Dac\u0103 pentru prima lun\u0103 a anului 2010, Indicele imobiliare.ro indic\u0103 o valoare de 1.213 euro\/mp, valoarea acestuia pentru luna februarie este de 1.200 euro\/mp. Astfel, pentru luna februarie, Indicele imobiliare.ro arat\u0103 o valoare de 1.300 euro\/mp. Evolu\u0163ia este foarte diferit\u0103 de la o categorie reziden\u0163ial\u0103 la alta: ritmul de sc\u0103dere la apartamentele noi fiind de dou\u0103 ori mai mare dec\u00e2t \u00een cazul apartamentelor vechi. Acest aspect, indic\u0103 faptul c\u0103 dezvoltatorii imobiliari sunt cei care dau trendul pie\u0163ei, fiind cu un pas \u00eenainte fa\u0163\u0103 de proprietari.<br \/>\nPre\u0163ul mediu cerut pentru apartamentele din ansamblurile reziden\u0163iale noi din Bucure\u015fti a ajuns \u00een luna februarie la 1.455 euro\/mp de suprafa\u0163\u0103 util\u0103, ceea ce reprezint\u0103 o sc\u0103dere de 2,2% fa\u0163\u0103 de valoarea lunii precedente, 1.487 euro\/mp. Fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut, pre\u0163urile sunt cu -21.4% mai mici. Cea mai interesant\u0103 dinamic\u0103 au avut-o apartamentele cu dou\u0103 \u015fi trei camere al c\u0103ror pre\u0163 a sc\u0103zut cu peste 3% fa\u0163\u0103 de luna ianuarie 2010. Pe de alt\u0103 parte, pre\u0163urile apartamentelor noi cu o camer\u0103 au crescut cu 0,1% \u00een luna februarie.<br \/>\nRitmul de sc\u0103dere al pre\u0163urilor apartamentelor vechi din Capital\u0103 a fost diferit fa\u0163\u0103 de cele noi, valoarea Indicelui imobiliare.ro pentru luna februarie fiind de 1.254\/euro mp de suprafa\u0163\u0103 util\u0103, cu 1.1% mai pu\u0163in dec\u00e2t \u00een luna precedent\u0103, respectiv 18.5% fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut. Surprinz\u0103toare este evolu\u0163ia pre\u0163urilor apartamentelor vechi cu trei camere care s-au scumpit a dou\u0103 lun\u0103 consecutiv, \u00een timp ce toate celelalte tipuri de apartamente vechi s-au ieftinit \u00een februarie cu procente cuprinse \u00eentre 0.5 \u015fi 2.4%. Fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut, toate tipurile de apartamente vechi s-au ieftinit cu procente cuprinse \u00eentre 16.4 \u015fi 20.6%.<\/p>\n<p><strong>Bra\u015fov: dezvoltatorii imobiliari, cu un pas \u00eenaintea proprietarilor<\/strong><br \/>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1168\" src=\"http:\/\/blog.imobiliare.ro\/wp-content\/uploads\/2010\/03\/Brasov.JPG\" alt=\"Brasov\" width=\"618\" height=\"178\" \/><br \/>\n\u00cen Bra\u015fov, conform Indicelui imobiliare.ro, \u00een luna februarie, pre\u0163ul mediu cerut pentru apartamentele scoase la v\u00e2nzare are o valoare de 951 euro\/mp de suprafa\u0163\u0103 util\u0103, \u00een cre\u015ftere cu 1,6% fa\u0163\u0103 de luna ianuarie. \u00cen compara\u0163ie cu aceea\u015fi lun\u0103 a anului 2009, se \u00eenregistreaz\u0103 totu\u015fi o sc\u0103dere de -15.4%. Dezvoltatorii de ansambluri reziden\u0163iale \u015fi proprietarii apartamentelor vechi din Bra\u015fov reac\u0163ioneaz\u0103 diferit la efectele crizei imobiliare. Astfel, apartamentele noi s-au ieftinit \u00een ultima lun\u0103 cu 2.3%, pre\u0163ul mediu ajung\u00e2nd la 994 euro\/mp fa\u0163\u0103 de 1.017 euro\/mp \u00een ianuarie. \u00cen ceea ce prive\u015fte apartamentele vechi, pre\u0163ul cerut a ajuns \u00een luna februarie 2010 la 954 euro\/mp, cu 1.1% mai mult fa\u0163\u0103 de luna precedent\u0103. De\u015fi s-a diminuat \u00een ultima lun\u0103 analizat\u0103, \u00een Bra\u015fov, persist\u0103 o diferen\u0163\u0103 de pre\u0163 de peste 40 euro\/mp de suprafa\u0163\u0103 util\u0103 \u00eentre cele dou\u0103 categorii imobiliare.<br \/>\n\u00cen Bra\u015fov, toate tipurile de apartamente vechi, cu excep\u0163ia celor cu 4 camere, s-au scumpit u\u015for \u00een luna februarie Cel mai mult s-au scumpit apartamentele cu dou\u0103 \u015fi trei camere al c\u0103ror pre\u0163 de strigare a crescut cu 2.2% \u00een luna februarie. \u015ei apartamentele cu o camer\u0103 s-au scumpit \u00een luna februarie cu 1.2%, \u00een timp ce pre\u0163ul apartamentelor cu patru camere a sc\u0103zut cu 0.8%. Acest fapt poate indica \u00een mare m\u0103sur\u0103 care sunt tipurile de apartamente spre care se \u00eendreapt\u0103 cererea. Dup\u0103 o lun\u0103 ianuarie foarte dinamic\u0103, cu sc\u0103deri considerabile de p\u00e2n\u0103 la 5%, evolu\u0163ia \u00eenregistrat\u0103 \u00een februarie rea\u015feaz\u0103 lucrurile, astfel \u00eenc\u00e2t pre\u0163ul pe metrul p\u0103trat util a trecut din nou peste pragul de 1.000 euro, ajung\u00e2nd p\u00e2n\u0103 la valoarea de 1.011 euro, \u00een cre\u015ftere cu 1.7% fa\u0163\u0103 de luna precedent\u0103. Apartamentele noi continu\u0103 s\u0103 se ieftineasc\u0103 \u00eentr-o manier\u0103 spectaculoas\u0103. Astfel, conform Indicelui imobiliare.ro, pre\u0163ul mediu cerut pentru apartamentele situate \u00een ansamblurile reziden\u0163iale noi a ajuns \u00een luna februarie la 887 euro\/mp de suprafa\u0163\u0103 util\u0103, cel mai sc\u0103zut nivel de la \u00eenceputul crizei. \u015ei pre\u0163ul apartamentelor vechi s-a modificat sim\u0163itor, \u00eens\u0103 \u00een sens invers: 1.057 euro\/mp de suprafa\u0163\u0103 util\u0103, \u00een februarie 2010. Oferta foarte generoas\u0103 \u015fi variat\u0103 de apartamente noi de pe pia\u0163a imobiliar\u0103 clujean\u0103 accentueaz\u0103 diferen\u0163ele de pre\u0163 dintre apartamentele vechi \u015fi cele noi: paradoxal, pre\u0163ul cerut pentru prima categorie este cu 19% mai mare.<br \/>\nPre\u0163ul mediu cerut pentru apartamentele din blocurile construite \u00eenainte de 1990 a ajuns la 1.057 euro\/mp util, \u00een cre\u015ftere cu 23% fa\u0163\u0103 de luna precedent\u0103. \u00cen februarie, cea mai mare varia\u0163ie de pre\u0163 este \u00eent\u00e2lnit\u0103 \u00een cazul apartamentelor vechi cu dou\u0103 camere: +4.7%. O cre\u015ftere semnificativ\u0103 de pre\u0163 constat\u0103m \u015fi \u00een cazul apartamentelor cu o camer\u0103: +3.2%. Fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut, pre\u0163urile de strigare sunt cu p\u00e2n\u0103 la 12% mai mici, iar fa\u0163\u0103 de v\u00e2rful pie\u0163ei imobiliare diferen\u0163a este de p\u00e2n\u0103 la 35%.<\/p>\n<p><strong>Constan\u0163a: sc\u0103deri pe toate liniile<\/strong><br \/>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1170\" src=\"http:\/\/blog.imobiliare.ro\/wp-content\/uploads\/2010\/03\/Constanta.JPG\" alt=\"Constanta\" width=\"618\" height=\"197\" \/><br \/>\nApartamentele din Constan\u0163a s-au ieftinit cu 2.2% \u00een luna februarie. \u00cen a doua lun\u0103 a anului, Indicele imobiliare.ro pentru Constan\u0163a a \u00eenregistrat valoarea de 1.030 euro\/mp de suprafa\u0163\u0103 util\u0103. Fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut, valoarea medie actual\u0103 este cu aproape 23% mai mic\u0103. Pre\u0163urile apartamentelor vechi \u015fi a celor noi r\u0103m\u00e2n \u00een continuare foarte apropiate ca \u015fi valoare: 1.030 euro\/mp pentru apartamentele vechi, fa\u0163\u0103 de 1.026 euro\/mp pentru cele noi. Spre deosebire de alte ora\u015fe mari din \u0163ar\u0103, cele dou\u0103 tipuri de apartamente au avut o evolu\u0163ie foarte asem\u0103n\u0103toare \u00een luna februarie. Pre\u0163ul apartamentelor noi a \u00eenregistrat o sc\u0103dere de 2.7% \u00een intervalul analizat, \u00een timp ce pre\u0163ul apartamentelor situate \u00een blocurile vechi a sc\u0103zut cu 2.1% \u00een februarie.<br \/>\nPre\u0163urile de strigare ale apartamentelor din blocurile vechi din Constan\u0163a au continuat s\u0103 scad\u0103 \u00een luna februarie, p\u00e2n\u0103 la 1.030 euro\/mp de suprafa\u0163\u0103 util\u0103, valoare cu 2.1% mai mic\u0103 fa\u0163\u0103 de luna precedent\u0103, respectiv 23.9% fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut. \u00cen ultima lun\u0103, doar apartamentele cu dou\u0103 camere s-au scumpit foarte pu\u0163in, cu 0,2%, \u00een timp ce apartamentele cu una \u015fi trei camere s-au ieftinit cu 2.4%, respectiv 4%. De altfel, apartamentele cu trei camere \u00ee\u015fi men\u0163in \u00een continuare un pre\u0163 mediu pe metru p\u0103trat relativ ridicat. \u00cen compara\u0163ie cu aceea\u015fi perioad\u0103 a anului trecut, cel mai mult s-au ieftinit apartamentele cu una (-25.2%) \u015fi dou\u0103 camere (-24.6%).<\/p>\n<p><strong>Ia\u015fi: revigorare u\u015foar\u0103, dup\u0103 multe luni de declin<\/strong><br \/>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1171\" src=\"http:\/\/blog.imobiliare.ro\/wp-content\/uploads\/2010\/03\/Iasi.JPG\" alt=\"Iasi\" width=\"618\" height=\"194\" \/><br \/>\nDup\u0103 o lung\u0103 perioad\u0103 de declin pe pia\u0163a imobiliar\u0103 ie\u015fean\u0103, luna februarie aduce un val de optimism \u015fi o u\u015foar\u0103 revigorare resim\u0163it\u0103 \u015fi \u00een evolu\u0163ia pre\u0163urilor. Astfel, Indicele imobiliare.ro pentru Ia\u015fi indic\u0103 \u00een luna februarie valoarea de 935 euro\/mp de suprafa\u0163\u0103 util\u0103, \u00een cre\u015ftere cu 1.4% fa\u0163\u0103 de ianuarie. Diferen\u0163a dintre pre\u0163ul apartamentelor noi \u015fi a celor vechi se men\u0163ine important\u0103: 1003 euro\/mp de suprafa\u0163\u0103 util\u0103 \u00een cazul apartamentelor noi, fa\u0163\u0103 de 912 euro\/mp de suprafa\u0163\u0103 util\u0103 pentru apartamentele vechi. Ambele categorii de apartamente au \u00eenregistrat cre\u015fteri \u00een intervalul analizat.<br \/>\nPre\u0163ul mediu al apartamentelor vechi a urcat \u00een luna februarie peste pragul psihologic de 900 euro (912 euro\/mp). Apartamentele cu o camer\u0103 se men\u0163in \u00een continuare cele mai scumpe pe pia\u0163a imobiliar\u0103 ie\u015fean\u0103, Indicele imobiliare.ro indic\u00e2nd pentru luna februarie o valoare de 952 euro\/mp pentru aceast\u0103 categorie imobiliar\u0103, cu -0.7% mai mic\u0103 dec\u00e2t \u00een luna precedent\u0103. Apartamentele vechi cu dou\u0103 camere au \u00eenregistrat o cre\u015ftere considerabil\u0103 de 3.2% fa\u0163\u0103 de prima lun\u0103 a anului, iar cele cu trei camere s-au scumpit cu 1.3% \u00een intervalul analizat.<\/p>\n<p><strong>Timi\u015foara: apartamentele noi \u015fi vechi s-au scumpit \u00een februarie<\/strong><br \/>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1172\" src=\"http:\/\/blog.imobiliare.ro\/wp-content\/uploads\/2010\/03\/Timisoara.JPG\" alt=\"Timisoara\" width=\"618\" height=\"235\" \/><br \/>\nLuna februarie a adus u\u015foare cre\u015fteri de pre\u0163uri \u015fi pe pia\u0163a imobiliar\u0103 din Timi\u015foara. Pre\u0163ul mediu pe metru p\u0103trat de suprafa\u0163\u0103 util\u0103 a crescut cu 1.6%, p\u00e2n\u0103 la valoarea de 968 euro. Fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut, diferen\u0163a r\u0103m\u00e2ne semnificativ\u0103: 15%, iar fa\u0163\u0103 de perioada de v\u00e2rf a pie\u0163ei, mijlocul anului 2008, pre\u0163urile cerute sunt cu 30% mai mici. Diferen\u0163ele de pre\u0163uri \u00eentre apartamentele din ansamblurile reziden\u0163iale noi \u015fi cele cerute pentru apartamentele construite \u00eenaine de 1989 au crescut \u00een ultima lun\u0103. Pentru luna februarie, Indicele imobiliare.ro indic\u0103 o valoare de 998 euro\/mp \u00een cazul apartamentelor noi, fa\u0163\u0103 de 964 euro\/mp pentru apartamentele vechi. Totu\u015fi, at\u00e2ta timp c\u00e2t pe pia\u0163\u0103 nu exist\u0103 o cerere \u00een cre\u015ftere, scumpirile \u00eenregistrate \u00een ultima lun\u0103 nu se pot sus\u0163ine pentru o perioad\u0103 prea mare de timp.<br \/>\n\u00cen a doua lun\u0103 a anului, pre\u0163ul cerut de agen\u0163iile imobiliare \u015fi proprietari pentru un metru p\u0103trat de suprafa\u0163\u0103 util\u0103 la apartamentele vechi a ajuns la 964 euro, cu 1% mai mult dec\u00e2t \u00een luna precedent\u0103. Apartamentele cu una \u015fi trei camere au \u00eenregistrat cre\u015fteri de 2.4%, respectiv 1.6% \u00een ultimele 30 de zile. Pe de alt\u0103 parte, apartamentele cu dou\u0103 \u015fi patru camere s-au ieftinit cu 1.4%, respectiv 0.6%.
