Este semnificativ faptul c\u0103, dintre cele \u0219ase ora\u0219e analizate, patru au cunoscut o diminuare a apetitului pentru achizi\u021bii \u2013 dac\u0103 \u00een Constan\u021ba a avut loc un declin de dou\u0103 cifre, respectiv -18%, sc\u0103derile consemnate \u00een celelalte cazuri s-au situat sub pragul de 10% (-9% \u00een Ia\u0219i, -7% \u00een Bra\u0219ov \u0219i -3% \u00een Timi\u0219oara). <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Capitala_si_Clujul_exceptia_de_la_regula\"><\/span>Capitala \u0219i Clujul, excep\u021bia de la regul\u0103<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Ora\u0219ele \u00een care interesul pentru achizi\u021bia de propriet\u0103\u021bi reziden\u021biale nu s-a diminuat pe parcursul ultimelor 12 luni sunt, de fapt, cele care se disting \u0219i prin cel mai ridicat nivel al pre\u021burilor solicitate de c\u0103tre proprietari, anume Capitala \u0219i Cluj-Napoca. \u00centre cele dou\u0103 ora\u0219e exist\u0103, \u00eens\u0103, o diferen\u021b\u0103 semnificativ\u0103: \u00een condi\u021biile unei cre\u0219teri u\u0219oare, de 1%, se poate spune c\u0103 cererea s-a men\u021binut, practic, la un nivel constant \u00een Bucure\u0219ti; \u00een ora\u0219ul de pe Some\u0219, pe de alt\u0103 parte, poate fi observat\u0103 o diferen\u021b\u0103 important\u0103, de 13% mai exact, comparativ cu anul precedent. <\/p>\n<p><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/cresteri-reduse-la-preturile-locuintelor-in-t3-2018-cum-arata-piata-rezidentiala_db\/\">Cre\u0219teri reduse la pre\u021burile locuin\u021belor \u00een T3 2018. Astfel, la nivelul celor \u0219ase mari centre regionale analizate, interesul pentru propriet\u0103\u021bile reziden\u021biale este acum cu 29% mai ridicat (comparativ cu o diferen\u021b\u0103 de 34% \u00een cel de-al doilea p\u0103trar al anului 2018). Fa\u021b\u0103 de perioada similar\u0103 a anului 2015, cel mai mare avans, \u00een cuantum de 77%, poate fi observat \u00een Ia\u0219i, la mic\u0103 distan\u021b\u0103 afl\u00e2ndu-se Bra\u0219ovul, cu un plus de 71% la trei ani. Interesant este c\u0103 cea mai redus\u0103 cre\u0219tere a cererii (+11%) poate fi observat\u0103 \u00een Cluj-Napoca, \u00een vreme ce Bucure\u0219tiul a consemnat, \u00een perioada analizat\u0103, un plus de 22%.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Oferta_la_un_nivel_similar_cu_cel_de_anul_trecut\"><\/span>Oferta, la un nivel similar cu cel de anul trecut<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>La capitolul ofert\u0103, datele <a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a> arat\u0103 c\u0103 fa\u021b\u0103 de perioada similar\u0103 a anului 2017, num\u0103rul locuin\u021belor disponibile spre v\u00e2nzare \u00een cele \u0219ase mari ora\u0219e ale \u021b\u0103rii este, per ansamblu, cu 0,6% mai mare, \u00een condi\u021biile \u00een care trei dintre ora\u0219ele monitorizate au consemnat major\u0103ri ale ofertei, iar celelalte trei sc\u0103deri.
