Pre\u0163urile apartamentelor s-au diminuat cu 3.8% \u00een acest r\u0103stimp, \u00een vreme ce casele au \u00eenregistrat un declin de 4.3%.<\/p>\n<p><strong>Trei compara\u0163ii posibile <\/strong><br \/>\nO compara\u0163ie \u00eentre evolu\u0163ia pre\u0163urilor cerute \u015fi a celor de tranzac\u0163ionare ar fi foarte interesant\u0103 \u015fi util\u0103 pentru to\u0163i juc\u0103torii de pe pia\u0163a imobiliar\u0103 din Rom\u00e2nia. Prin urmare, www.imobiliare.ro a calculat evolu\u0163ia pre\u0163urilor cerute la apartamente pe primul trimestru al acestui an, \u00een trei moduri pe care le consider\u0103 relevante:<\/p>\n<ul>\n<li>compar\u00e2nd pre\u0163ul mediu al primului trimestru 2010 cu pre\u0163ul mediu pentru tot anul 2009 (metod\u0103 apropiat\u0103 de cea utilizat\u0103 de INS)<\/li>\n<li> compar\u00e2nd pre\u0163ul mediu pentru primul trimestru 2010 cu pre\u0163ul mediu \u00eenregistrat \u00een acela\u015fi interval al anului trecut<\/li>\n<li> raport\u00e2nd pre\u0163ul mediu \u00eenregistrat \u00een ultima lun\u0103 din primul trimestru 2010 la pre\u0163ul mediu \u00eenregistrat \u00een ultima lun\u0103 a trimestrului anterior, decembrie 2009.<\/li>\n<\/ul>\n<p>Pe de alt\u0103 parte \u00eens\u0103, datele INS nu permit o compara\u0163ie a datelor din primul trimestru al acestui an cu cele din aceea\u015fi perioad\u0103 a lui 2009 sau cu luna decembrie 2009.<!--more--><\/p>\n<p>Raport\u00e2nd pre\u0163ul mediu cerut al apartamentelor la nivel na\u0163ional \u00eenregistrat pentru primul trimestru al anului, 1.208 euro\/mp util la pre\u0163ul mediu \u00eenregistrat pentru tot anul 2009, 1272 euro\/mp util, conform Indicelui imobiliare.ro, diferen\u0163a \u00eenregistrat\u0103 este de 5%. Aceea\u015fi metod\u0103 de calcul aplicat\u0103 doar la apartamentele din<\/p>\n<p><a class=\"article-body-links\"rel=\"attachment wp-att-2502\" href=\"http:\/\/blog.imobiliare.ro\/wp-content\/uploads\/2010\/06\/Adrian-Erimescu.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-2502\" src=\"http:\/\/blog.imobiliare.ro\/wp-content\/uploads\/2010\/06\/Adrian-Erimescu-199x300.jpg\" alt=\"Adrian Erimescu\" width=\"199\" height=\"300\" \/><\/a><strong>Bucure\u015fti indic\u0103 o diferen\u0163\u0103 de 6.1%.<\/strong><br \/>\nCum se explic\u0103 totu\u015fi diferen\u0163a dintre marjele de sc\u0103dere raportate de INS, pe de o parte, \u015fi www.imobiliare.ro, pe de alt\u0103 parte?<br \/>\n\u00cen primul r\u00e2nd, de men\u0163ionat este faptul c\u0103 cei doi indicatori iau \u00een calcul pre\u0163uri diferite. \u201e<em>Indicele imobiliare.ro se refer\u0103 la pre\u0163ul cerut pentru ofertele scoase la v\u00e2nzare \u015fi prezint\u0103 concret care sunt aceste pre\u0163uri exprimate \u00een euro pe metru p\u0103trat util, \u00een timp ce indicele INS se refer\u0103, la modul foarte general, la pre\u0163uri de tranzac\u0163ionare. Cel din urm\u0103 exprim\u0103 tendin\u0163ele de sc\u0103dere doar procentual, \u015fi nu ne permite s\u0103 facem o analiz\u0103 concret\u0103 \u00eentre pre\u0163ul cerut \u015fi cel la care se \u00eencheie tranzac\u0163ia. \u00cen aceste condi\u0163ii, diferen\u0163ele sunt normale, \u00een primul r\u00e2nd pentru c\u0103 m\u0103sur\u0103m lucruri diferite. Nu cunoa\u015ftem \u00eens\u0103 \u00een detaliu metoda de calcul utilizat\u0103 de INS, factorii de corec\u0163ie utiliza\u0163i \u015fi ponderea acestora \u00een rezultatul final, pentru a aplica aceea\u015fi metod\u0103 la datele noastre<\/em>\u201d, explic\u0103 Adrian Erimescu, director general www.imobiliare.ro.<\/p>\n<p>Compar\u00e2nd \u00eens\u0103 pre\u0163ul mediu cerut al apartamentelor la nivel na\u0163ional pe primul trimestru 2010, 1208 euro\/mp util, cu pre\u0163ul mediu \u00eenregistrat \u00een primul trimestru 2009, 1.402 euro\/mp util, diferen\u0163a ob\u0163inut\u0103 este de 13.8%.<\/p>\n<p><strong>Pentru Bucure\u015fti, aplic\u00e2nd aceea\u015fi metod\u0103 de calcul, ob\u0163inem o diferen\u0163\u0103 de 17.7%.<\/strong><br \/>\nA treia metod\u0103 de calcul utilizat\u0103 pentru a indica ritmul de sc\u0103dere a pre\u0163ului cerut pentru apartamente \u00een primul trimestru al anului ia \u00een calcul o compara\u0163ie \u00eentre pre\u0163ul mediu \u00eenregistrat la nivel na\u0163ional \u00een martie 2010, 1.211 euro\/mp util, \u015fi cel \u00eenregistrat \u00een decembrie 2009, 1.228 euro\/mp util.<\/p>\n<p>Diferen\u0163a ob\u0163inut\u0103 astfel este de 1.4%. \u00cen Bucure\u015fti, diferen\u0163a dintre pre\u0163ul mediu cerut \u00eenregistrat \u00een luna martie 2010 fa\u0163\u0103 de luna decembrie 2009 este de 1.3%. Instrumente de m\u0103sur\u0103 complementare O alt\u0103 diferen\u0163\u0103 const\u0103 \u00een faptul ca Indicele imobiliare.ro este exprimat \u00een euro pe metru p\u0103trat util \u015fi nu se refer\u0103 la pre\u0163ul total. Unul din motive este c\u0103 suprafe\u0163ele acelora\u015fi categorii de apartamente difer\u0103 foarte mult. Astfel, este foarte dificil s\u0103 compari o locuin\u0163\u0103 cu dou\u0103 camere cu o suprafa\u0163\u0103 de 60 de metri p\u0103tra\u0163i, cu una tot cu dou\u0103 camere, dar cu o suprafa\u0163\u0103 de 40 de metri p\u0103tra\u0163i.<\/p>\n<p>Lu\u00e2nd \u00een considerare toate diferen\u0163ele metodologice, discrepan\u0163a dintre cei doi indicatori ai pre\u0163urilor se reduce semnificativ. \u201e<em>Din punctul nostru de vedere, cei doi indici sunt complementari. Indicele imobiliare.ro se dore\u015fte a fi un instrument de m\u0103sur\u0103 \u00een timp real pentru evolu\u0163ia pre\u0163urilor cerute la imobile, pentru a veni \u00een ajutorul consumatorului care dore\u015fte s\u0103 cumpere sau s\u0103 v\u00e2nd\u0103 o proprietate \u00een prezent<\/em>\u201d, adaug\u0103 Adrian Erimescu. Noi minime \u00een a doua parte a anului Potrivit INS, la nivel na\u0163ional, Bucure\u015ftiul ocup\u0103 primul loc la capitolul sc\u0103deri \u00een primul trimestru al anului. Astfel, apartamentele din Capital\u0103 s-au ieftinit cu 5,7%, \u00een vreme ce, \u00een restul \u0163\u0103rii, acela\u015fi tip de propriet\u0103\u0163i cost\u0103, \u00een medie, cu 1,6% mai pu\u0163in.<\/p>\n<p>Pe de alt\u0103 parte, potrivit Indicelui imobiliare.ro, pre\u0163ul mediu pe metru p\u0103trat la nivel na\u0163ional pentru ultima s\u0103pt\u0103m\u00e2n\u0103 \u00eencheiat\u0103 este 1.151 de euro. Tendin\u0163a de sc\u0103dere resim\u0163it\u0103 pe tot parcursul trimestrului doi, va continua, cel mai probabil, \u015fi \u00een cea de-a doua parte a lui 2010. \u201e<em>Dup\u0103 un \u00eenceput de an \u00een care pre\u0163urile au oscilat, \u00een mare parte sub influen\u0163a programului Prima Cas\u0103, \u00een ultimele luni pre\u0163urile la imobiliare au re\u00eenceput s\u0103 scad\u0103. P\u00e2n\u0103 la sf\u00e2r\u015fitul acestui an, este foarte probabil nu doar s\u0103 asist\u0103m \u00een continuare la sc\u0103deri de pre\u0163uri pe sectorul reziden\u0163ial, ci s\u0103 atingem noi praguri minime de la \u00eenceputul crizei \u00eencoace.
