Asta ar \u00eensemna, practic, ca gradul maxim de \u00eendatorare pentru cele din urm\u0103 s\u0103 scad\u0103 de la un maximum de 65%, la c\u00e2t ajunge \u00een prezent, la 40-45%, a explicat, pentru Imobiliare.ro, C\u0103t\u0103lin Grigore, general manager Sud Reziden\u021bial \u0219i reprezentant al Asocia\u021biei Dezvoltatorilor Imobiliari din Rom\u00e2nia \u2013 URBANIS. Una dintre aceste probleme este reprezentat\u0103 de cre\u0219terea puternic\u0103 a indicelui ROBOR, care a ajuns luna aceasta la aproape 3% (2,9% la trei luni \u0219i 3,02% la \u0219ase luni), de la sub 2% anul trecut. \u00cen condi\u021biile \u00een care, pe segmentul mediu al pie\u021bei reziden\u021biale noi (apartamente cu pre\u021buri cuprinse \u00eentre 1.000 \u0219i 1.500 de euro pe metru p\u0103trat), antecontractele se semneaz\u0103 din faza de proiect sau din timpul construc\u021biei, iar tranzac\u021biile se finalizeaz\u0103 \u0219i peste 7-8 luni, asta \u00eenseamn\u0103 c\u0103 mul\u021bi dintre cei care au dat deja avansul pentru o cas\u0103 nu \u00ee\u0219i mai permit s\u0103 \u00eemprumute de la banc\u0103 c\u00e2t scontau ini\u021bial.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Scumpiri_la_euro_si_la_costurile_de_constructie\"><\/span>Scumpiri la euro \u0219i la costurile de construc\u021bie<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Un alt aspect ce se resimte \u00een buzunarul rom\u00e2nului care vrea s\u0103-\u0219i cumpere o cas\u0103 este cre\u0219terea euro, care s-a situat \u00een ultimele luni peste pragul de 4,6 lei, potrivit datelor BNR. Ace\u0219tia estimeaz\u0103 c\u0103  major\u0103ri similare se anun\u021b\u0103 pentru toate tipurile de materiale, de la finisaje (un plus de 20%), la instala\u021bii (15-20%). \u201eCre\u0219terea salariului minim a dus la o cre\u0219tere de 25-30% a costului for\u021bei de munc\u0103, iar m\u00e2na de lucru calificat\u0103 a devenit o raritate\u201d, completeaz\u0103 oficialii asocia\u021biei.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Alte_limitari_la_Prima_Casa\"><\/span>Alte limit\u0103ri la Prima Cas\u0103?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Nu \u00een ultimul r\u00e2nd, Grigore aduce \u00een discu\u021bie precau\u021bia exagerat\u0103 \u00een ceea ce prive\u0219te <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/fondurile-pe-2018-se-duc-rapid-de-ce-tot-dau-romanii-buluc-la-prima-casa_db\/\">programul Prima Cas\u0103<\/a><\/strong>, care a intrat \u00een vizorul Fondului Monetar Interna\u021bional, fiind considerat un risc la adresa stabilit\u0103\u0163ii sistemului bancar. Acesta este motivul pentru care oficialii FMI recomand\u0103 \u00eencetinirea programului, precum \u015fi impunerea unei noi limit\u0103ri a gradului de \u00eendatorare. \u00cen opinia lui C\u0103t\u0103lin Grigore, motivele de \u00eengrijorare legate de Prima Cas\u0103 sunt nefondate, \u00eentruc\u00e2t statisticile oficiale arat\u0103 c\u0103 rata de default a programului este extrem de sc\u0103zut\u0103, ceea ce \u00eenseamn\u0103 c\u0103 rom\u00e2nii \u00ee\u0219i pl\u0103tesc ratele cu \u201eo precizie nem\u021beasc\u0103\u201d.
