Cu dou\u0103 excep\u0163ii, Ia\u015fi \u015fi Cluj-Napoca, unde au fost \u00eenregistrate u\u015foare cre\u015fteri, \u00een timp ce \u00een Capital\u0103 \u015fi \u00een celelalte mari ora\u015fe, trendul a fost de sc\u0103dere.<\/p>\n<p><strong>Evolu\u0163ii surpinz\u0103toare \u00een Cluj-Napoca \u015fi Ia\u015fi <\/strong><br \/>\nValoarea <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicelui na\u0163ional imobiliare.ro<\/a> pentru luna iunie 2010 indic\u0103 o sc\u0103dere important\u0103 de -2,8% ajung\u00e2nd la <strong>1.163 euro\/mp<\/strong> util, cea mai mic\u0103 valoare \u00eenregistrat\u0103 \u00een Rom\u00e2nia de la \u00eenceputul crizei imobiliare.<\/p>\n<p>Totu\u015fi, remarc\u0103m o evolu\u0163ie atipic\u0103 a pre\u0163urilor solicitate pentru locuin\u0163ele din dou\u0103 dintre marile ora\u015fe din \u0163ar\u0103: Cluj-Napoca \u015fi Ia\u015fi, unde nivelul indicelui a \u00eenregistrat u\u015foare cre\u015fteri. \u00ab <strong>Situa\u0163ia pe pia\u0163a imobiliar\u0103 din Rom\u00e2nia este tot mai complicat\u0103 pe zi ce trece. Reducerea puterii de cump\u0103rare care va fi resim\u0163it\u0103 \u00een perioada imediat urm\u0103toare nu va \u00eent\u00e2rzia s\u0103-\u015fi arate efectele asupra segmentului reziden\u0163ial. Cererea va sc\u0103dea \u00een continuare sau va fi \u00een mic\u0103 m\u0103sur\u0103 solvabil\u0103, ceea ce va impacta \u00een mod direct nivelul pre\u0163urilor apartamentelor. Singura evolu\u0163ie pe care o putem estima \u00een acest moment pentru perioada urm\u0103toare este una de sc\u0103dere<\/strong> \u00bb, sublineaz\u0103 Adrian Erimescu, directorul general imobiliare.ro.<\/p>\n<p><a class=\"article-body-links\"href=\"http:\/\/blog.imobiliare.ro\/wp-content\/uploads\/2010\/07\/Cluj-Napoca.jpg\" rel=\"attachment wp-att-2592\"><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/blog.imobiliare.ro\/wp-content\/uploads\/2010\/07\/Cluj-Napoca-300x200.jpg\" alt=\"Cluj Napoca\" width=\"300\" height=\"200\" class=\"alignleft size-medium wp-image-2592\" \/><\/a><strong>Cluj-Napoca: ora\u015ful care sfideaz\u0103 criza<\/strong><br \/>\n\u00cen ciuda unei sc\u0103deri deloc de neglijat a pre\u0163ului mediu cerut pentru apartamentele din Cluj-Napoca \u00een luna mai, iat\u0103 ca iunie aduce o u\u015foar\u0103 cre\u015ftere de pre\u0163.<\/p>\n<p>Astfel, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\/cluj-napoca\">Indicele imobiliare.ro<\/a> pentru luna iunie prezint\u0103 o valoare medie de <strong>1.022 euro\/mp<\/strong> util pentru apartamentele din Cluj-Napoca, \u00een cre\u015ftere cu 0,5% fa\u0163\u0103 de luna precedent\u0103.<\/p>\n<p>\u00cen compara\u0163ie cu aceea\u015fi perioad\u0103 a anului trecut, valoarea actual\u0103 este cu 2,5% mai mic\u0103. Apartamentele noi s-au ieftinit \u015fi \u00een aceast\u0103 lun\u0103 cu 0,9%, pre\u0163ul cerut pentru aceast\u0103 categorie sc\u0103z\u00e2nd de la 976 euro\/mp la <strong>967 euro\/mp<\/strong> util.<\/p>\n<p>Cre\u015fterea de pre\u0163 \u00eenregistrat\u0103 \u00een luna iunie pentru aceast\u0103 categorie imobiliar\u0103 este de 1,2%, iar pre\u0163ul mediu pe metru p\u0103trat de suprafa\u0163\u0103 util\u0103 este \u00een prezent 1.055 euro\/mp util.<\/p>\n<p>Pre\u0163ul mediu cerut pentru apartamentele din blocurile construite \u00eenainte de 1990 a ajuns la <strong>1.055 euro\/mp<\/strong> util, \u00een cre\u015ftere cu 1,2% fa\u0163\u0103 de luna iunie. <!--more--><\/p>\n<p>Interesant este faptul c\u0103 toate tipurile de apartamente vechi din Cluj-Napoca au \u00eenregistrat cre\u015fteri de pre\u0163. Cea mai mare varia\u0163ie de pre\u0163 este \u00eent\u00e2lnit\u0103 \u00een cazul apartamentelor vechi cu o camer\u0103, unde cre\u015fterea este de 3,5%. Apartamentele cu dou\u0103 camere s-au scumpit cu 0,6%, \u00een timp ce apartamentele cu trei camere au \u00eenregistrat o cre\u015ftere de pre\u0163 de 2,1%.<\/p>\n<p>Fa\u0163\u0103 de aceea\u015fi lun\u0103 a anului trecut, pre\u0163urile de strigare actuale pentru apartamentele vechi sunt cu p\u00e2n\u0103 la 3,5% mai mici, cea mai mare diferen\u0163\u0103 fiind \u00eenregistrat\u0103 \u00een cazul apartamentelor cu o camer\u0103.<\/p>\n<p><a class=\"article-body-links\"href=\"http:\/\/blog.imobiliare.ro\/wp-content\/uploads\/2010\/07\/Palatul-Culturii-din-Iasi.jpg\" rel=\"attachment wp-att-2591\"><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/blog.imobiliare.ro\/wp-content\/uploads\/2010\/07\/Palatul-Culturii-din-Iasi-300x218.jpg\" alt=\"Palatul Culturii din Iasi\" width=\"300\" height=\"218\" class=\"alignleft size-medium wp-image-2591\" \/><\/a><strong>Ia\u015fi: cre\u015fteri de pre\u0163 la apartamentele noi, sc\u0103deri la cele vechi<\/strong><br \/>\nLuna iunie aduce o u\u015foar\u0103 cre\u015ftere a pre\u0163ului mediu cerut la apartamentele scoase la v\u00e2nzare \u00een Ia\u015fi, tendin\u0163a de cre\u015ftere fiind \u00eent\u00e2lnit\u0103 doar la Ia\u015fi \u015fi la Cluj-Napoca.<\/p>\n<p>Astfel, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\/iasi\">Indicele imobiliare.ro<\/a> pentru Ia\u015fi indic\u0103, \u00een luna iunie, valoarea de <strong>916 euro\/mp <\/strong>util, \u00een cre\u015ftere cu 0,9% fa\u0163\u0103 de luna mai.<\/p>\n<p>Apartamentele noi au \u00eenregistrat o cre\u015ftere de 1%, ajung\u00e2nd la valoarea medie de <strong>997 euro\/mp<\/strong> util. Cu o sc\u0103dere de 0,3%, pre\u0163ul mediu cerut pentru apartamentele vechi din Ia\u015fi este \u00een prezent <strong>890 euro\/mp<\/strong>.<\/p>\n<p>Spre deosebire de dezvoltatorii imobiliari, preten\u0163iile proprietarilor apartamentelor vechi din Ia\u015fi au sc\u0103zut \u015fi \u00een luna iunie.<\/p>\n<p>Apartamentele cu o camer\u0103 reprezint\u0103 categoria imobiliar\u0103 care a \u00eenregistrat cea mai mare sc\u0103dere, 3,3%.<\/p>\n<p>\u00cen schimb, pre\u0163ul mediu al apartamentelor cu dou\u0103 camere a sc\u0103zut cu cu 0,3%, \u00een timp ce \u00een cazul apartamentelor cu trei camere, valoarea actual\u0103 este cu doar 0,1% mai mic\u0103 dec\u00e2t \u00een luna precedent\u0103. \u00cen Ia\u015fi, apartamentele mici r\u0103m\u00e2n \u00een continuare cele mai scumpe.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Cu o valoare medie la nivel na\u0163ional de 1.163 euro\/mp util, Indicele imobiliare.ro atinge un nou nivel minim de la \u00eenceputul crizei imobiliare.
