class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Potrivit celui mai recent raport de pia\u021b\u0103 realizat de <a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a>, platforma lansat\u0103 \u0219i sus\u021binut\u0103 de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong>, propriet\u0103\u021bile reziden\u021biale disponibile spre v\u00e2nzare \u00een Rom\u00e2nia (apartamente, dar \u0219i case) s-au apreciat, astfel, cu doar 0,7% fa\u021b\u0103 de cele trei luni anterioare (fa\u021b\u0103 de un plus de 1,4% \u00een fiecare dintre primele dou\u0103 trimestre din 2018). \u00cen acest context, ritmul anual de cre\u0219tere a pre\u021burilor (T3 2018 fa\u021b\u0103 de T3 2017) se afl\u0103, \u00een momentul de fa\u021b\u0103, la 5,6% \u2013 \u00een condi\u021biile \u00een care, \u00een perioada similar\u0103 din 2017, acela\u0219i indicator se situa aproape de pragul de 10%. <\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/ar-putea-incepe-casele-sa-se-ieftineasca-in-2018_db\/\">Ar putea \u00eencepe casele s\u0103 se ieftineasc\u0103 \u00een Dar \u00een acest moment nu exist\u0103 indicatori a c\u0103ror evolu\u021bie s\u0103 anticipeze o criz\u0103 imobiliar\u0103. \u0218i o afirm cu responsabilitatea antreprenorului cu proiecte reziden\u021biale active \u00een trei ora\u0219e din \u021bar\u0103: Arad, Bra\u0219ov \u0219i Timi\u0219oara. Pre\u021burile propriet\u0103\u021bilor vor continua s\u0103 creasc\u0103 pe termen lung, chiar dac\u0103 vom asista \u0219i la corec\u021bii punctuale inevitabile. Valoarea activelor imobiliare se valideaz\u0103 \u00een timp, ceea ce face adev\u0103rat\u0103 afirma\u021bia c\u0103 nu exist\u0103 un moment mai potrivit pentru a cump\u0103ra o proprietate imobiliar\u0103 dec\u00e2t momentul care a trecut. Pruden\u021ba este, bine\u00een\u021beles, bun\u0103, \u00eens\u0103 crearea panicii, nu. Indicatorii pe care \u00eei urm\u0103rim ne dau \u00eencredere s\u0103 construim \u00een continuare \u0219i s\u0103 ne a\u0219tept\u0103m la un an 2019 bun pentru pia\u021b\u0103, marcat de stabilitate.\u201d<\/p>\n<p><strong>Valentin Morar, CEO Wallberg<\/strong><\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Scumpirile_se_tempereaza_si_in_Cluj-Napoca\"><\/span>Scumpirile se tempereaz\u0103 \u0219i \u00een Cluj-Napoca<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen al treilea p\u0103trar al anului, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/preturile-apartamentelor-au-urcat-in-septembrie-2018-vezi-unde-si-cu-cat_db\/\">pre\u021burile apartamentelor s-au majorat \u00een toate cele \u0219ase mari ora\u0219e<\/a> monitorizate constant de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong>. \u00cen consonan\u021b\u0103 cu tendin\u021ba consemnat\u0103 la nivel na\u021bional, varia\u021biile de pre\u021b au fost, \u00eens\u0103, semnificativ mai mici dec\u00e2t \u00een anii preceden\u021bi, situ\u00e2ndu-se sub pragul de 2% (\u0219i chiar 1%).<\/p>\n<p>\u00cen Cluj-Napoca, preten\u021biile v\u00e2nz\u0103torilor s-au majorat cu 0,9% \u00een ultimele trei luni, p\u00e2n\u0103 la o valoare de 1.520 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 1.510 euro pe metru p\u0103trat util \u00een trimestrul anterior). Aici, diferen\u021ba de pre\u021b la 12 luni se situeaz\u0103 acum la 8,6% \u00een ora\u0219ul de pe Some\u0219 (comparativ cu aproximativ 14% \u00een trimestrul anterior). Cluj-Napoca este, \u00een continuare, singurul mare centru regional al \u021b\u0103rii \u00een care apartamentele sunt mai scumpe acum dec\u00e2t \u00een urm\u0103 cu zece ani, diferen\u021ba fiind de 6,2% fa\u021b\u0103 de T3 2008.  <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Brasovul_in_topul_scumpirilor_la_12_luni\"><\/span>Bra\u0219ovul, \u00een topul scumpirilor la 12 luni<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Ca \u0219i \u00een al doilea trimestru al anului, \u00een cel de-al treilea Bra\u0219ovul s-a situat \u00een fruntea clasamentului scumpirilor \u00eenregistrate \u00een marile ora\u0219e ale \u021b\u0103rii. Aici, suma medie solicitat\u0103 de c\u0103tre v\u00e2nz\u0103torii de apartamente s-a majorat cu 1,7% \u00een decursul a trei luni, ajung\u00e2nd la o valoare de 1.060 de euro pe metru p\u0103trat util (de la 1.040 de euro pe metru p\u0103trat util). \u00cen acest context, ora\u0219ul de la poalele T\u00e2mpei dep\u0103\u0219e\u0219te Clujul \u00een ceea ce prive\u0219te diferen\u021bele de pre\u021b la 12 luni, cu un avans de 8,9%. Fa\u021b\u0103 de anul 2008, \u00eens\u0103, apartamentele din Bra\u0219ov continu\u0103 s\u0103 fie cu aproximativ un sfert (25,9%) mai ieftine. <\/p>\n<p>\u00cen Bucure\u0219ti <strong>(foto)<\/strong> a avut loc, dintre cele \u0219ase mari centre regionale analizate, cel mai mic avans al pre\u021burilor apartamentelor, respectiv 0,4%, p\u00e2n\u0103 la 1.290 de euro pe metru p\u0103trat util (de la 1.280 de euro pe metru p\u0103trat util). Comparativ cu perioada similar\u0103 din 2017, apartamentele din Capital\u0103 sunt cu 6% mai scumpe; fa\u021b\u0103 de T3 2008, \u00eens\u0103, acest gen de propriet\u0103\u021bi sunt cu 35,9% mai ieftine \u2013 Capitala av\u00e2nd, dintre marile centre regionale analizate, cel mai mult de \u201erecuperat\u201d din declinul provocat de perioada de recesiune. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cererea_scade_la_fel_si_numarul_de_tranzactii\"><\/span>Cererea scade, la fel \u0219i num\u0103rul de tranzac\u021bii<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Tendin\u021ba general\u0103 de \u00eencetinire a cre\u0219terii pre\u021burilor locuin\u021belor poate fi pus\u0103 pe seama stabiliz\u0103rii pie\u021bei reziden\u021biale, \u00een contextul temper\u0103rii apetitului pentru achizi\u021bii. Astfel, potrivit datelor <a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a>, cererea pentru propriet\u0103\u021bi reziden\u021biale (apartamente, dar \u0219i case) din marile ora\u0219e ale \u021b\u0103rii se situa, trimestrul trecut, la un nivel cu 2% mai mic fa\u021b\u0103 de perioada similar\u0103 din 2017. Diminu\u0103ri ale apetitului pentru achizi\u021bii au avut loc \u00een majoritatea cazurilor: -18% \u00een Constan\u021ba, -9% \u00een Ia\u0219i, -7% \u00een Bra\u0219ov \u0219i, respectiv, -3% \u00een Timi\u0219oara. Pe de alt\u0103 parte, \u00een condi\u021biile unei cre\u0219teri neglijabile, de doar 1%, se poate spune c\u0103 cererea s-a men\u021binut, practic, la un nivel constant \u00een Bucure\u0219ti. \u00cen Cluj-Napoca, \u00eens\u0103, poate fi observat un avans important, de 13% mai exact, fa\u021b\u0103 de anul precedent. <\/p>\n<p>Diminuarea cererii de pe pia\u021ba reziden\u021bial\u0103 este atestat\u0103 \u0219i de datele centralizate de Agen\u021bia Na\u021bional\u0103 de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI). Potrivit acestora, \u00een al treilea trimestru din 2018 au fost \u00eencheiate, la nivel na\u021bional, un num\u0103r de 127.528 de v\u00e2nz\u0103ri de imobile \u2013 cifr\u0103 ce marcheaz\u0103 un recul de 24,2% fa\u021b\u0103 de perioada similar\u0103 a anului trecut (c\u00e2nd erau consemnate 168.262 de tranzac\u021bii). Acest semnificativ declin trimestrial face ca volumul total de tranzac\u021bii \u00eenregistrate la nivel na\u021bional \u00een primele nou\u0103 luni ale anului s\u0103 fie cu 5,1% mai mic dec\u00e2t \u00een perioada similar\u0103 a anului 2017. Astfel, \u00een ianuarie-septembrie 2018 au avut loc 427.960 de v\u00e2nz\u0103ri de imobile potrivit datelor oficiale, fa\u021b\u0103 de 451.072 de tranzac\u021bii \u00een 2017.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Vanzatorii_mai_deschisi_la_negociere\"><\/span>V\u00e2nz\u0103torii, mai deschi\u0219i la negociere<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen aceste condi\u021bii de pia\u021b\u0103, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/marja-de-negociere-ramane-stransa-la-achizitia-de-apartamente_db\/\">marjele de negociere practicate pe segmentul apartamentelor<\/a> (indicator calculat ca diferen\u021b\u0103 \u00eentre ultimul pre\u021b solicitat de c\u0103tre proprietari \u0219i cel final, de v\u00e2nzare) au fost mai mari \u00een al treilea trimestru din 2018 dec\u00e2t \u00een perioada similar\u0103 din 2017 \u00een majoritatea marilor ora\u0219e analizate. Dintre centrele regionale cu un pre\u021b mediu de peste 1.000 de euro pe metru p\u0103trat util pentru apartamentele disponibile spre v\u00e2nzare, Craiova se distinge prin cea mai mare marj\u0103 de negociere, respectiv 4,5% \u00een T3 2018 \u2013 spre compara\u021bie, \u00een perioada similar\u0103 a anului precedent, acela\u0219i indicator se situa la o valoare de 2,4%. <\/p>\n<p>V\u00e2nz\u0103torii din Bucure\u0219ti, pe de alt\u0103 parte, sunt dispu\u0219i s\u0103 lase la pre\u021b 3,4% (fa\u021b\u0103 de 3,3% \u00een T3 2017), la fel ca cei din Bra\u0219ov (fa\u021b\u0103 de 3,1% \u00een urm\u0103 cu 12 luni). \u00cen Timi\u0219oara \u0219i Cluj-Napoca, marja de negociere acceptat\u0103 de c\u0103tre proprietari se situeaz\u0103 la un nivel apropiat, anume 2,6% \u0219i, respectiv, 2,5% (comparativ cu 2,2% \u0219i, respectiv, 2,1% \u00een perioada similar\u0103 din 2017). \u00cen Constan\u021ba, pe de alt\u0103 parte, flexibilitatea v\u00e2nz\u0103torilor c\u00e2nd vine vorba de pre\u021buri s-a mai diminuat \u00een 2018, ajung\u00e2nd la un nivel de 2,2% \u00een trimestrul al treilea (fa\u021b\u0103 de 2,8% \u00een urm\u0103 cu un an).<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Pe fondul stabiliz\u0103rii pie\u021bei \u0219i diminu\u0103rii apetitului pentru achizi\u021bii, \u00een T3 2018 pre\u021burile locuin\u021belor \u0219i-au \u00eencetinit \u0219i mai mult ritmul de cre\u0219tere.
