Preten\u021biile v\u00e2nz\u0103torilor din aceste ora\u0219e pot diferi \u00eens\u0103 destul de mult de la un cartier la altul.<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen cel de-al treilea trimestru al anului \u00een curs, valorile de listare pentru apartamentele  disponibile spre v\u00e2nzare \u00een cele trei mari centre regionale au consemnat marje de cre\u0219tere de sub 1%, potrivit celui mai recent raport de pia\u021b\u0103 realizat de Analize Imobiliare. \u00cen Cluj-Napoca <strong>(foto)<\/strong> a avut loc, astfel, un avans de 0,9%, p\u00e2n\u0103 la o valoare de 1.520 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 1.510 euro pe metru p\u0103trat util \u00een trimestrul anterior). \u00cen Bucure\u0219ti, pe de alt\u0103 parte, a\u0219tept\u0103rile proprietarilor s-au majorat cu doar 0,4%, p\u00e2n\u0103 la 1.290 de euro pe metru p\u0103trat util (de la 1.280 de euro pe metru p\u0103trat util). \u00cen aceea\u0219i perioad\u0103, Timi\u0219oara a consemnat un avans de 0,7% al pre\u021bului mediu solicitat pentru un apartament, p\u00e2n\u0103 la 1.180 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 1.170 de euro pe metru p\u0103trat util).<\/p>\n<p>Iat\u0103 \u00eens\u0103 cum au evoluat pre\u021burilor apartamentelor pe cartiere \u00een cele trei centre regionale:<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span>Cluj-Napoca:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Trimestrul trecut, c\u00e2teva cartiere din Cluj-Napoca au consemnat, \u00een mod firesc, marje de cre\u0219tere mai mari dec\u00e2t media valabil\u0103 la nivel de ora\u0219, \u00eens\u0103 niciunul nu a reu\u0219it s\u0103 ating\u0103 pragul de 4%. Astfel, cel mai mult s-au apreciat apartamentele disponibile spre v\u00e2nzare \u00een Grigorescu (un plus de 3,6%, p\u00e2n\u0103 la o valoare de 1.510 euro pe metru p\u0103trat util); pe urm\u0103toarele locuri \u00een clasamentul scumpirilor se situeaz\u0103 Some\u0219eni (+3,3%), apoi arealul Bun\u0103 Ziua-Europa-Calea Turzii (+3,2%), Gruia-D\u00e2mbul Rotund-Gar\u0103-Bulgaria (+3%) \u0219i Gheorgheni-Andrei Mure\u0219anu (1,9%). <\/p>\n<p>Semnificativ este faptul c\u0103, \u00een ultimele trei luni, preten\u021biile v\u00e2nz\u0103torilor de apartamente s-au diminuat \u00een cinci mari zone din Cluj-Napoca (fa\u021b\u0103 de doar trei \u00een trimestrul anterior). Cel mai mare declin, de 1,6%, a avut loc \u00een Baciu (zon\u0103 care s-a dezvoltat \u00een ultimii ani ca un cartier-dormitor al ora\u0219ului de pe Some\u0219); \u00een Plopilor, pe de alt\u0103 parte, pre\u021burile au sc\u0103zut cu 1%, \u00een Iris cu 0,8%, \u00een zona central\u0103 \u0219i ultracentral\u0103 cu 0,4%, iar \u00een  M\u0103r\u0103\u0219ti-\u00centre Lacuri-Aurel Vlaicu cu 0,3%. <\/p>\n<p>\u00cen urma varia\u021biilor de pre\u021b consemnate trimestrul trecut, \u00een clasamentul zonelor cu cele mai scumpe apartamente din Cluj-Napoca au intervenit c\u00e2teva schimb\u0103ri: pe primul loc se situeaz\u0103, \u00een mod firesc, zona central\u0103 \u0219i ultracentral\u0103 (cu o medie de 1.720 de euro pe metru p\u0103trat util), \u00eens\u0103 aceasta nu se mai afl\u0103 la egalitate cu Plopilor \u2013 zon\u0103 care a trecut pe pozi\u021bia secund\u0103, unde a\u0219tept\u0103rile proprietarilor ajung acum la 1.700 de euro pe metru p\u0103trat. Pe urm\u0103toarele locuri \u00een top se afl\u0103 zonele Gheorgheni-Andrei Mure\u0219anu (cu o medie de 1.630 de euro pe metru p\u0103trat util), Zorilor (1.560 de euro pe metru p\u0103trat) \u0219i M\u0103r\u0103\u0219ti-\u00centre Lacuri-Aurel Vlaicu (1.550 de euro pe metru p\u0103trat util) \u2013 ultimele dou\u0103 zone invers\u00e2ndu-\u0219i pozi\u021biile fa\u021b\u0103 de al doilea p\u0103trar din 2018. <\/p>\n<p>Pe de alt\u0103 parte, topul zonelor cu cele mai accesibile apartamente pentru clujeni r\u0103m\u00e2ne neschimbat (cu men\u021biunea c\u0103 unele cartiere cuprinse \u00een acesta au consemnat cre\u0219teri semnificative \u00een perioada analizat\u0103); primele dou\u0103 pozi\u021bii, cu pre\u021buri de sub 1.000 de euro pe metru p\u0103trat util, sunt ocupate \u00een continuare de dou\u0103 localit\u0103\u021bi limitrofe, anume Flore\u0219ti (cu o medie de 860 de euro pe metru p\u0103trat util de apartament) \u0219i Baciu (960 de euro pe metru p\u0103trat). Clasamentul este completat de zonele Some\u0219eni (cu 1.230 de euro pe metru p\u0103trat), Iris (1.320 de euro pe metru p\u0103trat), dar \u0219i Gruia \u2013 D\u00e2mbul Rotund \u2013 Gar\u0103 \u2013 Bulgaria (1.400 de euro pe metru p\u0103trat). <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span>Bucure\u0219ti:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen al treilea trimestru din 2018, cele mai importante major\u0103ri de pre\u021b de pe pia\u021ba bucure\u0219tean\u0103 a apartamentelor au avut loc \u00een zona central\u0103 \u0219i \u00een cea semicentral\u0103 a ora\u0219ului, dar \u0219i \u00een nord. Ca pondere, varia\u021biile au fost similare cu cele consemnate \u00een cele trei luni anterioare (fiind cuprinse \u00eentre 3,5% \u0219i 6,5%). Pe primul loc \u00een topul scumpirilor se situeaz\u0103 zona Dacia-Eminescu, cu un plus de 6,3%, aceasta fiind urmat\u0103 de Pipera (+6%), Mo\u0219ilor (+5,4%), B\u0103neasa (+5%), dar \u0219i \u0218tefan cel Mare (+3,6%). Interesant de observat este c\u0103, de\u0219i Bucure\u0219tiul a consemnat, fa\u021b\u0103 de Cluj-Napoca, un avans mai redus al pre\u021bului mediu solicitat la nivel de ora\u0219 \u00een perioada analizat\u0103, aici au avut loc cre\u0219teri punctuale mai mari.<\/p>\n<p>Capitala se distinge, pe de alt\u0103 parte, \u0219i prin sc\u0103derile mai ample de pre\u021b consemnate \u00een anumite zone (de men\u021bionat fiind c\u0103 \u00een clasamentul ieftinirilor sunt cuprinse at\u00e2t unele dintre cele mai exclusiviste cartiere ale ora\u0219ului, c\u00e2t \u0219i unele a\u0219a-zis \u201emuncitore\u0219ti\u201d). Trimestrul trecut, v\u00e2nz\u0103torii de apartamente din Kiseleff-Aviatorilor \u0219i-au redus cel mai mult preten\u021biile, anume cu 5,6%; ace\u0219tia au fost urma\u021bi de cei din Cotroceni (-4,5%), Decebal-Calea C\u0103l\u0103ra\u0219ilor (-3,5%), Militari (-2,5%) \u0219i Giurgiu (-1,9%). <\/p>\n<p>\u00cen ciuda declinului notabil consemnat \u00een ultimele trei luni, zona Kiseleff-Aviatorilor se men\u021bine \u00een fruntea clasamentului c\u00e2nd vine vorba de cele mai scumpe apartamente disponibile spre v\u00e2nzare \u00een Bucure\u0219ti, cu o valoare medie de listare de 2.440 de euro pe metru p\u0103trat util. De men\u021bionat este \u00eens\u0103 c\u0103 ecartul fa\u021b\u0103 de urm\u0103toarea zon\u0103 clasat\u0103 s-a diminuat semnificativ, de la 170 la doar 60 de euro pe metru p\u0103trat util \u2013 \u00een condi\u021biile \u00een care o unitate locativ\u0103 \u00een Her\u0103str\u0103u-Nordului cost\u0103 acum 2.380 de euro pe metru p\u0103trat util. \u00cen celelalte zone exclusiviste ale Capitalei, preten\u021biile v\u00e2nz\u0103torilor continu\u0103 s\u0103 se situeze, \u00een medie, sub 2.000 de euro pe metru p\u0103trat util, ajung\u00e2nd, mai exact, la 1.960 de euro \u00een Doroban\u021bi-Floreasca, la 1.860 de euro pe metru p\u0103trat util \u00een Avia\u021biei \u0219i, respectiv, la 1.730 de euro pe metru p\u0103trat util \u00een Unirii. <\/p>\n<p>\u00cen ceea ce prive\u0219te cele mai accesibile zone pentru achizi\u021bia unui apartament, \u00een Capital\u0103 se g\u0103sesc \u00een continuare trei cartiere \u00een care preten\u021biile v\u00e2nz\u0103torilor se afl\u0103 sub pragul de 1.000 de euro pe metru p\u0103trat util. Este vorba, la fel ca trimestrul anterior, de Ghencea (cu o medie de 920 de euro pe metru p\u0103trat), Rahova (940 de euro pe metru p\u0103trat) \u0219i Giule\u0219ti (980 de euro pe metru p\u0103trat), clasamentul fiind completat de Giurgiului (1.020 de euro pe metru p\u0103trat) \u0219i Militari (1.040 de euro pe metru p\u0103trat). <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Timisoara\"><\/span>Timi\u0219oara:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Banatului, scumpirile \u00eenregistrate pe zone au fost mai temperate dec\u00e2t \u00een Bucure\u0219ti, dar \u0219i dec\u00e2t \u00een Cluj-Napoca. Cea mai mare cre\u0219tere de pre\u021b, respectiv 2,9%, a avut loc \u00een arealul Complex Studen\u021besc-Dacia-Elisabetin-Olimpia-Stadion, pe urm\u0103toarele locuri \u00een clasamentul scumpirilor situ\u00e2ndu-se Torontalului (+2,6%), apoi Bucovina-Simion B\u0103rnu\u021biu-G\u0103rii-Doroban\u021bilor-Mircea cel B\u0103tr\u00e2n (+2,2%), \u0218agului-D\u00e2mbovi\u021ba-Iosefin-Steaua (+1,1%), dar \u0219i Girocului-Soarelui-Buzia\u0219ului (+0,3%). <\/p>\n<p>La fel ca \u00een Capital\u0103, dar \u0219i \u00een Cluj-Napoca, a\u0219tept\u0103rile v\u00e2nz\u0103torilor de apartamente s-au diminuat trimestrul trecut \u00een mai multe zone din Timi\u0219oara, \u00een frunte cu Ultracentral-Medicin\u0103-Pia\u021ba Unirii (-2,1%); astfel, suma medie solicitat\u0103 de c\u0103tre proprietari a sc\u0103zut cu 1% \u00een arealul Central-B\u0103lcescu-Take Ionescu-Pia\u021ba Maria, cu 0,6% \u00een Circumvala\u021biunii \u0219i cu 0,4% \u00een Braytim.<\/p>\n<p>\u00cen compara\u021bie cu pia\u021ba bucure\u0219tean\u0103 \u0219i cu cea clujean\u0103, ora\u0219ul de pe Bega continu\u0103 s\u0103 se disting\u0103 prin diferen\u021bele relativ mici de pre\u021b dintre cartiere, ecartul dintre zonele \u00een care se g\u0103sesc cele mai scumpe \u0219i, respectiv, cele mai ieftine apartamente fiind mai mic de 350 de euro. Cea mai exclusivist\u0103 zon\u0103 a ora\u0219ului este, astfel, Ultracentral-Medicin\u0103-Pia\u021ba Unirii, unde o asemenea unitate locativ\u0103 poate fi achizi\u021bionat\u0103 cu 1.460 de euro pe metru p\u0103trat util (\u00een sc\u0103dere de la 1.490 de euro pe metru p\u0103trat \u00een cele trei luni anterioare).<\/p>\n<p>De observat este c\u0103, \u00een celelalte cartiere ale ora\u0219ului, preten\u021biile v\u00e2nz\u0103torilor de apartamente variaz\u0103 \u00eentr-o plaj\u0103 destul de restr\u00e2ns\u0103; cele mai accesibile locuin\u021be pot fi g\u0103site \u00een \u0218agului-D\u00e2mbovi\u021ba-Iosefin-Steaua (la o medie de 1.140 de euro pe metru p\u0103trat util), \u00een vreme ce arealul Complex Studen\u021besc-Dacia-Elisabetin-Olimpia-Stadion se situeaz\u0103 pe locul al doilea \u00een clasamentul zonelor cu cele mai scumpe locuin\u021be din ora\u0219 (cu o medie de pre\u021b de 1.260 de euro pe metru p\u0103trat).
