Per ansamblu, luna mai a continuat \u00een mod firesc evolu\u0163ia \u00eenregistrat\u0103 \u00een aprilie, astfel \u00eenc\u00e2t au fost atinse noi praguri minime la diferite categorii de apartamente.<\/p>\n<p>Totu\u015fi, remarc\u0103m o evolu\u0163ie atipic\u0103 a pre\u0163urilor solicitate pentru locuin\u0163ele din Capital\u0103, unde asist\u0103m la cre\u015fteri de pre\u0163 la majoritatea categoriilor de apartamente. <em>Pre\u0163urile apartamentelor sunt dictate de pia\u0163\u0103, iar \u00een prezent, puterea este la cump\u0103r\u0103torul final care se confrunt\u0103 cu mari probleme \u00een momentul de fa\u0163\u0103. Puterea sa cump\u0103rare este propor\u0163ional\u0103 cu venitul s\u0103u mediu net, astfel \u00eenc\u00e2t, de\u015fi exist\u0103 cerere, \u00een condi\u0163iile actuale aceasta este \u00een mic\u0103 m\u0103sur\u0103 solvabil\u0103. Cu alte cuvinte, tranzac\u0163iile se vor materializa atunci c\u00e2nd pre\u0163urile practicate vor fi pe m\u0103sura puterii de cump\u0103rare a consumatorului final<\/em>, sus\u0163ine Adrian Erimescu, directorul general imobiliare.ro.<\/p>\n<p><strong>Bucure\u015fti: pre\u0163urile apartamentelor din Capital\u0103 nu \u0163in cont de criz\u0103 <\/strong><br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\/bucuresti\">Indicele imobiliare.ro<\/a> pentru luna mai indic\u0103 o valoare medie de 1.302 euro\/mp pentru apartamentele noi \u015fi vechi din Capital\u0103, \u00een u\u015foar\u0103 cre\u015ftere, +0,6%, fa\u0163\u0103 de luna precedent\u0103. Bucure\u015ftiul este singurul ora\u015f din \u0163ar\u0103 unde at\u00e2t pre\u0163urile apartamentelor noi, c\u00e2t \u015fi al celor vechi au \u00eenregistrat cre\u015fteri, chiar dac\u0103 ritmul a fost diferit. Astfel, pre\u0163ul solicitat pentru apartamentele noi a crescut cu 0,1%, \u00een timp ce pre\u0163ul solicitat pentru apartamentele vechi a crescut cu 0,7% \u00een intervalul analizat.<!--more--><\/p>\n<p>Pre\u0163ul mediu cerut pentru apartamentele noi din Bucure\u015fti a ajuns \u00een luna aprilie la 1.447 euro\/mp de suprafa\u0163\u0103 util\u0103, \u00een cre\u015ftere cu 0,1% fa\u0163\u0103 de luna aprilie, c\u00e2nd valoarea medie a unui metru p\u0103trat util era de 1.445 euro. \u00cen compara\u0163ie cu luna mai a anului trecut, pre\u0163urile sunt cu 11,7% mai mici.<\/p>\n<p>Cea mai interesant\u0103 evolu\u0163ie au avut-o apartamentele noi cu patru camere care s-au scumpit cu 1,8% \u00een intervalul analizat. Apartamentele noi cu o camer\u0103 s-au scumpit cu 0,7%, iar cele cu dou\u0103 camere cu 0,4%. Apartamentele noi cu trei camere au cunoscut o evolu\u0163ie diferit\u0103, fiind singura categorie de apartamente care a \u00eenregistrat o sc\u0103dere de pre\u0163 \u00een ultimele treizeci de zile: -1,3%. Fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut, diferen\u0163ele actuale de pre\u0163 sunt cuprinse \u00eentre -9,7% \u015fi -18,9%.<\/p>\n<p>\u015ei apartamentele vechi din Capital\u0103 au avut o evolu\u0163ie dinamic\u0103 \u00een luna mai. Valoarea Indicelui imobiliare.ro pentru aceast\u0103 categorie de apartamente a ajuns la 1.250\/euro mp de suprafa\u0163\u0103 util\u0103, cu 0,7% mai mult dec\u00e2t \u00een luna precedent\u0103. Apartamentele cu o camer\u0103 s-au scumpit cel mai mult, cu 2.1%, \u00een timp ce apartamentele cu dou\u0103, respectiv patru camere s-au scumpit cu 0,9%, respectiv 0,6%.
