consonan\u021b\u0103 cu <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/preturile-locuintelor-in-t2-2018-scumpirile-incetinesc-pe-fondul-scaderii-cererii-si-numarului-de-tranzactii_db\/\">tendin\u021ba de \u00eencetinire a ritmului scumpirilor la nivel na\u021bional<\/a><\/strong>, marjele de cre\u0219tere a pre\u021burilor apartamentelor din marile ora\u0219e ale \u021b\u0103rii s-au situat, per ansamblu, sub pragul de 4% \u00een al doilea trimestru din 2018. Potrivit celui mai recent raport de pia\u021b\u0103 realizat de Analize Imobiliare, a\u0219tept\u0103rile v\u00e2nz\u0103torilor au evoluat \u00eens\u0103 diferit \u00een func\u021bie de zonele analizate. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span>Bucure\u0219ti:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen al doilea p\u0103trar al anului, preten\u021biile v\u00e2nz\u0103torilor de apartamente din Bucure\u0219ti s-au majorat cu 2,2%, ajung\u00e2nd la o valoare de 1.280 de euro pe metru p\u0103trat util. Potrivit datelor Analize Imobiliare, major\u0103ri importante au avut loc nu doar \u00een zona de nord \u0219i \u00een cea central\u0103 a Capitalei, ci \u0219i \u00eentr-unul dintre cartierele mai pu\u021bin bine cotate, din zona de sud. Astfel, locuin\u021bele din zona Parcul Carol (Cantemir \u2013 M\u0103r\u0103\u0219e\u0219ti) s-au scumpit cu 6,4% (p\u00e2n\u0103 la o valoare de 1.580 de euro pe metru p\u0103trat util), acestea fiind urmate de cele din Tei (5%), Pipera (4,5%), Decebal \u2013 Calea C\u0103l\u0103ra\u0219ilor (3,7%) \u0219i Giurgiului (3,6%). Interesant de observat este c\u0103 cele mai semnificative marje de cre\u0219tere din Capital\u0103 se situeaz\u0103 peste cele consemnate \u00een Cluj-Napoca. <\/p>\n<p>Pe de alt\u0103 parte, Bucure\u0219tiul are, \u00een compara\u021bie cu ora\u0219ul de pe Some\u0219, mai multe cartiere \u00een care apartamentele au \u00eenregistrat sc\u0103deri de pre\u021b \u00een cel de-al doilea p\u0103trar al acestui an \u2013 de remarcat este \u0219i faptul c\u0103 acestea sunt zone bine cotate, situate fie \u00een nord, fie \u00een partea semicentral\u0103. O asemenea unitate locativ\u0103 ajunge, pe de alt\u0103 parte, la 1.990 de euro pe metru p\u0103trat \u00een zona Doroban\u021bi \u2013 Floreasca, la 1.870 de euro pe metru p\u0103trat util \u00een Avia\u021biei \u0219i, respectiv, la 1.720 de euro pe metru p\u0103trat util \u00een Unirii.  <\/p>\n<p>Av\u00e2nd o ofert\u0103 mult mai consistent\u0103 de apartamente, Bucure\u0219tiul se distinge de centre regionale precum Cluj-Napoca \u0219i Timi\u0219oara prin faptul c\u0103 ofer\u0103 \u0219i c\u00e2teva op\u021biuni mai accesibile de achizi\u021bie \u2013 unele cartiere av\u00e2nd chiar pre\u021buri de sub 1.000 de euro pe metru p\u0103trat util. Astfel, un apartament poate fi achizi\u021bionat cu 940 de euro pe metru p\u0103trat util \u00een Ghencea \u0219i Rahova, cu 950 de euro pe metru p\u0103trat \u00een Giule\u0219ti, cu 1.040 de euro pe metru p\u0103trat \u00een Giurgiului \u0219i cu 1.050 de euro pe metru p\u0103trat \u00een Drumul Taberei. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span>Cluj-Napoca:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Tendin\u021ba de temperare a scumpirilor este vizibil\u0103 inclusiv \u00een Cluj-Napoca \u2013 ora\u0219 \u00een care apartamentele s-au apreciat \u00eentr-un ritm alert \u00een ultimii ani, ajung\u00e2nd chiar s\u0103 le dep\u0103\u0219easc\u0103, ca medie de pre\u021b, pe cele din Bucure\u0219ti. Trimestrul trecut, capitala Transilvaniei a consemnat una dintre cele mai mici marje de cre\u0219tere dintre marile ora\u0219e, respectiv 1,9%, preten\u021biile v\u00e2nz\u0103torilor locali de apartamente ajung\u00e2nd la o valoare de 1.510 euro pe metru p\u0103trat util. C\u00e2teva cartiere din ora\u0219ul de pe Some\u0219 au consemnat scumpiri mai mari dec\u00e2t media valabil\u0103 la nivel de ora\u0219, \u00eens\u0103 chiar \u0219i acestea au fost mai mici de 5%. Pe primul loc \u00een clasamentul cre\u0219terilor de pre\u021b se afl\u0103 cartierul Iris, cu un avans de 4,2%, acesta fiind urmat de Plopilor (+3,5%), apoi de zonele Bun\u0103 Ziua \u2013 Europa \u2013 Calea Turzii (+3,2%), M\u0103r\u0103\u0219ti \u2013 \u00centre Lacuri \u2013 Aurel Vlaicu (+2,3%) \u0219i M\u0103n\u0103\u0219tur \u2013 Borhanci \u2013 C\u00e2mpului (+2,2%). <\/p>\n<p>Interesant este c\u0103, \u00een ultimele trei luni, trei mari zone din Cluj-Napoca au consemnat sc\u0103deri ale pre\u021bului mediu solicitat de c\u0103tre v\u00e2nz\u0103tori. Cel mai semnificativ declin, de 2,9%, a avut loc \u00een arealul Gruia \u2013 D\u00e2mbul Rotund \u2013 Gar\u0103 \u2013 Bulgaria, unde un apartament cost\u0103 acum 1.360 de euro pe metru p\u0103trat util. Deprecieri mai u\u0219oare, de 0,7% \u0219i, respectiv, 0,1%, au avut loc \u0219i \u00een cartierele Zorilor \u0219i, respectiv, Baciu. Cele mai mici cre\u0219teri de pre\u021b au fost \u00eenregistrate, pe de alt\u0103 parte, \u00een Some\u0219eni (0,1%) \u0219i Grigorescu (1,7%). <\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2017\/11\/cluj-napoca-cea-mai-fierbinte-piata.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2017\/11\/cluj-napoca-cea-mai-fierbinte-piata.jpg\" alt=\"cluj-napoca \" width=\"800\" height=\"533\" class=\"aligncenter size-full wp-image-41796\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2017\/11\/cluj-napoca-cea-mai-fierbinte-piata.jpg 800w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2017\/11\/cluj-napoca-cea-mai-fierbinte-piata-300x200.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2017\/11\/cluj-napoca-cea-mai-fierbinte-piata-768x512.jpg 768w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2017\/11\/cluj-napoca-cea-mai-fierbinte-piata-87x57.jpg 87w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2017\/11\/cluj-napoca-cea-mai-fierbinte-piata-65x43.jpg 65w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2017\/11\/cluj-napoca-cea-mai-fierbinte-piata-154x103.jpg 154w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/a><\/p>\n<p><strong>Centru \u0219i Plopilor, la egalitate de pre\u021b<\/strong><br \/>\nClasamentul zonelor cu cele mai mari pre\u021buri din Cluj-Napoca r\u0103m\u00e2ne, per ansamblu, acela\u0219i: cele mai scumpe sunt, \u00een mod firesc, tot apartamentele din zona central\u0103 \u0219i ultracentral\u0103 (1.720 de euro pe metru p\u0103trat util), \u00eens\u0103 acestea se situeaz\u0103 acum la perfect\u0103 egalitate cu locuin\u021bele din Plopilor, care au \u00eenregistrat un avans important \u00een ultimul trimestru. Pe urm\u0103toarele locuri se afl\u0103 zonele Gheorgheni-Andrei Mure\u0219anu (cu o medie de 1.600 de euro pe metru p\u0103trat util), M\u0103r\u0103\u0219ti-\u00centre Lacuri-Aurel Vlaicu (1.560 de euro pe metru p\u0103trat util), dar \u0219i Zorilor (1.540 de euro pe metru p\u0103trat). <\/p>\n<p>La polul opus, cele mai accesibile zone pentru clujeni, av\u00e2nd pre\u021buri mai mici de 1.000 de euro pe metru p\u0103trat util, r\u0103m\u00e2n Flore\u0219ti (cu o medie de 850 de euro pe metru p\u0103trat pentru un apartament), dar \u0219i Baciu (980 de euro pe metru p\u0103trat). Valori sub media la nivel de ora\u0219 mai pot fi g\u0103site \u0219i \u00een Some\u0219eni (1.190 de euro pe metru p\u0103trat), Iris (1.330 de euro pe metru p\u0103trat), dar \u0219i Gruia \u2013 D\u00e2mbul Rotund \u2013 Gar\u0103 \u2013 Bulgaria (1.360 de euro pe metru p\u0103trat). <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Timisoara\"><\/span>Timi\u0219oara:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen al doilea trimestru din 2018, pre\u021bul mediu solicitat pentru apartamentele scoase la v\u00e2nzare \u00een Timi\u0219oara s-a majorat cu 2,4%, p\u00e2n\u0103 la o valoare de 1.170 de euro pe metru p\u0103trat util. La fel ca \u00een Bucure\u0219ti \u0219i Cluj-Napoca, \u0219i aici pre\u021burile s-au majorat \u00een majoritatea zonelor analizate. Un avans important, de 5,2%, a avut loc \u00een zona Central \u2013 B\u0103lcescu \u2013 Take Ionescu \u2013 Pia\u021ba Maria, unde a\u0219tept\u0103rile v\u00e2nz\u0103torilor au ajuns la 1.260 de euro pe metru p\u0103trat util. \u00cen acest r\u0103stimp, apartamentele din Circumvala\u021biunii s-au apreciat cu 4,2%, cele din arealul Bucovina \u2013 Simion B\u0103rnu\u021biu \u2013 G\u0103rii \u2013 Doroban\u021bilor \u2013 Mircea cel B\u0103tr\u00e2n cu 3,5%, cele din Girocului \u2013 Soarelui \u2013 Buzia\u0219ului cu 2,6%, iar cele din Lipovei \u2013 Aradului tot cu 2,6%.   <\/p>\n<p>La polul opus, \u00een zona Braytim preten\u021biile proprietarilor s-au diminuat cu 1,3% \u00een al doilea trimestru al anului, p\u00e2n\u0103 la o valoare de 1.180 de euro pe metru p\u0103trat util. Pe de alt\u0103 parte, cele mai mici cre\u0219teri de pre\u021b au avut loc \u00een arealul Ultracentral \u2013 Medicin\u0103 \u2013 Pia\u021ba Unirii (1,2%), Torontalului (1,6%), dar \u0219i Complex Studen\u021besc \u2013 Dacia \u2013 Elisabetin \u2013 Olimpia-Stadion (1,9%). <\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/10\/Timisoara-2.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/10\/Timisoara-2.jpg\" alt=\"Timisoara\" width=\"600\" height=\"399\" class=\"aligncenter size-full wp-image-31974\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/10\/Timisoara-2.jpg 600w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/10\/Timisoara-2-300x200.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/10\/Timisoara-2-87x57.jpg 87w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/10\/Timisoara-2-65x43.jpg 65w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2014\/10\/Timisoara-2-154x103.jpg 154w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><\/p>\n<p><strong>Diferen\u021be relativ reduse \u00eentre cartiere<\/strong><br \/>\nEste interesant c\u0103, spre deosebire de Bucure\u0219ti \u0219i Cluj-Napoca, \u00een Timi\u0219oara nu exist\u0103, practic, zone cu o medie de pre\u021b mai mic\u0103 de 1.000 de euro pe metru p\u0103trat pe pia\u021ba apartamentelor. Aceasta se explic\u0103 prin diferen\u021bele mult mai mici de pre\u021b \u00eentre diferitele zone ale ora\u0219ului, pia\u021ba de aici fiind vizibil mai unitar\u0103 la acest capitol. \u00cen momentul de fa\u021b\u0103, majoritatea cartierelor analizate se \u00eencadreaz\u0103 \u00eentre 1.100 \u0219i 1.300 de euro pe metru p\u0103trat util; excep\u021bia de la regul\u0103 o constituie zona Ultracentral \u2013 Medicin\u0103 \u2013 Pia\u021ba Unirii, unde se g\u0103sesc, de altfel, cele mai scumpe apartamente, cu o valoare medie de listare de 1.490 de euro pe metru p\u0103trat util.
