situa\u021bie interesant\u0103 este cea din Ia\u0219i, unde \u00eent\u00e2lnim \u00een prezent cea mai sc\u0103zut\u0103 marj\u0103 medie de negociere, respectiv 1,5% (\u00een sc\u0103dere de la 2,1%). Situa\u021bia capitalei Moldovei poate fi explicat\u0103, cel pu\u021bin \u00een parte, prin faptul c\u0103 aici g\u0103sim \u0219i cel mai sc\u0103zut nivel al pre\u021burilor dintre marile centre regionale. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Perioada_de_vanzare_mai_indelungata\"><\/span>Perioad\u0103 de v\u00e2nzare mai \u00eendelungat\u0103<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Marja de negociere poate fi analizat\u0103 \u00een leg\u0103tur\u0103 cu al\u021bi doi indicatori importan\u021bi pentru evolu\u021bia pie\u021bei, anume perioada de v\u00e2nzare \u0219i volumul de tranzac\u021bii \u2013 elemente \u00eentre care exist\u0103 o aparent\u0103 \u201etensiune\u201d. Astfel, dac\u0103 cel din urm\u0103 arat\u0103 <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/apetitul-pentru-achizitiile-de-locuinte-la-apogeu_db\/\">majorarea cererii pentru locuin\u021be<\/a>, cel de-al doilea sugereaz\u0103 o tendin\u021b\u0103 a cump\u0103r\u0103torilor individuali de a fi mai \u201erelaxa\u021bi\u201d c\u00e2nd vine vorba de o astfel de achizi\u021bie, ace\u0219tia acord\u00e2ndu-\u0219i mai mult timp pentru luarea unei decizii. Se explic\u0103, a\u0219adar, de ce, sub influen\u021ba ambilor factori (\u00een corela\u021bie, desigur, cu oferta), marjele de negociere se men\u021bin la un nivel relativ constant. <\/p>\n<p>\u00cen intervalul ianuarie-martie 2018, timpul necesar pentru v\u00e2nzarea unui apartament a consemnat o majorare u\u0219oar\u0103 fa\u021b\u0103 de cele trei luni anterioare, de la 81 la 87 de zile. Aceast\u0103 tendin\u021b\u0103 este explicabil\u0103 prin ciclicitatea pie\u021bei reziden\u021biale, dat fiind faptul c\u0103, a\u0219a cum o arat\u0103 datele din ultimii trei ani, \u00een primul trimestru propriet\u0103\u021bile petrec cel mai mult timp \u00een pia\u021b\u0103. De men\u021bionat c\u0103 acesta ar fi, potrivit raportului <strong><a class=\"article-body-links\"href=\"http:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a><\/strong>, cel mai \u00eenalt nivel atins \u00een ultimii patru ani \u2013 \u00een T1 2014, spre exemplu, o unitate locativ\u0103 individual\u0103 se vindea \u00een 105 zile. Tendin\u021ba de cre\u0219tere a duratei de tranzac\u021bionare a unei case poate fi explicat\u0103 prin concentrarea unei bune p\u0103r\u021bi din cerere pe segmentul apartamentelor, dar \u0219i prin tendin\u021ba cump\u0103r\u0103torilor de case de a-\u0219i aloca mai mult timp \u00een luarea unei decizii de achizi\u021bie \u2013 date fiind pre\u021burile mai mari \u0219i cererea \u00een general mai sc\u0103zut\u0103 specifice acestui segment de pia\u021b\u0103. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cererea_influenteaza_marja_de_negociere_la_apartamente\"><\/span>Cererea influen\u021beaz\u0103 marja de negociere la apartamente<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Potrivit datelor publicate de Agen\u021bia Na\u021bional\u0103 de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI), \u00een T1 2018 au fost tranzac\u021bionate, la nivel na\u021bional, 148.951 de imobile, ceea ce echivaleaz\u0103 cu o cre\u0219tere de 13% fa\u021b\u0103 de perioada similar\u0103 a anului trecut (\u00een T1 2017 au fost \u00eenregistrate 129.357 de tranzac\u021bii imobiliare). \u00cen toate cele \u0219ase jude\u021be aferente celor mai mari ora\u0219e ale \u021b\u0103rii, tendin\u021ba a fost una de cre\u0219tere raportat la \u00eenceputul anului trecut. <\/p>\n<p>\u00cen primele trei luni ale anului au fost v\u00e2ndute, \u00een Bucure\u0219ti, 19.333 de propriet\u0103\u021bi, \u00een cre\u0219tere cu 30% fa\u021b\u0103 de perioada similar\u0103 a anului anterior (c\u00e2nd au fost tranzac\u021bionate 14.896 de imobile).
