\u00cen Cluj-Napoca, spre exemplu, marja de cre\u0219tere se situeaz\u0103 la mai pu\u021bin de jum\u0103tate fa\u021b\u0103 de 2017.<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Evolu\u021bia pie\u021bei reziden\u021biale \u00een primele \u0219ase luni ale anului confirm\u0103 <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/preturile-locuintelor-urmeaza-o-perioada-de-ajustare-de-decelerare_db\/\">a\u0219tept\u0103rile cu privire la \u00eencetinirea ritmului de cre\u0219tere a pre\u021burilor<\/a><\/strong>. Indicele Imobiliare.ro arat\u0103 c\u0103, dup\u0103 o sc\u0103dere de 1,2% \u00een luna iunie, pre\u021bul mediu solicitat de c\u0103tre v\u00e2nz\u0103tori se situeaz\u0103 la un nivel de 1.200 de euro pe metru p\u0103trat util. Aceast\u0103 valoare este cu doar 3,1% mai mare dec\u00e2t cea consemnat\u0103 la \u00eenceputul anului, ceea ce echivaleaz\u0103 cu un ritm de cre\u0219tere considerabil mai lent dec\u00e2t \u00een aceea\u0219i perioad\u0103 a anului trecut. Spre compara\u021bie, \u00een primul semestru din 2017, pre\u021burile apartamentelor s-au majorat, \u00een medie, cu 6,7% la nivel na\u021bional (p\u00e2n\u0103 la 1.120 de euro pe metru p\u0103trat util). De remarcat c\u0103 cel mai mare ritm de cre\u0219tere \u00een prima jum\u0103tate a acestui an a fost consemnat \u00een Bra\u0219ov.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span>Bucure\u0219ti:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Luna trecut\u0103, preten\u021biile v\u00e2nz\u0103torilor de apartamente din Bucure\u0219ti s-au majorat u\u0219or, respectiv cu 0,4%, de la 1.328 la 1.333 de euro pe metru p\u0103trat util. Asta a f\u0103cut ca valoarea <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\/\">Indicelui Imobiliare.ro<\/a> \u00eenregistrat\u0103 la finalul lunii iunie s\u0103 fie cu 5,9% mai ridicat\u0103 dec\u00e2t cea consemnat\u0103 \u00eenceputul lui ianuarie. Aceast\u0103 cre\u0219tere este foarte apropiat\u0103 de cea consemnat\u0103 anul trecut, respectiv 5,4%. Pre\u021burile din Capital\u0103 au avut, p\u00e2n\u0103 acum, un ritm de cre\u0219tere mai temperat comparativ cu alte ora\u0219e (Cluj-Napoca sau Timi\u0219oara), iar veniturile \u0219i cererea mai mari de aici sunt percepute ca fiind \u00een m\u0103sur\u0103 s\u0103 mai absoarb\u0103 cre\u0219teri. Tendin\u021ba de cre\u0219tere din primul semestru a fost sus\u021binut\u0103 mai ales de apartamentele noi, a c\u0103ror valoare medie a dep\u0103\u0219it 1.400 euro\/mp util la finalul lui iunie.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Brasov\"><\/span>Bra\u0219ov:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Dup\u0103 o cre\u0219tere de 2,8% consemnat\u0103 de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\/\">Indicele Imobiliare.ro<\/a> pe parcursul lunii iunie (de la 1.048 la 1.077 de euro pe metru p\u0103trat util), ora\u0219ul de la poalele T\u00e2mpei se situeaz\u0103 pe primul loc \u00een clasamentul scumpirilor \u00een prima jum\u0103tate de an, cu un avans de 7%. Interesant este c\u0103, \u00een vreme ce locuin\u021bele din blocurile vechi s-au apreciat cu 2,1% \u00een ultima lun\u0103 (p\u00e2n\u0103 la 1.068 euro pe metru p\u0103trat util), cele noi au consemnat un salt de peste 4.4%, ating\u00e2nd pragul de 1.100 euro pe metru p\u0103trat util. Fa\u021b\u0103 de aceea\u0219i perioad\u0103 a anului trecut, locuin\u021bele din Bra\u0219ov sunt cu 12,7% mai scumpe.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span>Cluj-Napoca:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Tendin\u021ba de \u00eencetinire a cre\u0219terii pre\u021burilor este, de departe, cea mai evident\u0103 \u00een capitala Transilvaniei: dac\u0103 \u00een prima jum\u0103tate a anului trecut apartamentele disponibile spre v\u00e2nzare \u00een Cluj-Napoca s-au scumpit cu nu mai pu\u021bin de 10%, \u00een acest an, ritmul de cre\u0219tere este la jum\u0103tate. Apartamentele din Cluj-Napoca r\u0103m\u00e2n \u00eens\u0103 cele mai scumpe din \u021bar\u0103, cu o valoare medie consemnat\u0103 de 1.522 de euro pe metru p\u0103trat util, la finalul lui iunie. Ambele segmente de pia\u021b\u0103 analizate au resim\u021bit o temperare a ritmului scumpirilor. Pre\u021bul mediu cerut pentru apartamentele vechi a ajuns la 1.553 de euro pe metru p\u0103trat, iar cele noi la 1.492 de euro pe metru p\u0103trat.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Constanta\"><\/span>Constan\u021ba:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Apartamentele scoase la v\u00e2nzare \u00een Constan\u021ba s-au apreciat cu 0,8% \u00een luna iunie (de la 1.147 la 1.156 de euro pe metru p\u0103trat), valoarea actual\u0103 fiind cu 5,6% mai ridicat\u0103 dec\u00e2t cea \u00eenregistrat\u0103 de indicele Imobiliare.ro \u00een ianuarie. Locuin\u021bele din blocurile vechi s-au depreciat cu 0,3% \u00een iunie (de la 1.145 la 1.142 de euro pe metru p\u0103trat util), iar cele noi s-au scumpit cu peste 3% (de la 1.152 la 1.192 de euro pe metru p\u0103trat).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Iasi\"><\/span>Ia\u0219i:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Moldovei, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\/\">Indicele Imobiliare.ro<\/a> a consemnat o sc\u0103dere de 0,8% \u00een luna iunie (de la 1.015 la 1.007 euro pe metru p\u0103trat util), ceea ce a f\u0103cut ca avansul fa\u021b\u0103 de \u00eenceputul anului s\u0103 se cifreze la 3,4% (fa\u021b\u0103 de nivelul de 974 de euro pe metru p\u0103trat util valabil \u00een ianuarie). Diferen\u021ba fa\u021b\u0103 de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/preturile-locuintelor-in-s1-2017-capitala-si-cluj-napoca-la-poluri-opuse_db\/\">evolu\u021bia consemnat\u0103 \u00een primul semestru al anului trecut<\/a><\/strong>, c\u00e2nd a avut loc o cre\u0219tere de 9,6%, este considerabil\u0103. Apartamentele vechi au atins pragul de 1.000 de euro pe metru p\u0103trat \u00een iunie.
